St Julians - Balluta Bay large 3 bedroom apartment

Scandinavian design 3-bedroom apartment in Balluta Bay. This large and bright 3-bedroom apartment measures approx. 150m2 and is equipped with workspaces and the fastest internet connection on Malta making it an ideal rental home for a family or work space.

The complex is centrally located on a very short walking distance to the popular beach Balluta Bay where you will find a fine selection of bars and restaurants, retail and convenience shops and bus stops.

LAYOUT:
The apartment forms part of residential complex and is situated on the 2nd floor and can only be reached via a stairway. There is no lift.

Bed dimensions are :
Bedroom 1 : 200x160 cm
Bedroom 2 : 200 x160 cm
Twin beds : 190x90 cm

From the apartment entrance you enter a hallway leading to a living/dining area, 3 bedrooms, a spare toilet, a kitchen, a bathroom and a box room.
Eeach bedroom has a desk and desk chair and are also connected to the fastest wifi available in Malta. The kitchen has a separate laundry space at the back with a washing machine and a small balcony on the front with street views.

Mounted air conditioning units are installed in each bedroom and the living room for cooling and heating of the apartment. Kitchen is installed with a ceramic hob, fridge and freezer, dishwasher, electric oven, microwave and electric kettle. Other kitchen utensils such as plates, pans, pots, glasses, cutlery etc. are placed in the kitchen cabinets. An iron board and iron, washing machine and a drying rack are provided. All beds have bed linen and duvets with covers. Each bedroom has a large wardrobe with hangers. Shower towels and hand towels are also provided. A 42inc smart tv is installed in the living room.

We offer a self-check-in procedure. The official check-in time is 4PM. We outsource the cleaning and preparation of the property. For security reasons and upon the cleaning staff' own request, it is not possible to check-in or leave luggage before the cleaning staff is ready. As soon as the cleaning staff is ready they will notify us by which we can send you the code for the keybox to check-in. For this reason we cannot guarantee that you can check-in before 4PM and we will only know if it is possible on the actual day of your check-in. If you would like to leave your luggage we recommend that you book a luggage storage space online.

We provide a self check-in for guests leaving detailed instructions upon booking confirmation and inside the apartment. The keys can be collected from a secure key-box with combination code that is attached to the facade. Upon booking confirmation we will provide you with the code. If you encounter any issues with the self-check-in procedure we will come over to assist you at all times. Please bring your passports or ID cards of all the guests staying in the apartment. Please note that water and electricity is included in the price but we urge you to make sure that the airco's are switched off when you leave the apartment.

This property is managed by DeVink Estates. We are available to help out with any information and assistance (off-site and on-site) related to the property. For after office hours assistance we offer an emergency number. Upon booking we send a booking confirmation with further check-in instructions and refer to our official website on Malta tourist related events and information.

Official check-out is latest 10AM. Our cleaning staff is outsourced and they schedule their appointments to on the check-out day 10AM regardless of whether new guests arrive on the same day or not. If you wish to stay longer you can ask us to check if this is possible. In case we do not have a new check-in on the same day we will contact the cleaning staff to ask them to reschedule the cleaning. If (and only if) the cleaning staff agrees to reschedule we can allow you to stay until latest 4PM at an extra fee of €50 euros.


Please note that there are a number of luggage storage terminals in Malta where you can store luggage in the event that you wish to store your luggage before check-in time or after check-out. We supply this information on our website upon booking confirmation. Storage in the property (before check-in or after check-out) is not possible.
Please take notice of our house rules to safeguard the wellbeing of the property and the neighborhood. We do not intend to issue fines and our aim is to guide you and make every rule and regulation as clear as possible to avoid misunderstandings.
• No Parties & Noise: Keep voices low in common areas. The property has a noise and air quality (can detect cigarette smell) monitor. Turning it off or removing it results in a €200 fine. Loud guests will be warned first; repeated noise will incur fines and possible lease termination and eviction.
• No Smoking: Smoking inside the property or common areas is prohibited. Ignoring this results in a €200 fine.
• Registered Guests Only: All guests must be registered online. No unregistered guests are allowed, and bringing them in may end your stay immediately and incur a €200 fine.
• No Pets: Pets are not allowed. Bringing one may lead to immediate lease termination, eviction and fines.
• Garbage: Separate waste and follow collection schedules. Improper disposal can result in a €150 fine per bag. Garbage can be left inside if you're unsure which we will take care of upon checkout.
• Don’t move furniture: Other than chairs, do not move furniture. This can cause damage to the floors and furniture and, cause a noise disturbance to the neighbors
• Take care of keys; losing them costs €25 plus key replacement.
• Check-Out Time: Please leave by 10 AM. Late departures cost €75/hour and could delay the next guests’ arrival. If the cleaning staff cannot prepare the property in time due to your delayed checkout, potential cancellations and/or reimbursement costs will be invoiced to you.
• Take care of the property and linen/towels: Don’t stain the towels and bedlinen. Shower before using them to avoid leaving stains from lotions and sunscreen. Any damages will be reported and invoiced.
