The Space:
Welcome to our home! With FOUR bedrooms and THREE and a HALF bathrooms, this property comfortably accommodates up to 9 guests. You'll find two bedrooms with luxurious king-sized beds and two bedrooms with cozy queen-sized beds, ensuring a restful night's sleep for all. Please note that all bedrooms are located on the second and third levels, with no bedrooms on the main floor therefore some stairs are required.

Our spacious backyard is a true gem, featuring a large fenced area perfect for outdoor activities and relaxation. Whether you're enjoying a morning cup of coffee on the patio or hosting a barbecue with friends and family, our outdoor space provides the ideal setting for making cherished memories.
Our kitchen is fully equipped with modern appliances, perfect for preparing delicious meals to enjoy indoors or al fresco on the patio. Need to catch up on some work? Feel free to utilize the dining area as your workspace.

The Neighborhood:
Located in a neighborhood that boasts tree lined streets and unique homes. Guests may enjoy a walk and will find friendly neighbors, kids playing, and folks enjoying front porches. Its proximity to downtown and other local amenities makes it the ideal location from from which you can enjoy metro Kansas City/Shawnee/ Overland Park and the surrounding areas (without the hustle and bustle of the city) whether you're in town for business or pleasure.
Getting Around:
Our neighborhood is very walkable. A car is recommended to get to some KC attractions. Access to the highway is easy. Uber and Lyft are also very great options and easily available.

Parking: Driveway Parking Only (Garage is currently used for storage and is unavailable for guest use)
HOUSE RULES:
No Smoking Inside, NO PARTIES. No Gatherings. Be kind to the neighbors. Do not block their parking spots/driveways. If you BREAK THE NO PARTY RULE, you will be asked to leave and forfeit your rent. We have the right to assess a $2000 fine if this rules are violated. This home is in a residential neighborhood so please observe the quiet times— 10:00pm to 7:00am.
PETS:
We welcome well behaved pets with prior host approval. Please include your pet in the reservation. The platform only allows one pet fee—additional pets must be paid separately via the Resolution Center or invoice. Pet fee is $50 per pet, per stay. All pets must be pre-approved.
Guests must clean up after their pets. Unauthorized or unreported pets may result in fines up to $500, plus any damages or extra cleaning.
Trip-Related Issues. From time to time, things happen! And when they do, we want the opportunity to fix them immediately, so you can continue enjoying your stay. If any issues come up, please let us know so we can try our best to fix it right away!
Our check-in time is 4pm check out is 10 am. There are no exceptions to this rule unless previously agreed upon with the host.
NOTE: There are exterior security cameras at the entrance of the home for the safety of our tenants and for the security of the residence and our guests. The cameras are all pointing away from the home and are in public view and records when motion is detected.
LOCAL guests - please send us a message before booking. We cannot host local guests without prior authorization or pre-approval. We have the right to decline guests who refuses to go through our pre screening or disagrees with our house rules.
Interaction with Guests:
You are welcome to contact us with questions through the Airbnb app should anything come up during your stay— we are not far away.. but we do not interact directly with guests unless it’s necessary. We make sure you feel like you're in your home-away-from-home, free of intrusion.

This home was better then the photos showed. The layout worked wonderful for our family and allowed all of us to have space without being on top of one another. The kitchen was very well furnished and they yard was huge! The bathrooms were updated and very lovely. The amenities were very plentiful! The location was ideal for us offering easy access to anything we needed during our 4 days. I highly recommend booking this home with Tyler!

With four bedrooms (two en suite), and PLENTY of room to gather, the home was perfect for a girls weekend. The host was quick to respond to our questions as well. Well appointed kitchen and smart TVs made the stay even more enjoyable. We would stay again!

Perfect pet paradise
This perfectly home is ideal for families and pets. The house is beautiful and has everything you need for your stay! Management is highly responsive and professional! Big yard for dogs and lots of shade. No need to be bring a thing! This place has it all and the neighborhood is quiet and so safe! Highly recommend and I’m a hotel snob!
