It’s hard to choose where to start with this property; inside is top notch, the outside is beautiful, and the location is perfect - few properties in rural upstate New York are so beautifully packaged.
Recently renovated, this large spacious family home will delight you with a mix of both warm contemporary and whimsical decor, super comfortable beds, and light and bright rooms. A large modern kitchen, plenty of quiet spaces, and bedrooms on both the main and upper levels offers one of the most flexible homes for a multi generational set up that we have seen.
The main level offers a separate but easy flowing living, dining, and kitchen area, with direct access to the large deck. This level also has two bedrooms, one with a queen bed and the other with two full size beds, perfect for the kiddos. Along the hallway is a full bathroom with a tub / shower combo. The living room features a 75` LG TV with Sonos sound bar which is great for movie nights, and boardgames and puzzles to keep the family entertained.
Upstairs there are two further bedrooms, both with work spaces. The large primary bedroom enjoys a King bed, full sized sofa, and private east facing balcony. The second large bedroom has two Queen beds. This upper level also has its own large hallway bathroom with a separate soaking tub and corner shower.
Downstairs, the lower garden basement level can be accessed both internally and through its own private entrance. A large section is set aside for the home gym with an exercise bicycle, bands, dumbbell rack, and yoga mats (morning yoga on the deck is particularly lovely). This level is also home to the jumbo sized washer and dryer.
In designing the outside space the owners have thought of everything and spared nothing - heated pool (fenced and gated), deck, dining, sunbathing, hot tub, fire pit, hammock and an easy to clean and use pellet grill. The large flat lawn has outside games and plenty of room to run and play.
For lunch or dinner, the 15 minutes to Woodstock will get you into the areas best restaurants or just a little further south, 20 minutes to downtown Kingston’s Marina district, for the best seafood for 100 miles. Guests receive a copy of our personalized travel guide at the time of booking, with all the insider details and owner recommendations.
Guests can also take advantage of the homes’ well stocked kitchen, where the professional grade appliances will no doubt contribute to the makings of many great meals. For true relaxation, we have a rota of private chefs who can come and cook something spectacular for you.
Like all Upstate Place properties, this home has a pack n’ play, highchair, baby bath etc. available to make even the smallest guest’s stay welcoming and easy.
The house would be ideal for a family or a group of friends vacationing together. It is also very well suited for a multi generational family, as it has main level bedrooms with a main level full bathroom.

Utility Outages: As Upstate New York can see its’ fair share of inclement weather and is primarily a tree rich area with overhead power lines, please know we do not assume responsibility for utility outages during your stay. If electric, water or Wi-Fi service is impacted, we do not refund. We do keep emergency supplies at the house, and, of course, if an outage were to persist for longer than 8 hours we would allow a cancellation without penalty.
Weather: During the winter months there may be ice, snow, and hazardous conditions. We recommend driving a vehicle with AWD or 4WD. Please ask about the plowing schedule for the house. Most driveways are plowed at or before 3” of accumulation. Unfortunately, we have very little control over the timing of the plowing. It is dependent on the vendor schedule and the weather.
Animals and Pests: The house is in a rural environment and surrounded by countryside, farms and wildlife. Although it’s wonderful to observe the eagles, deer, bears, and adorable chipmunks, it can also mean you will hear coyotes and foxes at night, and encounter the less cute mice, flies, snakes, ants, bees and ticks. There is very little to be done about it, but by keeping doors closed or screened and food in its appropriate storage, unwelcome guests will stay outside where they belong.
Cleaning Guarantee: We are very proud of our housekeeping team who go beyond both Airbnbs General Cleaning Guidelines and Airbnb’s Enhanced Cleaning Process recommendations. Because of their hard work and high professional standards, we are able to guarantee our cleaning to our guests. We take a time stamped video of the cleaned property and do not refund for any small issues found during a stay. Instead, should a guest feel that something is amiss or needs additional attention, we will gladly have a housekeeper attend the home to take care of it within 12 hours of an issue being reported.
Safety: this home enjoys a pool, hot tub, and is uphill of a creek. Please do not allow children near any of the water features unattended. A full list of house rules is available at time of booking.
