South Bay Beach Cities (Manhattan, Hermosa, Redondo, El Segundo, Playa Del Rey) are definitely a "bubble", separated enough from the bustle of LA that they do feel like a true escape. Staying in the bubble and hanging at the beach is highly acceptable and great get away to escape the bustle of LA.

If you don't have a private car, we recommend renting a car or using Uber or Lyft.

Home Truths:
*The house is not suitable for kids due to the balconies, jacuzzi and many levels.
*Hot Tub is only accessible from the dining area or master bedroom. We have a reputable pool/spa company coming weekly to service the spa and they will have to enter the house as there is no access from the outside.
*Master Bathroom shower steam system does not work.
*PET POLICY: Only 1 adult dog up to 30lbs allowed. Cats or any other animals are not allowed anytime. (see full policy in the house rules)

*All rentals with 28+ nights require a rental agreement signed naming and identifying all adult occupants (must present valid ID).

RENTAL TERMS AND CONDITIONS 

Definitions: 

"My People". Shall include myself, my spouse, legal partner, guests, invitees, licensees, children, wards, heirs, assigns, personal representatives and estate, if any. 

NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.

- All rentals with 28+ nights require a rental agreement signed naming and identifying all adult occupants (must present valid ID).


No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible.
-Please respect check-in and checkout times: Check-in is 4pm and Checkout is 11am.
-Primary renter must be over the age of 25, have a fully verified profile and previous positive reviews inside Airbnb.
-Host may request a photocopy of renter's ID for verification before check-in.
-This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter.
-Spa Maintenance: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay. We also request that our maintenance teams are not turned away if they should overlap your stay. Such instances can result in a $100 penalty as we will still incur a 'show up' charge, even if no work is performed.
-Absolutely no parties or loud music.
-Absolutely NO SMOKING inside the property.

This is a dog-friendly spot. If you are allergic or don't like pets, this might not be a good fit!

PET POLICY:
-Only 1 adult dog up to 30lbs allowed. Cats or any other animals are not allowed anytime.
-Dog must be house and potty trained and cannot be left alone or on furniture
-Pet fee: $500 non refundable
-Pet deposit: $500 refundable
-Guests assumes full responsibility for all and any damage caused by the pet during the stay. Pet fee is not meant to cover accidents to carpets and/or furniture, nor picking up after your dog or excessive fur cleaning; pet owner will be held responsible for all and any damages.

Those fees are not included in the price shown by Airbnb and should be paid via www.airbnb.com/resolutions before check-in.

If pets were to be brought without our consent and knowledge, guests will have to pay twice the pet fee or will have their reservation cancelled immediately.

PET ETIQUETTE:
- Control their barking - if you have a loud dog, please never leave it in the home alone.
- Don’t let them treat everything like a fire hydrant (inside and outside the home).
- Play is fun, but silence is golden - be respectful of the neighbors.
- Keep them on leash while outside the home.
- Always pick up after your dog.
- Wash those paws and minimize bringing messes inside the home.

The guest(s) will ride the bicycles at the guest’s own risk. The host will not be held responsible for the injuries sustained by the guest and/or the guest’s occupants when using bicycles, and the guest will indemnify the host for any actions resulting from injuries to guest and/or guest’s occupants.

This Short Term Rental Agreement is between AIR CONCIERGE INC. (herein referred to as “Manager” or “Property Manager”) on behalf of and in accord with the Property Owner ("Owner") and you as Guest (or “Occupant” or “Renter”) of the date set forth on the reservation details confirmation noted on the confirmation which shall be received by the Parties via email as well as provided in the Airbnb.com software.  For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

SMOKING: A $1000 fine will be charged to Occupant if there is any evidence of smoking inside or outside of the property within a 20’ radius of the property.

Fire and Fire Safety. Occupant is notified that the Property may be located in an area susceptible to fire, and as such Occupant agrees all conform with all applicable fire codes of any governmental authority, and ensure safe and reasonable use, management, and extinguishment of any fire places, bbq's, smoking (if permitted), fire pits and any other device or act involving the risk of fire. In the event Occupant discovers any fire related safety issues, Occupant shall immediately inform Manager and cease and desist immediately from undertaking, or continuing usage until inspection, remediation (if necessary) and written approval by Manager that use is permitted. Flammable substances and solids, such as gasoline, benzene, naphtha, cleaning fluids, explosives, and fireworks may not be used or stored on the Property. Lighted candles, incense, kerosene lamps, halogen lamps and tenant installed electric heaters may not be used in the Property. ALL COOKING MUST BE CONFINED TO DESIGNATED COOKING AREAS. Use of electrical appliances not provided with the Property, such as hot plates, heating coils, coffeepots, popcorn poppers, electric frying pans, toaster ovens, irons, and electric heaters are prohibited. Storage or placement of any items (including trash, bicycles, boxes, furniture, etc.) in public areas such as corridors, stairwells, or balconies is prohibited. Any and All decorations used in the Property shall be flameproof or fire resistant materials. Any additional lighting (i.e. Christmas lights) must be Management approved with proper installation and approved. No lights may be strung from any pipes or fire/safety equipment. Any violation of the above fire prevention regulations may be subject to fine and/or termination and removal of the Occupant from the Property.

Great house with beautiful view
We loved our stay at this lovely beach house. The house was easy to find, easy to check into, and very clean upon arrival. The location is awesome, being close to Bruce's Beach, and the view is phenomenal! The beds were very comfortable. The main bathroom and closet are super large and give one plenty of room to store everything out of the way. There is a guest bath near the main living/dining/kitchen space, which is very helpful. The garage holds three cars and there is an additional outside space for you to use. The kitchen was well stocked with all kinds of cooking pans and utensils. The appliances are high-quality. When we did have a problem with something, the management group, Air Concierge, was excellent about getting the problem fixed. They were available and answered questions into the evening. They were very polite and helpful. We would love to return.
