Welcome to the 30/40 Southern Dream House located on the North End of the island!! This house accommodates up to 19 people! The house has a total of 8 bedrooms and 6 bathrooms. Upon arrival, you'll have a view of the Gulf that is breathtaking to anyone who walks in! As you arrive, you will be pulling up to the outdoor patio area with seating and an outside bar area to relax while having your toes in the sand! This house is also ocean front!

All bedrooms* have their TV, either closet storage or dresser, and amazing beds ranging in sizes! *Note: the bunkbed room does not have a TV*
*****Please be aware that this property is two separate units that are connected. You must go outside to access each unit

On the Island Girl side - The master bedroom has a king-sized bed and even an office area to work from! The master also has an attached bathroom that has a beautiful walk-in shower, a makeup vanity, and a spacious countertop at the sink. The first guest bedroom has a Twin Size bunk bed and a closet. The second, third, and fourth guest bedrooms all have King beds with a TV to enjoy while resting up! All guest bedrooms are right next to the guest bathrooms that have beautiful countertops and walk-in showers. The two guest bedrooms at the end of the hallway do share a jack-and-jill bathroom.

Both kitchens all come fully equipped with everything you'll need from silverware to dining sets and yes - even laundry rooms with a full-sized washer and dryer! This beautiful house has plenty of space to relax, watch TV, and even enjoy the beautiful sunsets.

On the Warm Sands side, the first guest bedroom has a queen mattress, closet space, and a flat-screen television. The second guest bedroom has a queen bed, a chest of drawers for storage, and a mounted flat screen as well! The shared bathroom has a spacious walk-in shower and standard sink. Off the main living area is another common space with a smaller-scale couch, additional chairs, and a mounted flatscreen for a talking space or even another hangout area! On the far end of the house is where the Master is located. The master has a big dresser for storage, a queen mattress, a TV, and a walk-in closet!

house was very nice, pool extremely small

We were unaware of the construction that started every day at 6:30 until 5:00- Very loud and filthy dust in the air and into the pool that you couldn't use because of the chalk dust from the work being done next door. Trying to be understanding of the situation in ft. Meyers with re-build but it was pretty awful considering we just spend close to $19,000.00 for the week. Not great! very expensive trip for alot we couldn't use or do in the immediate area. I should have done my homework and I think you should have been more transparent but you weren't

Beautiful spot for all of us!

Location to the beach, restaurants and shops was perfect. The pool was clean and cool. The house was amazing with everything we needed. Our grandkids did not want to leave😊. Kudos to our connections to Nadia and Heather with coastal vacations. They couldn’t have been more accommodating and nice with every question we had. Only one issue…. Neighbors to the left….👎

Beach Week at Ft. Myers Beach

Our family had a wonderful experience renting the beautiful house at 30/40 Gulf Beach Drive. Views of the beach were excellent from the 2nd and 3rd story balconies. House was very clean and comfortable, kitchens well equipped, and we encountered no major problems during our stay. Only suggestions for future improvements would be to add a refrigerator in the garage to produce ice and provide storage for guests’ beverages. Also, we wished FMB had a way to dispose of unwanted, foul-smelling summer seaweed ! Overall, however, our family of 12 had a blast at this property.

80th Birthday Celebration 🎉

The location on the long part of the beach was wonderful! The house was wonderful with challenges. We could not have stayed at this property if the elevator was out of order. My Mom and her friends needed some assistance and the large amount of stairs did not work for them. The second unit is a bit cut off from the main house and you had to go threw the master or take the elevator to get to the main house. The huge dinning room table was perfect for our family and the pool was a nice added bonus:) we would definitely stay again provided the elevator is operational:)

Great property for multi-generation

Nice to have 2 units, for separation of families. The beach is fabulous, with the sandbar. Pool was perfect for the kiddos. Property was clean, and well appointed.

Spring Break 2022

Property was great with the exception of two things... 1. The house is actually two separate units. One in the front and one in the back. They are attached by a garage and elevator. This was not clear when we originally reserved the property. Everything worked out great but just use this comment as an FYI. 2. The neighboring condo association to the south has a hand full of loud, rude, out spoken residents. The pathway to the beach is in between the two properties. More than one resident yelled at our children (7 & 8 years old) about not stepping on their property. Mind you, said property is several hundred yards of empty vacant beach sand. We were 30 yards from the edge of their pool fence. They were rude and obnoxious. Right after the residents made their scene, a few other residents came over and apologized.

Pre Christmas Beach Vacation

This property is just as amazing as it looks in the listing! Beachfront location was fabulous and it was nice and quiet at night. The property managers were awesome to work with and helped us with a difficult situation regarding our trip, I cant say enough about their service! Our trip was great!

Was suppose to be one big house for my family. Two properties didn’t work. TOO MANY STEPS— dishwasher needs help one bathroom no hot water elevator needs help turns on every couple hours!! Surly does not meet code only one exit through master bedroom. Beach was beautiful. Great views TOTALLY MISREPRESENTED. —really expensive !!
