Welcome to Brown's Lake House, your comfortable home away from home near beautiful Lake Wappapello. Our cozy retreat is the perfect place to relax and enjoy all that the area has to offer, with easy access to the lake, local attractions, and outdoor recreation.

Conveniently located near Lake Wappapello, Possum Creek Boat Ramp, local marinas, restaurants, and outdoor recreation areas, you'll be just a short drive from some of southeast Missouri's best fishing, boating, hiking, and family-friendly attractions.

Inside, you'll find a thoughtfully furnished 2-bedroom, 1-bath home designed with comfort and convenience in mind. The main bedroom features a queen bed, the second bedroom includes two twin beds, and the living room offers a queen pull-out sofa bed for additional sleeping space. The fully equipped kitchen is stocked with cookware, dishes, and utensils, making it easy to prepare meals during your stay.

When you're ready to unwind, enjoy a movie on the Smart TV, challenge friends and family to a game of washers or ladder golf, revisit classic favorites on the Nintendo 64, or simply relax in the comfort of a space designed to feel like home.

For transparency, the property has one exterior surveillance camera located on the front porch. It is used for property and guest safety and does not monitor any indoor or private living spaces.

Please note that there is a small above-ground pond on the property that houses our family pet fish. The pond is for viewing only, and feeding, touching, adding anything to, removing anything from, or otherwise tampering with the pond or fish is not allowed.

HOUSE RULE VIOLATION CHARGES:
**Additional Fees for Rule Violations or Damage**

To help keep Brown’s Lake House clean, safe, and enjoyable for all guests, the following fees may apply if house rules are violated or if additional cleaning, repair, replacement, or restoration is required:

Unauthorized pets brought onto the property: $150 additional cleaning fee, plus any pet-related damage.

Pet waste left on the property: $50–$100 cleanup fee.

Pet-related damage: Actual repair or replacement cost.

Unauthorized extra overnight guests: $25–$50 per person, per night.

Exceeding maximum occupancy: $150 minimum violation fee, possible cancellation of the reservation, plus any damages or extra cleaning.

Unauthorized party, event, or large gathering: $250–$500 depending on the situation, possible cancellation of the reservation, plus any damages or extra cleaning.

Smoking or vaping inside the home: $250 odor/remediation fee, or actual professional cleaning cost if higher.

Pond tampering, feeding fish, adding or removing anything from the pond: $150 minimum pond restoration/maintenance fee, plus actual cost of any damage or loss.

Using the pond as a bait tank or placing bait/fish in the pond: $150–$250 cleaning/treatment fee, plus actual cost of any damage or loss.

Removing, harming, or killing family pet fish: Actual replacement/restoration cost, with a minimum charge of $150.

Tampering with locks, keypad, Wi-Fi, security devices, cameras, or property equipment: $100–$250, plus actual repair or replacement cost if needed.

Lost or damaged remote, key, lock, keypad, or access device: Actual replacement cost, with a minimum charge of $50.

Late checkout without approval: $50 for the first hour, then $25–$50 per additional hour.

Excessive mess beyond normal use: $75–$200 extra cleaning fee.

Trash left improperly, trash left outside, or trash causing pests/animals: $50–$150 cleanup fee.

Fireworks debris or outdoor mess not cleaned up: $75–$150 cleanup fee.

Furniture moved and not returned to its original place: $50–$150 reset fee, plus any repair cost if damage occurs.

Missing or damaged linens, towels, blankets, or pillows: Actual replacement cost.

Broken household items, décor, appliances, furniture, or fixtures: Actual repair or replacement cost.

Parking in the yard or unauthorized areas causing damage: $100 minimum charge, plus actual lawn, driveway, or property repair cost.

These charges are not meant to be penalties. They are to cover extra cleaning, repair, replacement, restoration, or costs caused by violations of the house rules.
