Refurbished Duplex flat in Central Reykjavik in a Quiet Residential Area

Luxury character townhouse in a quiet residential area just 5 minutes walk to Reykjavik center with a garden and off street parking. Walking distance to all the best restaurants and bars in Reykjavik, local grocery shop and an indoor swimming pool.

Space
Wireless Internet - works in all rooms. The router is located in the living room - network and access code are listed on the side of the router. From the entrance hall there is a door leading to a space for hanging outdoor clothing and shoes. The kitchen is fully fitted and well equipped including a mixer, microwave and toaster. Bedroom 1 has has a queen sized double bed and a good wardrobe. Space to store luggage. Small balcony facing the garden. Bedroom 2 has a king sized double bed, a small desk to and space to store luggage. Bedroom 3 has a bunk-bed (90cm x 200cm). The Bathroom is fully tiled, it has a double sink with a large mirror and shaver power-point. The bathroom has a large comfy shower unit. There is a hairdrier stored in the large under-sink storage unit. John Lewis towels, Molton Brown handwash and lotion. The living-room is open plan with a Chesterfield sofa and two comfy chairs. From the living-room there is a double door leading to the garden. The dining area is open plan with the lounge and kitchen the dining table can easily seat 8 people. Downstairs there is a washroom equipped with a washingmachine / tuble-dryer unit. There is space for hanging washing and an extra storage space for luggage. There is off-street parking for one car (in front of the garage) and plenty of free parking on the street next to the house. We would like to welcome you to our holiday home in Iceland. We can arrange for our local caretaker can meet you and assist further should you need something specific.
Guest access
Access to the house is through the main front door. The house main floor has a well equipped kitchen, dining area for about 8 people and lounge with a double door access to the garden. The main floor is all in an open plan space. A winding staircase lit by a large stain glass window takes you to the upper floor which has three bedrooms and a bathroom. There is access through the hallway on the main floor leading down stairs to the wash room in case you have some washing to do (this is shared with our ground floor flat).
Guest interaction
Depending on your arrival time, our caretaker will meet you at the property, hand over keys and show you around. For arrivals later in the evening, during night time or early morning, keys will be accessed through a security box with an access code at the property. I will be in touch with you at all times to make arrangements for arrival and departure. Should you need any advise on you stay in Iceland you are of course welcome to get in touch and I'll do my best to help.
Neighbourhood overview
A newly, totally refurbished townhouse (Funkis architecture) with off street parking houses in Reykjavik, located in a quiet residential area, yet less than 5 minutes walk from the main shopping street in Reykjavik with numerous restaurants, bars and shops. Reykavik's main museums, galleries and harbour (in case you want to go whale watching) are all within 10-15 minutes walk. Our favourite seafood restaurant, Lækjabrekka is only about 15 minutes strole down the main shopping street. There is 10 minutes walk down to the seafront, 15-20 min walk to Öskjuhlíð where you can see all over Reykjavik and further. The flat is less than 5 minutes walk from the local grocery shop (open 24 hours), pharmacy and the central city-bus station. The house is about 3 minutes walk to an indoor swimming pool (Sundhöllin). There is 3 minutes walk to one of Reykjavik´s central parks with play areas for children and the park houses, a great café and one of Reykjavik´s main art museums (Kjarvalstaðir). The landmark Church (shown on many posters for Reykjavik), Hallgrímskirkja, the tallest building in Reykjavik is less than 5 minutes walk from the house and can be easily seen from the house.
Getting around
The Central Bus station (BSI) in Reykjavik serving transport to Keflavik Airport is a 10 minutes walk from the house. Taking the Flybus+option at Keflavik Airport you can ask for a drop off at Reykjavik Hostel Village which is less than a 1 minute walk to our house. The main feature of the location is that you can walk to majority of Reykjavik´s sights, cafés , restaurants, museums and shopping within 5 to 10 minutes. The Central Reykjavik City-Bus Station at "Hlemmur" is less than 5 minutes walk. The City-Buses take you out and about Reykjavik City and Greater Reykjavik.
Other things to note
Please be respectful of our neighbors in the next door house and avoid making noise or playing loud music, especially after 11pm and before 9am.

Great location, relatively busy street, hot water smelled a bit but that is to be expected. Internet connection was a bit slow to watch tv or a movie. Close enough to walk to the church and shopping area. Ice can only be found at the grocery store, Kronan. State run liquor store Vinbudin is the best place to buy beer besides the airport. Don’t trust the gps in the car, it brought us down many dead ends

Property requires some minor maintenance. Some electrical outlets were not secure in wall which is a concern for small children. Living room light bulb was burned out. Back yard was not really useable. Kitchen and bath were nice and bedrooms more than adequate. Beds were comfortable. Location was very good, within walking distance to most areas and amenities.

This is a great location, within walking distance to many restaurants and shops. We were able to save some money by picking up breakfast items and eating in a couple of times. Most of Reykjavik is much quieter than just about any American city but this neighborhood was quieter than most. It was nice to have a parking space off the street (in front of the garage). The property was clean and comfortable and a great value for a family or group of friends (5-6 people). Ulli communicated with us in a timely manner.

We stayed here for a girls' getaway to celebrate our 50th birthdays, and it was absolutely perfect! The home was clean, spacious, and beautifully decorated—exactly like the photos. This is a comfortable duplex located in a quiet Reykjavik neighborhood. It is an easy walk to the various amenities of the city center and provides extremely easy access to the main arteries for traveling outside the city. The owner was responsive and helpful. We had a great stay.

We enjoyed our stay at this cute townhouse just a short walk from the Flybus stop. Kitchen was well stocked, beds were comfortable and whole place was very clean. It was a perfect place to rest between activities.

Girls Trip

The property is in a great location and parking is excellent! Inside the house we were pleased with accommodations. Few updates such as the floor and shower leaked but was fine. The outside is definitely not as pictured and there was overflowing garbage outside. The backyard definitely needs work and sitting on deck definitely not something you can do.

We had a lovely time at Ulli’s house. Laundry and a kitchen were a huge plus to us. Sündholle was a 7 minute walk away. Would recommend to friends.

Great home in the capital

This was a large, roomy home with everything you could need. I really liked the comfy blankets and my kids liked the bunk bed room. The bath towels were nice and cozy too. The decor made a difference too. It felt like we were staying in a storybook home. I loved the long wooden dining table and accompanying bench. It was the perfect spot for skyr breakfasts and oven baked fish dinners. It was a 10 minute walk to town or an easy drive. We highly recommend checking out the wave pool and Perlan museum while you stay here.

Some Issues Here

Would not stay here again. The problems are related mostly to the upstairs bedrooms and the linens. First, some positives: As the pictures show, the downstairs living area is nice looking. We did not cook other than to make coffee, so I can’t comment on ease of using the kitchen. There was a bag of ground coffee available. I appreciated that the owner agreed to a late checkout as our flight wasn’t departing until 17:00. The bedrooms are located upstairs. There are no bedside table lamps in the larger bedroom, but there are 2 metal bedside tables that are rusty. There is no closet in that bedroom or anyplace to stow your luggage. Bedding problems: king size bed in bedroom 1 had one twin size duvet with just one pillow. the duvet was covered in a scratchy seersucker fabric. The queen bed in the adjoining bedroom also had one narrow duvet and it had NO pillow. All of the pillows are thin and have seen better days. There were some extra linens thrown haphazardly on top of the 3rd bedroom bunk bed but no pillowcase on the extra pillow, and no duvet covers for the extra comforters (no top sheets as is common in Europe). The shower leaks so you’ll need to use the thin bath towels to mop up the lake when you get out. No body wash or soap (there is liquid hand soap for the sink, and there were a variety of shampoos that may have been left by previous guests. The upstairs smells strongly of mildew. The shower has mildew in the grout. The bathroom fan seems to

Cozy house near downtown

My 4 friends and I stayed here for 2 nights and had a great time. There were 3 large bedrooms and a very large bathroom, so we never felt like we were on top of each other. The house is walking distance to a small grocery store, and we were able to walk downtown each day (~15 min walk). The instructions from the host were clear - we had no issues during our stay. I would absolutely stay here again.
