CLEANING AND BEDDING Our properties are thoroughly cleaned and sanitized by professional staff before each check-in. Our team of experts prepares all the details before your arrival so you do not have to worry about cleaning or organizing during your stay. In addition to this, all linens are laundered by a specialist professional laundry after each check-out, providing our guests with clean and sanitized linens, bed sheets, and comforters for the day of their arrival.
PROPERTY OVERVIEW This cozy 3-bedroom townhouse, fully equipped kitchen, and private pool with barbecue is located in the fantastic Bella Vida Resort, a quiet and closed condominium with a privileged location. The house also has Disney-themed decor so that you and your family can enter the magical atmosphere of the parks that are just minutes from the house. Also, on our property, you can enjoy your favorite channel or TV show. We do have Roku. Everything you need for your entertainment and comfort is close to you.
GUEST ACCESS Your stay will be even more fun, as you also gain access to the entire Bella Vida Resort, which has the following amenities:

NEIGHBORHOOD DESCRIPTION The property is located in the Bella Vida Resort, a fantastic community in a privileged location. Choose convenience, budget-friendly, and luxury all in one location. The property is at an exclusive gated resort community in Kissimmee and is ideally placed for all of Orlando’s other attractions.

GETTING AROUND • There is a rotating parking spot next to the property. If there are more cars, it's possible to parking at the clubhouse. • There is a gate guard at the entrance of the community to increase local safety. Guests need to provide the full names of the drivers upon the reservation confirmed to be registered at the gate guard • No boat, camper, trailer, RV, motor home, recreational vehicle, commercial vehicle or equipment, or construction vehicle of any type is allowed in the gate guard
CHECK-IN TIME Check-in starts at 04:00 pm and ends at 11:00 pm
PARTY Parties and events are not allowed. “Quiet hours 10:00 PM - 07:00 AM”. We hope to have your cooperation, otherwise, if party evidence is found a $250 fine will be applied.
POOL HEATING EQUIPMENT For those interested in the heated pool service, we would like to inform you that the equipment used can take between 8 to 10 hours to reach the desired temperature, this is an additional service that must be requested in advance. Only authorized staff can touch the equipment to configure the heating correctly, if guests turn on the heater without permission, will be charged the pool heating price plus taxes multiplied by their accommodation days.
AC EQUIPMENT / THERMOSTAT The air conditioner should not be set below 72 degrees Fahrenheit. Failure to comply with these terms may cause the system to freeze and become inoperable. In addition, all windows and doors must be kept closed during the rental period. Not following these instructions the AC system can be damaged and it may result in a $250 fine.
GARBAGE COLLECTION The doorstep trash service is provided throughout the community, the trash bags should be bagged and placed in the correct bin before 10 am. Any loose garbage that is out of the bag will not be collected. The external can be a bin that is in a bench shape and is located right in front of the house or a regular bin in front or next to the property. Please let me know if you have difficulties finding the bin. We hope you understand and cooperate with that. Garbage found out of bags will result in a $100 fine and excess garbage will result in a $150 fine.
• Per the Osceola County Code of Ordinance, please place your carts at the curb no earlier than 6:00 p.m. on the night before your scheduled collection and no later than 6:00 a.m. on collection day. (TRASH COLLECTION IS MONDAY AND RECYCLING IS THURSDAY). • Remove carts promptly from the curb after collection. • All trash or recycling must be inside the cart (none on top of or beside the cart) • There should be about 4 feet of clearance around each cart placed curbside for the trucks to use the mechanical arm. • The carts should be placed away from your mailbox, parked cars, and low-hanging tree limbs. • The handles should be facing the property, and the arrows on the lid should be pointed toward the street.
PET-FRIENDLY Your pet is more than welcome on our property. We are a pet-friendly property and there is a pet fee per booking. The guest is required to take responsibility for the containment and proper disposal of the animal's urine and excrement. The non-compliance of this rule will result in a $100 fine in case it is found on the floor. If an animal's urine and excrement are found in the carpet it will result in a $250 fine for cleaning purposes.
POOL The guests agree not to tamper with pool heating controls or manipulate the heater. In addition, do not throw food, drinks, soaps, balloons with LEDs, or any elements that could damage the pool into the pool. If you break this rule, we will investigate the situation with the pool technician and you will be subject to a $150 fine.
SMOKING No smoking inside the property. Smoking is allowed outside the property, however, it is important to keep the place clean afterward. The non-compliance of this rule will result in a $250 fine.
CHECK-OUT Check-out time is 10:00 AM. An additional 15 minutes may be granted as a grace period upon prior request. The cut-off time is 10:15 AM, The noncompliance of this rule may result in a $200 fine.
CLEANING Please rest assured, you do not need to be concerned about the cleaning, we just kindly ask you to please put the dishes in the dishwasher, and take the bagged trash before your departure. Please note that stains or dirt found on the carpet will result in a $250 fine for cleaning purposes. Items or furniture damaged will result in a charge to replace it at its estimated value or repair the item, this value is calculated by a third party.
DELIVERY We are not responsible for any lost items on the property or lost packages.
PARKING • The community's parking policy states that each property has the right to exclusive use of the parking spaces within their property lines. • No vehicles may be parked on any grassed area of the Lot, and vehicles that extend beyond the length of the property's parking spaces may not be parked in such spaces. • It is not allowed to park commercial or recreational vehicles, trailers, boats, trucks, boat trailers, campers, or any other similar vehicles on any Lot or in any driveway. • Parking in the Common Areas or common parking spaces, if any, shall be regulated by the rules of the Association. • There shall be no parking on the streets or the street right-of-way area, if any, overnight or for a continuous period over ten (10) consecutive hours as it may result in towing. No boat, camper, trailer, RV, motor home, recreational vehicle, commercial vehicle or equipment, or construction vehicle of any type is allowed in the gate guard. No street parking is allowed at any time. Tour buses may enter only to drop off or pick up guests/residents but may not park anywhere in the community. No vehicles longer than twenty-one feet (21') or taller than eight feet (8') shall be permitted entry at any time.

Beautiful resort
We loved the resort pool and amenities. Jean was very prompt with responding to anything we needed. Pool at house was very tiny and the house was very cute with themed bedrooms! Definitely could have used to be a little cleaner in the main level but overall we loved our stay!

Great Location, house was fantastic and host was very attentive.
Overall we really enjoyed our stay and would definitely stay again. The condo was the perfect size for what we needed, the heated pool was amazing and the host was incredibly attentive throughout our entire stay. Some of the appliances/fixtures could be updated to make it a 5/5 all around but we would definitely stay here again! Parking was not an issue, there was plenty at our building and the main pool was also really enjoyable. Also very conveniently located close to a Walmart for groceries and just off the strip for all other activities. Front gate was secure and monitored 100% of the time which made us feel safe and secure.

Disappointing A-Z
Start to finish we weren’t happy with this VRBO property. Within an hour of check-in on Tuesday we reported wifi was not working and it took 4 days of gaslighting and no response to get it fixed. The property overall was not great. Uncomfortable furniture, leaky bathrooms and tattered wallpaper.At checkout we forgot a health card and the host offered to mail it… then tried charging us 200.This just felt like a corporate experience with no accountability, they need to be better.

Disappointing
Nice property, we enjoyed the heated pool. Property is badly in need of maintenance. Toilets didn't work well and clogged, washer had hot and cold reversed (ruined tops washed on cold cycle that was really hot), a number of lights and fan did not work. Had to stand on wet deck to plug in pool lights. Two outlets with exposed wiring. Wallpaper in children's rooms was badly peeling. Roaches in kitchen!
