"Fake tan stains were in the bath from previous guest. Hot water took almost 10mins to come on. Outdoor had a few broken planters and weeds coming through the floor. Kitchen was closed for maintenance so there was no food options until breakfast the next day. I could hear people going in and out their rooms until about 2am and then starting again at 6am. I have stayed previously and was impressed but this time just felt like lack of care was given."

"The check-in process was easy and headache free. The breakfast/ kitchen team were kind and helpful. Note that breakfast closes 30 min earlier on weekdays vs weekends (1030 vs 11). The room itself was spacious with clean linens. No mini fridge or way to call front desk though. "Room was kept clean, as was the rest of the building. Access to the restaurant and bar was great. The hotel itself was also nearby lots of other places that was nice for our stay, such as other restaurants, the bus stop, grocery store and the beach. It was a nice place to stay away from the busyness of Edinburgh, but still access the city through a 20-30 minute but ride. Only negative was the mattress wasn't in amazing condition"

"The Abbey Residence has a rooming house feel. We had a spacious room with large but dated ensuite. The walls could use a lick of paint, but there were no real issues with the room. Wifi was good and our room had a good sized Roku based smart TV with lots of streaming options. Parking in central Edinburgh is hard so leave your car at the Abbey Residence and catch the bus into town from the bus stop just across the road. "The property is beautiful and well maintained. The staff were extremely helpful. Dining in all three restaurants was superb. We would definitely go back. The Falconry experience was amazing. Just be aware it is not run by the hotel but it is on or adjacent to the grounds. A two minute walk from the lobby."

"As a first time in Edinburgh at 28 years , I do recommend ! Very friendly guests , they do their best in making it as comfortable as possible . It’s best to leave a message on your arrival date. The location is adequate very close to the bus station and a 15-20 minute walk to the amazing Portobello beach that is filled with amazing coffee shops and restaurants. The stores are nearby and has access to an ATM . Coffee is free and amenities are given all you need to do is ask . I would surely stay...

"The toilet was so high up i couldn't do a sh*t. I'm six foot tall, but when I was sat on the toilet my feet were not touching the ground. Overall, the place was pretty bleak, e.g. no mirror in the bedroom to check my outfit, only one pillow so I got neck ache in bed, no towel rail or hooks anywhere in the bathroom so couldn't hang up a towel, no hook in the bedroom to hang up a coat, no toilet roll holder. "On arrival our sheets had stains on them our bin wasn’t emptied had food and cigarettes, pots and pans were peeling and unusable. Staff was kind and helpful after telling them. "
