With so much to see and do in the area, Adlea Zama is the perfect base for your Tulum adventure.

PARKING:
There is free street parking available on the premises.

GATHERINGS:
We know you are coming to Tulum to have a good time, but out of respect to the other travelers, this villa has a strict “No Party” policy.

QUIET HOURS:
Quiet hours are from 10pm to 8am. Guests are responsible for the conduct of all persons in their unit.

SMOKING:
Smoking of any kind is not allowed in the unit. There will be a minimum $250 penalty fee if it is determined that there was smoking in your room during your reservation period.

MINIMUM AGE:
By booking a reservation, you represent and warrant that you are 18 or older and have the legal capacity and authority to enter into a contract. The name on the reservation must be present at check-in and throughout the duration of the stay.

CHECK-IN / CHECK-OUT:
Check-in time is at or after 4pm and check-out time is prior to or at 11am. Early check-ins and late checkouts are based on availability and can be requested one day before. Additional fees may apply.

Great neighborhood great place

The place was very big and beautiful inside. The neighborhood was fantastic. I hadn’t been to this part of Tulum before, and was very surprised at how beautiful, clean and resort like this part of the city was. I was in Tulum for a month and stayed at three different places, this was by far the best.

Living area was light and bright and looks out at the trees. Couch is comfy. WiFi worked well. No cell service. We were able to find parking every day. AC was adequate, but no dimmer for LED indicators on the units. Ceiling fans help circulate air, but chains should be longer to adjust speed. Mostly quiet at night, occasional noise from people in hallway. Nearby construction starts around 8 am, and goes on all day. Beds are firm, but comfortable. Feathers in pillows are already poking through the protectors. Provides bath and beach towels only. Plenty of hand soap and starters of shampoo and dish soap, no bath soap. Kitchen gadgets and dish towels were missing when we got there, but the manager provided the next day. We didn’t use the jacuzzi on the deck because it wasn’t clear to us how the chemicals are being maintained. Lots of ants when we arrived, manager suggested we get bug spray. We found some ant powder at market which took care of the problem, but why did we have to take care of this? The couch only provides seating for 3, another comfortable chair should be provided. Dining seats are hard. Closets have a push to open device that doesn’t work well. Floors in showers are slippery. Our biggest problem was that the elevator was out of order when we arrived. We were told it would be fixed “tomorrow”, as a result we couldn’t use the rooftop pool, which was four floors up. This was a deal breaker for us, after waiting 10 days we booked another place.
