You can park in any non-handicapped spot. Free and first come first served

We enforce a Strict No-Party Policy. Ring Cameras monitor the entrance, and Noise detectors are installed inside. We reside adjacent to the property; any party activity will prompt police intervention and immediate eviction without refunds. Unauthorized guests at the unit or pool will incur a $100 fine per person. By booking, you agree to abide by our rules.
House Rules:

1. All guests are required to sign a rental agreement before receiving check-in instructions.

2. All early check-in can be requested a day before the arrival date and it is subject to our approval. The rate is $20 per hour before check-in time. Standard Check-in Time from Mon-Sat: is at 4:00 PM and 5:00 PM during Sundays.

3. Late check-out is subject to approval and must be notified in advance. Standard Check-Out Time is 10:00 AM. Late check-out at 11:00 AM costs $20.00. At 12:00 PM it costs $40.00. Any guest checking out beyond 12:00 PM is subjected to a penalty of $300.00 and immediate expulsion.

4. Pets must be disclosed and approved in advance. NO PETS over 50LBS. There is an extra one-time fee per pet per stay (not included in the booking total and will be collected through the resolution center). Extra Pet Cleaning Fee are as follows: 1-2 nights: $100/pet; 3-6 nights: $150/pet; 7-29 nights: $250/pet; 30+ nights: $300/month/pet.

5. Visitors are not allowed. There is a $50 fee per guest per day/night for undeclared guests over the registered guest on the listing.

6.Smoking, drug, and vape use is not allowed inside the unit, on the balcony, or in the hallways of the building. There is a $1000 fine if discovered or reported.

7. Strictly observe Quiet Hours: 10pm - 8am. Parties are not allowed in this property, including loud music. There is a fee of $1000 if a party is discovered or if a neighbor complains of excessive noise.

8. If an excessive mess is discovered after your stay, you will be charged accordingly on top of the standard cleaning fee. You will be charged for stained or damaged sheets/towels.

9. Please don’t use the face or bath towel as a kitchen towel. There will be a $10 charge if face towels are stained. If there is no paper towel, please let us know.

10. Please be advised that we do not provide extra towels and sheets. You are most welcome to bring your own towels and sheets if you will be needing more.

11. Please be advised that an additional cleaning request during your stay would cost $100.00.

12. We do not allow packages/mail to be sent to the address you’re staying at. You may deliver items to the door, or to a local FedEx/UPS. We cannot help you to retrieve the delivered mail.

13. You will be charged for any missing or damaged items. There is a $600 penalty for lost keys/clicker/fob.

14. Do not alter any safety device. There is 1 security camera pointing at the door entrance. Blocking or disconnecting this device will lead to immediate termination of your stay with no refund.

15. Apartment complexes may run maintenance on any shared amenity (Pool, Gym, Elevator, Club House, etc.) without prior notice, and cannot be used as a reason for refund

16. $600 penalty for lost or damaged key/ fob / parking permit. $500 penalty if you’re locked out and will need us to send someone to assist you.

17. All stays longer than 29 days must be cleaned by our housekeeping team. This service will cost $100, which must be paid for by the guest.

DO NOT STAY HERE

1) I never received their Check-In Guide. This holds all the instructions so without it, you are lost.2) We had no idea where to go, which building... ended up asking people who also didn't know. They asked if we were new here... we said no... just a B&B and they told us B&B not allowed here... later we got a text from the owners saying not to mention to anyone that we were staying there as B&B.3) The soaps in the bathroom were empty.4) There was one roll of toilet paper per bathroom. How would this support 8 people as advertised?5) There was one fork. ONE6) The 1x4's they use to decorate the walls with are crooked.7) Some lamps were missing bulbs.8) There are no chairs on the balcony as advertised.9) Considering that you can make a wi-fi password anything you want, their password is absolutely ridiculous. I realize this is little but it just added to the whole joke.9) I received a detailed receipt that had 2 cleaning fees (65 and 55). I asked why this was. They then sent a different receipt that had one charge listed as "Host Fee" (which was 139... which is 65 55)10) The whole experience was laughable. We just started laughing at everything - it was a JOKE. My friend and I are very very very chill people. It takes a lot to push us to the edge. 11) The beds are super comfy.

The property itself was solid. There were issues with cleanliness and some of the VRBO usuals. Contacted the hosts with the specifics. They indicated they would address in the future. If they do, it would be a fine place to stay.

Very confusing check in

We were sent a video to follow to check in to our apartment on the 3rd floor. Got there and the code wouldn’t work. Texted the people and they sent another code and said they remotely unlocked the door, but we still couldn’t get in. I told them what apartment we were according to their check in video and they told me we were on the wrong floor and the wrong apartment. I asked them to please call but they wanted to communicate via text. They sent us the new apartment number and when we arrived the door was unlocked. The apartment only had 1/4 roll of toilet paper in each bathroom. The apartment was clean but the hassle of checking in was awful. Really put a bad taste in my mouth.
