The Space:
Upstairs Living & Panoramic Views

Haleia's open-plan upper level is the heart of the home - a spacious, light-filled sanctuary where floor-to-ceiling windows span the entire width of the house, framing uninterrupted views of the ocean, cliffs, and landscape. This level is thoughtfully divided into four distinct zones:
• A living area with plush sofas, a fireplace (wood, kindling, and firelighters provided) board games and a smart TV.
• A dining area featuring a striking, natural tree-trunk table seating 12 - perfect for long, shared meals.
• A reading/viewing nook with four sheepskin-lined high-back chairs and ottomans placed directly in front of the view - a place to watch surfers, weather, sunsets, and farmland merge with the sea.

Every inch is designed for calm and connection - to nature, to one another, and to the rhythm of the coastline.


Downstairs Wellness & Leisure

Start your day with yoga in front of the windows or on the deck, with the sea as your backdrop.

A second, expansive downstairs living area includes a ping-pong table, dumbbell weights to stay active, and a large lounge area with 82" smart TV - all with expansive views across the cliff top and ocean.


The Beach

Step out your back gate and down a private, gently sloping cliffside path directly onto Smiths Beach, one of Victoria’s most spectacular and family-friendly stretches of coastline.

Known for its soft sand, incredible surf, and natural rock pools, it’s perfect for swimming, body surfing, or exploring with little ones. At low tide, stroll over to YCW Beach - another gem just around the rocks. After your beach adventures, rinse off in one of two outdoor rain showers, or slide into the hot spa to unwind.


Outdoor Spa & Relaxation Zone

Soak in the 6-person outdoor spa, or gather in the sunken outdoor lounge for a game on the all-weather TV. Two outdoor rain showers offer refreshing post-beach bliss. Finally, relax on the back deck with a glass of wine overlooking the landscape and ocean views.


The Location

Situated on Phillip Island’s southern coastline, Smiths Beach faces the Bass Strait and offers direct access to everything the island has to offer. A 3-minute walk takes you to a local café for great coffee and food, as well as the legendary Island Surf Shop & School.

The famous Phillip Island Circuit and the Phillip Island Winery are 5 minutes by car. Cowes is just 10 minutes by car, as are the Penguin Parade, Nobbies and most local attractions - all within easy reach, yet peacefully distant.


Kitchen

A fully equipped chef’s kitchen with designer stone benchtops and premium appliances, including a Gaggenau oven and cooktop, Liebherr fridge, and filtered water tap. The spacious butler’s pantry includes a second Liebherr fridge w/freezer, Gaggenau in-bench steamer, and Nespresso machine with pods provided. You’ll also find a microwave, sandwich press, toaster, kettle, tea and coffee, and all the cookware you need to prepare and serve meals in style.

On the ocean facing deck, you’ll find curved couple’s relaxation chairs nestled into the garden overlooking the Bass Strait — a perfect spot for a glass of wine and a quiet moment as the sun sets.

Brilliant view

Magnificent view, well appointed house with high quality appliances and amenities. Great for a large family (we had 3 families and grandparents), 2 great sized living areas, Well thought out, functional house.

Serene, sophisticated, spectacular !

We were a family with teenage children and elderly parents. We were looking for a nice place close to the water with views so that my parents could enjoy their stay even if they did not necessarily get out to the beach all the time.This property is amazingly located in terms of views.You have 230 views of the Ocean which is quite spectacular. The property is tastefully decorated without being excessively cluttered. The bedrooms downstairs was fantastic for the children and we stayed upstairs in one room and my parents stayed in the other room. There are not many stairs to get into the main property which makes it easier for the elderly.We had brought some food from home and also some meat to put on the bbq. The kitchen is exceptionally well equipped with everything you could possibly need.There is plenty of towels, soaps etc. like a 5* hotel. It did get quite cold in the evening and we are able to enjoy the Fireplace as well. This was also well equipped with kindle wood and firewood.There is also a hot water spa downstairs.The kids also enjoyed playing table tennis in the evening.We had our breakfast and dinners at the property. With such a stunning view and having all the utensils available in the kitchen there is no need to really get out.The only thing I would mention is if you are coming up with older people then it would be best off driving to the beach, which is only a couple of minutes away. Otherwise you could walk down a track behind the property !
