Great for families or groups. Think of this space like a studio located on the middle level of the home access to this area is under the main level to the home by stairs.

EXTERIOR ENTERTAINING SPACE Experience plenty of outdoor seating on the main level deck (great for catching sun rays) or covered mezzanine level attached to the home with kitchen and tiki-bar. Lounge on comfortable chairs, soak up the sun, and catch breathtaking sunsets. As evening falls, bask in the romantic glow of the stars and moon for the perfect nighttime ambiance.

If you intend to host day visitors and anticipate surpassing the MAX SLEEPING occupancy of the home at any given time, categorizing your gathering as an "LARGE GATHERING," you must adhere to LARGE GATHERING OBLIGATIONS: • To proceed with your special large gathering request, a mandatory signed LARGE GATHERING CONTRACT, distinct from the Rental Agreement, is necessary. A non-refundable event fee of $600 applies. • The total guest count, encompassing both day and overnight guests, should not exceed 28 guests—no exceptions. You will be asked how many of your guests meet the minimum renting age of 25 years. • Accommodating the maximum occupancy requires a completed contract for additional external commodes. We are available to assist with arrangements through a rental company. • Septic: In light of septic system limitations, surpassing the maximum occupancy mandates additional restrooms. Violation of this policy may lead to fines and responsibility for septic system damage. Damages to the septic system are not covered by insurance. • Please note that the home is not designed for extensive indoor large gatherings. In case of inclement weather, consider alternative arrangements. Outdoor gatherings require a contingency plan for inclement weather such as a tent or restaurant reservation. We are available to assist with arrangements through a rental company. • Parking is limited to 6 vehicles. Street parking is monitored and restricted. Exceeding occupancy without an LARGE GATHERING CONTRACT, grants us the authority to promptly terminate the Rental Agreement, escort you off-premises, and issue no refunds. FUR FAMILY (DOGS ONLY & must be APPROVED) Up to 2 (small - medium breeds, 20lbs max). All travelers are required to add the dogs while entering occupancy on the booking platform for full reservation total transparency. Contact us to add on the 2nd dog once your booking is confirmed as some booking platforms have quantity limitations.
