Payment/Refund Policy: Unless otherwise stated on the property listing, all payments are non-refundable, however, should the guest elect to cancel its reservation, Marquis will use best efforts to work with the owner of the property to reopen the dates of the reservation in attempt to re-book the property (please note the decision to reopen dates is the owners'). Should Marquis be successful in re-booking the property for the original dates at the same or higher price than the original reservation, a refund less a 20% penalty, calculated as 20% on the total reservation amount, will be issued to the guest once payment is collected in full for the new reservation. If a new reservation is not made, the guest may use the property for the dates of its original reservation so long as payments have been made in accordance with the payment schedule established at the time of booking and Marquis is notified in writing 72 hours or more prior to the start of the reservation.

Security Deposit Disclaimer: Although rare, accidental damage does happen during a stay. In lieu of a security deposit, guests can rest easy knowing that this property is covered with up to $20,000 of "all risk" damage protection provided by Waivo. Hamptons Perfction
The Hamptons has always been a special place for me and I really hoped this stay would allow me to add more wonderful memories. I'm always concerned about how misleading photos can be. But in this case, the house is truly as beautiful as the pictures, if not more. The only thing better is the view and access to the beach. I don't think I've ever spent so much time on the beach in my life. Between morning walks, swimming or reading, it was a true delight. The house itself is laid out well. Very spacious kitchen with everything you could possibly need. However the only challenge was as it pertained to August heat. We were a large party and needed to use all of the sleeping areas. So those in the two rooms with AC were much more comfortable than those in the room and additional sleeping area without. Aside from that, having a large functioning grill allowed us the opportunity to enjoy many meals on the beautiful deck overlooking the water and enjoy time together. This property is definitely the place to visit for a peaceful and relaxing vacation. I would return happily.

Beautiful view, but needs some work
The deck is fantastic, and the view is stunning. And the neighborhood is set *way* back, so it's really quiet. And the house has personality, for sure. However,... The furnishings show up great on photos, and they do a great job of hiding the real condition of the house. Aside from the 'fit and finish' quirks, there are loads of maintenance, repair, and upkeep issues that need tending. These stood out for us during our 8 day stay: 1. Although there was no supporting photo, the description claims there is a pool. There is NOT a pool. 2. The day before we left home, we received a note from the owner warning us against putting toilet tissue into the toilets because the septic is old and underperforming. That should've been in the listing. And when we arrived we found that there were no liners in the bathrooms' waste bins, so the logistics of not putting toilet tissue into the toilets were problematic. This clearly had not been thought through. 3. Most of the north wall is glass (doors and windows), including one wall of the master bedroom. There are no drapes to protect the bed from the light and heat of the early morning sun. 4. The A/C units (in 2 bedrooms only) are really old and make a lot of clattering noises, so using them while sleeping requires earplugs. 5. We were awakened on the first morning by the smoke detector in the master going off. There was no smoke. It repeated every ~5 minutes or so until we disabled it. The same happened with the one up by the roof deck as well. 6. The roof deck furniture is missing several cushions, and the woven plastic is not a suitable place to sit. 7. The master bathroom door doesn't close because it drags against the ceiling, which is perhaps sagging. It's unfortunate when a couple doesn't necessarily want to share all the things that happen in there. 8. The wifi is unreliable - it cut out regularly with light use, and it did a really poor job with a single video call. 9. The TV service doesn't seem to work (or at least we weren't successful in getting it to). This might be wifi-related. 10. The attic fan does not turn on. 11. The seal on the front-loading clothes washer is full of mold. 11. There is a serious tick infestation on the property - treatment is needed. Please do *NOT* bring your pets until it's resolved - we spent the entire time picking ticks from our friend's dog. 12. The deposit refund was delayed without any communication, beyond the already generous 14 days allowed.
