Summary:
Welcome to this spacious and comfortable family home set in an extremely quiet gated mews in Central London! (Zone 1). Thanks to its location in a mews and off a no through-road, traffic noise is minimal, which is a rare treat in such a central spot!

GROUND FLOOR

Living Area
The downstairs living room has two sofas and plenty of natural light coming in through folding door access to a quirky glasshouse full of beautiful plants. The living room also looks out onto a small but perfectly formed front lawn.

Kitchen
A large and well-equipped open plan kitchen with modern appliances and a breakfast bar island. The dining table provides space for four to six people and can be extended to accommodate eight or more. The kitchen enjoys direct access to the private and sunny back garden through large sliding doors. Enjoy your coffee al fresco on the decking or sit by the open fire of the chimenea of an evening.

Utility room
Guests can make use of a washing machine and tumble drier in the downstairs utility room. An iron and ironing board are also supplied in here.

Bathroom 1
The ground floor bathroom provides a toilet, wash basin and large corner shower.

FIRST FLOOR

Bedroom 1/Upstairs Living Area:
To the front of the first floor is an upstairs living room / comfortable double bedroom. Cosy and calm, the room is furnished with a brand-new king-sized sofa bed, plus an additional sofa and armchair.

A large LG smart TV is provided in this room. Please also feel free to borrow one of the many books in here or in the downstairs living room during your stay.

Bedroom 2:
The first floor includes a second bedroom with a comfortable double bed and plenty of drawer storage.

Bathroom 2:
A recently replaced three-piece bathroom, equipped with a bath with shower, toilet and sink.

SECOND FLOOR

Bedroom 3:
The large principal bedroom occupies most of the top floor and is calming and minimalist with plenty of natural light. A king-sized bed and blackout blinds to the skylights help ensure a peaceful and comfortable night’s sleep.

Nursery:
Located on the top floor opposite the master bedroom is a beautiful nursery with a cot and changing table. Families travelling with babies or small children are welcome to make use of the nursery during their stay.

Bathroom 3:
A stylish new bathroom with a large, powerful shower, toilet and sink. Double mirrored cupboards provide plenty of storage space for those making longer trips.

Garden:
There are small but pretty gardens to both the front and rear. The back garden provides a particularly quiet, private outdoor space to enjoy coffee or even a meal outdoors. Guests may also want to make use of the chimenea during their stay.

Guest Access:
You will have full access to the property during your stay, with the exception of one room which is locked to store some of the owners’ possessions.

The Neighborhood:
Kennington is excellently placed for some of the best cultural experiences in the Capital. It’s a mere 15 minute walk to the South Bank, the heartland of The Thames, and its theatres, galleries and concert venues, while the Tate Britain is within walking distance, too. Closer to home, The Riverside offers locals the chance to indulge on the river front, whilst a riverside walk showcases the current development taking place in Nine Elms.

Kennington is one of inner London's best kept secrets. It’s an enclave of brick houses and pretty squares containing some perfect examples of Georgian architecture. The most famous is the idyllic Cleaver Square, where locals play boules in the summer with merriment aided by the tiny Prince of Wales pub in the corner.

You can enjoy a wide range of cuisines here, from Persian to Eritrean and beyond. A branch of Vietnamese street food chain Aobaba can be found on Walworth Road, while the Portuguese cafes and tapas bars of the South Lambeth Road are well known for their authenticity. The daytime Ragged Canteen is an excellent vegetarian lunch spot and the upmarket Brunswick House close to Vauxhall serves up an imaginative seasonal menu amid recycled furniture, antiques and curios.

There are plenty of great pubs in the area. Locals love Cleaver Square’s cosy Prince of Wales, or try Zeitgeist, a German gastropub offering regional beers, schnitzels and burgers. The Pilgrim Pub is a popular spot to catch live music or watch sports.

Getting Around:
Tube: Kennington locals have the choice of three Tube stations. On the Northern Line, Kennington and Oval stations are both in Zone 2. Nearby Lambeth North is on the Bakerloo Line and is in Zone 1.

Road: Once you’re out of the traffic on the busy A3, it takes under an hour to reach the M25, or 40 minutes to get to the M1 if you’re heading north.

Bus: The area is extremely well connected. Buses from Kennington Oval and Kennington Cross serve several areas in south London including Brixton, Crystal Palace, Streatham and Tooting. Travel north via the 133 (to Liverpool Street), 59 (to King’s Cross) and 159 (to Marble Arch).

Cycle: For many locals, cycling is their main mode of transport. It only takes 15 minutes to cycle to Charing Cross and, even if you don’t have your own bike, Kennington has several Boris bike docking stations. Cycle Superhighway 7 from Morden to the City runs through Kennington.

Getting away: London City Airport is only 45 minutes away via the DLR and Northern Line. Trains to Gatwick take less than an hour.
