A delightful place to stay in prime central London location. Situated equidistant between Regents and Hyde park the property benefits for the full open space of London with exceptional transport links (underground, buses and more)!

The flat features oak flooring throughout, full climate controlled central heating and an excellent Internet connection.

All rooms benefit from exceptional natural lighting thanks to both front and rear courtyards and the living room is bathed in sun throughout the day thanks to a huge glass skylight over the dining area. Living room opens out into a rear courtyard for outside space.

Two comfortable bedrooms with double beds and nice space to have your belongings around.

The living/dining area offers a double sofa bed, dining table and chairs, with direct access to the fully equipped and fitted separate kitchen where you can cook everything that you can wish to dine in!

Two smart bathrooms with WC to wind out after a busy day!

We offer flexible check-in and check-out times, however, where we have guests coming or leaving the same day we may apply check-in times after 15:00 and check-out times before 11:00.

Late check-in needs to be pre-arranged and confirmed with us at least 3 days before arrival and they are subject to the following charges for arrival between these times:
From 19:00 to 22:00 - £40
From 22:00 to 00:00 - £65
From 00:00 to 7:00 - £100

*These prices may differ during public holidays (e.g. Christmas Day the charge will be £100 and checkin has to be before 18:00 latest)
These fees need to be paid in advance and cannot be paid at the property.

If your arrival time is delayed beyond 1 hour then please let us know and we will do our best to accommodate the delay however we may need to re-arrange the check-in time or for you to collect the keys from us if we have other pre-arranged commitments.

If you stay beyond your agreed check-out time you will be liable to pay for an extra night at your average nightly price.

The cleaning fee covers cleaning and preparation of the property for your stay as well as a set of fresh linen and towelling provided for each guest. This includes one set per your stay, should you require additional towelling or linen please request this or if you have opened a fresh pack even if you use only a few items there will be a charge of £25 per pack - each pack contains fresh linen, large and small towels.

Any sort of parties, gatherings or events are strictly not permitted, the property is for accommodation purposes only for the guests staying. This property is located in a residential area and guests are asked to refrain from excessive noise or any activity that would disturb the neighbours. If it's been reported that there are any parties or events or noise disturbance then you may be required to leave the property immediately without the remaining nights being refunded. There is a charge of £500 if any evidence of a party, gathering or event at the property have been found exclusive of any charges relating to damages or additional cleaning costs to get the property in good order again. We trust you will respect the property and neighbours during your stay.

You are required to keep the place reasonably clean and tidy - no dirty dishes leftover or excessive rubbish to be disposed of as this is not included in the cleaning charge. If the place is very messy or untidy or there is excessive rubbish to be disposed of then we will need to request an extra cleaning fee.

There is a strictly no smoking policy inside or in any outside spaces (which includes garden spaces, balconies, terraces or patios) belonging to the accommodation, if this policy is not adhered to, a charge of GBP 150.00 will be applied.

No pets are allowed unless shown on the listing as permitted or expressly agreed with the owner.

Lost keys, damaged keys or getting locked out will incur a charge starting from £100 for replacement depending on the type of key and time required or getting you back in the property if you have locked yourself out.

We do not accept Cash payment for any of the charges mentioned above.

Overall, this space met our needs. It was definitely more worn down than the photos appeared and could have been more deeply cleaned, but it was on a very quiet street with an amazing cafe down the road that we enjoyed every day. Easy access to the tube and walking distance to some cool sights. Overall would stay here again.
