BEACHBALL PROPERTIES VACATION RENTAL POLICIES:

RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

NO SMOKING: All properties are non-smoking.

AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

CHECK-IN: Check-in is at 4PM.

CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

PARKING PASSES: 2 - The cost of parking passes is set by each Homeowner s Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

WHAT YOU SHOULD BRING: Guests receive a starter pack of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

Stayed for Thanksgiving getaway. 4 bedrooms and 4 baths were great. Construction was a pain. Told outdoor pool was only area of construction. They were working on balconies too. When the construction is finished by spring 2025, this place will be nice. Chairs in den were very comfortable. Owner or property manager needs to pay attention to details. Such as, sprayer is removed from kitchen sink but empty hole left in sink so water splashed around sink drains into cabinet, rollers are missing from dishwasher drawers so loading and unloading not easy, dryer is old, rusted and doesn’t dry clothes well. Other guests have been complaining about dryer for months. You would think it would be replaced by now. Balcony furniture was nice but metal parts are table have rusted through so legs fall off. Like I said, someone needs to pay attention to the little things. .

We were very pleased with this property! It was very clean and the unit more than suited our needs. I really enjoyed the large corner balcony and the extra balcony off the very spacious back bedroom. It's a great unit at a very nice property! The only negative for us was that you are only allowed two parking spaces with no option to purchase a third, and we had three cars. We were told by the security guard that there were no extra spaces available to pay extra for a third, but there were several vacant spaces during our entire 10-day stay. The property directs you to a company with a space for rent, which is a 15-minute drive away. So if you have a third vehicle to park, you have to drive someone 15 minutes away to get their car. Recommend for families with one or two cars, but don't recommend Admirals Quarters for friends who may have three or four cars.

This large unit was perfect for 4 adults and 3 kids. We enjoyed the views and the beautifully appointed condo. The dryer needs to be replaced. This condo isn’t inexpensive and it is expected that appliances should be in good working order.

We enjoyed coming here and staying. It was a nice place. Only bad thing i could say about it is the dryer needs replaced cause it did not dry clothes good at all. I would definitely use again and hope to rent again!

I initially asked if the drier was in good working order since some comments mentioned it was very slow to dry loads. Was assured by owner that the drier in unit was in good working shape. IT WAS NOT! It would take 1.5 hour to dry three pairs of jeans. We were there during some very high winds. Other than being asked to move balcony furniture to the corner of balcony via text we Did not receive any info regarding a safe place to go should a tornado materialize.

The layout of this condo is outstanding, very roomy and everyone had privacy. The floors were very dirty, we had to go get a swiffer mop before we could walk in our barefeet or let the baby down on the floor. The beds could be made more comfortable by adding mattress toppers. The master bathroom tub had black dirt or mold coming out of the jets that made it unusable. There is only one working elevator in this complex and notices posted say it will be February 2024 before the other one is fixed, and per an owner then the one that is working will be taken out of commission and replaced. So it could be next summer before there are 2 working elevators. This made it terribly inconvenient during check in times and other peak times. People waited up to 45-60 minutes to get to their condo when checking in. There were plenty of carts available to load in and out. I wish I could say we would stay here again, but I'm not sure we will.

To our delight, the condo interior furnishings were just like the pictures on line. We were very happy with our rental with four bedrooms and four bathrooms. The view of the ocean from our balcony was fabulous. As a bonus, the 4th of July fireworks were right next door and a perfect view. We loved our stay.

Although the on line photos make this 4 bedroom unit look beautiful, it was actually very unclean to the point we were wiping down everything before we used it. There were dirty dishes put away in drawers & cabinets…glasses, mugs, plates, pots, pans, utensils, etc. The dishwasher DOES NOT WORK so it doesn’t clean dishes. Note: CLEAN the dishes before you use them! Also, the DW is not screwed into the granite countertop so when you pull out the full bottom tray of dishes, it will tilt forward causing the heavy tray of dishes to slide out to the floor. Very unsafe! Bathrooms are nice, but with very cheap toilets that don’t flush well. All drains were clogged and drain slowly. The sliding glass door is so heavy & very hard to slide open by even a strong man. The deck furniture, however was very durable & comfortable! We sent photos & reported damaged items during our stay but didn’t report the dishwasher & dirty dishes issue until we were leaving. Their response was they would have sent a maintenance person to fix it. So if anyone else has that same complaint, know they will do that. Our family drove 12 hours & had a wonderful time. But we all feel for the expensive weekly rate, we should have had a cleaner unit with clean dishes, working appliances, unclogged drains/toilets, etc. We started visiting other condos within the same area and found similar 4 bedroom units with very similar amenities and weekly rates. We will be looking into these on our next visit.

Nice condo. Good beach. Had a problem with water first morning there. Woke up to water on floor of bathroom due to a broken water line 3 units above us. Had blowers and dehumidifiers running in our unit the rest of the week. Ugh

Overall, this is a great place. Furniture was comfortable and clean and the balcony furniture was great. The unit was pretty clean, the only thing I noticed was dusty ceiling fans and the floor could have been a little cleaner. Some updates are needed to the unit but nothing serious. The dishwasher wasn't set right and the cabinet around it needs some work. New shower curtains are needed throughout.

The layout of the condo was perfect for our family allowing privacy in spacious rooms with comfy beds and private baths. The common areas are also spacious and comfortable and the kitchen is well stocked. Sunrise views from the balconies are absolutely gorgeous! Our family thoroughly enjoyed this beach and this unit and would definitely recommend staying here. I know we will if available.

Great place! The kitchen was well stocked with all you could need. Condo was beautifully decorated . The back bedroom was a little warmer than the other rooms but overall we had a great week.
