The flat is in a quiet, residential street, yet only 7 min. walk to Clapham Common tube station and the busy Clapham High Street.
Clapham Common Park is 10min away,3 big supermarkets nearby : Sainsbury, Tesco and Lidl, gyms, restaurants ,take away's, convenience stores etc.
This lovingly renovated flat with double glazed windows ,has everything you need to enjoy your stay in London -Zone 2. And if you're traveling with a vehicle, rest easy knowing there's a complimentary off-street parking for 1 car (please provide car registration in advance as the parking must be pre-booked and pre-paid by us for the duration of your stay). Parking in London can be tricky and expensive, so we recommend sticking to the easily accessible public transport system. The transport is excellent, the tube will take you anywhere you like, there are lots of buses as well, with 2-night buses just 2 min. walk from the flat.
Our delightful 3 bedroom flat is located in the vibrant area of Clapham, close to Clapham Common tube station and Clapham Common Park with easy access to shops, cafes, and public transport.
There are countless excellent restaurants and cafes nearby, so you’ll never be far from your next great meal. The flat is stylish and attractive, equipped with everything you might need during your stay.

The flat has 3 bedrooms with quality kings size beds in the 2 larger bedrooms and quality double bed in the smaller bedroom and can comfortably accommodate 6 guests sharing these three beds. Each bedroom has wardrobe to hang clothes and storage space , with the 2 larger bedrooms having additional 32’ Smart TVs for your enjoyment.

The 3-way mixer taps include high performance filters that reduce the impurities that can affect the taste and smell of hot & cold drinks. Filters can reduce the heavy taste of metals, limescale or chlorine and instead give a fresh tasting drink straight from the tap.
The tap features two independent waterways, one for filtered water and the other for unfiltered water.
The single lever is for standard water and the cold filtered water is operated by the subtly hidden press-control on the left.
Refresh and rejuvenate in the well-appointed bathroom with essential toiletries including Anti Fog LED Illuminated Touch Sensor Mirrored Bathroom Cabinet with Shaver Socket and designer Ted Baker vintage tiles.

Families with children must request children's items like feeding high chair, travel cot, feeding bowls and cutlery, toys, books so i can organise them in advance and before the stay.
For the comfort of our guests, we use NEST Thermostat for heating and our guests control the temperature in the flat as we want them to be comfortable during their stay with us.
The right temperature is up to the individual guest and for that reason, we do not have a lock on our thermostat.
In terms of the right temperature to keep the apartment at, this can vary depending on the preferences of the guests and the climate in the area.
Standard rule of thumb is to have the NEST thermostat set to around 19-20c. If the temperature is set to 20c but the temperature in the flat falls down under 20c, the NEST automatically turns on the heating to reach the set temperature .
If the flat has reached the desired temperature you have set ,the NEST will automatically switch off .
The NEST is small round thermostat that is placed on the right side of the Big TV in the living room and you can turn it anticlockwise to lower the temperature or turn it clockwise to increase it.

ABOUT CLAPHAM:
You won't be bored if you stay in Clapham, that much is certain! There are several pubs, restaurants, cafes, and bars along the crowded high street. On Saturday night, it's lively and packed, but equally on Sunday morning, you can also have a delicious brunch in a chic cafe. On Saturdays, Venn Street Market, which is close to Clapham Common Tube Station, is your one-stop shop for a wide variety of fresh goods, seafood, types of cheese and speciality coffee. Clapham Picturehouse is an arthouse cinema screening not only mainstream films but also the best of the independent movie scene. There is no shortage of green space in Clapham; the 89-hectare Clapham Common, which is ideal for dog walkers and boasts numerous playing fields, is located right in the middle. During the warmer months, it's the ideal place to bask in the sun.
Clapham Common, Clapham North, and Clapham South are the three tube stations in Clapham on the Northern line and they are all in zone 2. Our flat is really well positioned in terms of transport because it's only a 7-minute walk to Clapham Common tube station and trains will take you in just 15 minutes to Oxford Circus in Central London. Clapham High Street Rail Station enables good links to Canada Water, Shoreditch and Highbury & Islington.
Abbeville Village, a charming area of London with specialised stores, cosy cafes and independent pubs, is only a five-minute walk from the flat.
Despite its modest size, it offers a lot more than your typical high street, including lively tearooms, charming cafes, and a really cute restaurant.
This largely unexplored village in the centre of Clapham also has a greengrocer, butcher, baker, wine merchant, and hairdresser.




HOUSE RULES:
• We work hard to make sure you have a great stay. To ensure we maintain high standards, the property is carefully inspected and documented before and after each stay. Should any needs, questions, or concerns arise, please reach out immediately to allow us to promptly assist.
• RING Camera is installed next to the entrance of the flat.
• Please take care of the Flat as you would take care of your own home.
• No smoking inside the home.
• No parties or events.
• No unregistered guests or visitors allowed. £30 fee will be charged for every unregistered guest after the maximum of 8 guests per night.
• Please enjoy your meal in the dining room or living room.
• 1 house trained dog welcome. May not leave dog in home unattended at any time for any reason.
• Quiet time from 11 pm-9am.
• Check out is before 10am.
• Please gather used towels and leave them on the floor before you leave.
• Please wash the dishes and throw out the garbage before checkout.
• Dispose of the garbage in black rubbish bags in the silver container located behind the door under the staircase at the entrance of the building. Recycling can be disposed in the 2 Green containers on the estate.
• Make sure to turn off the lights, heating, and any electronics when you leave the flat. Don’t forget to close the windows and lock the doors.
• Report any damages and/or breakages in a reasonably timely manner. Damages must be paid by guests and will be reported to all relevant parties!
• The cleaners will arrive promptly around 10.30am to clean and get the flat ready for the new guests arriving at 4pm!
• Lock front door of the flat and metal gate and leave keys in the Master lock. Please mix the numbers on the Master lock and close it correctly.
• Additional fees may apply for non-compliance to house rules.
