Constructed in 2023, these residences offer a range of high-end features, including three private decks per unit, exclusive garage parking for one vehicle, state-of-the-art appliances, elegant stone countertops, and sophisticated stone shower enclosures.

Situated near the heart of downtown Knoxville, Idlewood Suites provides easy access to an array of local boutiques, dining establishments, and entertainment venues. The serene environment combined with contemporary comforts makes Idlewood Suites an ideal choice for those seeking a refined living experience. Welcome to Halo Hospitality! We’re excited to have you with us and are committed to making your stay as enjoyable and seamless as possible. To ensure everything goes smoothly, we’ve shared a few transparent guidelines that help us protect both you and the property. Halo Hospitality’s Rental Agreement Terms and Conditions apply. Upon booking, the renter will receive the Terms and Conditions and agree to review and sign. These terms will include, but are not limited to, the following:

GUEST VERIFICATION
Experienced guests with 5 or more positive reviews may request to be waived from this process, otherwise we do require all guests to complete an additional verification screen through our Guest Portal to ensure the safety and security of our community. This 60-second verification process must be completed within 48 hours of booking, or at least 2 hours prior to the check-in time if booking on the same day as check-in. You will be prompted to complete this process immediately after booking. This includes:


1) Providing a copy of your government-issued photo ID.
2) Photo Verification
3) Confirming your contact information & agreement to our Rental Terms and Conditions

Guests who have questions about this process are encouraged to reach out prior to booking! The information is collected for screening and verification only and is not stored or used for any other purposes. We thank you for your cooperation. Guests who fail to complete our verification process within 48 hours of booking may be subject to cancellation.

HOUSE RULES
1) Guest Count: Please include the correct number of guests in your booking. Visitors outside the reservation are permitted under most circumstances, but we do require guests to request permission prior to having visitors.
2) Check-in: Please notify us once you have accessed the property. Please inspect and report any unsatisfactory conditions within 2 hours of check-in. Non-urgent issues reported after 9:00 pm will be promptly addressed the next day.
3) Noise Policy: Keep noise to a minimum after 10:00 PM to respect our neighbors and local community. We will contact you directly for any reported disturbances, prior to reporting any nuisances with local authorities.
4) Non-Smoking Policy: Smoking, vaping, and the use of e-cigarettes are not permitted within the property. Any violation, will result in a smoke remediation fee.
5) No Parties: Events and parties are strictly prohibited to maintain a peaceful environment. We will contact you directly for any disturbances, prior to reporting any nuisances to local authorities.
6) Pets: We love our Pets! but they are not allowed in most units, ensuring a clean and allergen-free space for all guests.
a.If the property is labeled as “Pet-friendly”, pet’s are allowed at a charge, up to a capped limit. The Pet Fee will be requested after booking via the resolution center, and is paid separately from the reservation.
7) Damage Policy: Any damage caused during your stay will incur repair costs plus a labor charge. A Wear & Tear fee will be applied for any rule violations related to pets, smoking, or parties.
8) Checkout: Before checking out, please place trash in trash cans, start the dishwasher with used dishes, and begin a wash cycle for used towels.
Security: Ensure all doors and windows are securely locked when not present.
9) Age: Guests must be 25 years or older to make a reservation.

Failure to comply with any of these policies may result in the immediate cancellation of your reservation without refund.

CANCELLATIONS
We adhere to the cancellation policy as outlined at the time of booking. Please note, exceptions due to illness, weather conditions, or other unforeseen circumstances are not covered unless stated otherwise. Guests are encouraged to purchase travel insurance at the time of booking to cover unforeseen events. Requests for cancellation outside of this policy will be directed to your travel insurance provider.

EARLY CHECK-IN'S & LATE CHECKOUT REQUESTS
1) Early Check-ins: We are unable to guarantee an early check-in will be possible in advance due to cleaning scheduling. However, on the day of your check-in we will notify you as soon as the property is available & there is no fee for an early check-in. Early check-in requests will be submitted to our team, but please do not expect a response until the day of check-in.

2) Late Checkouts: Are available on a case-by-case basis, depending on the property and cleaning schedule. Requests should be made at least 12 hours in advance of your check-out, and are subject to approval of our cleaning team, which may not be able to respond until the morning of your scheduled departure. We do have a late checkout fee. This fee is paid through the Airbnb Resolution Center.

POLICY VIOLATIONS
1) Late check-out without prior approval will be charged per hour. We may remove occupants and their belongings from the property if unresponsive, or uncooperative.
2) Excessive Cleaning will be charged per hour. We will provide proper documentation and photo evidence of excessive cleaning required. This will be applied towards unexpected cleanup of spills, stains, bodily fluids, biohazardous materials, odor remediation, etc.
3) Damaged/Missing items will be charged at the replacement cost + Labor. We will provide proper documentation and photo evidence of any Damages or Missing Items.

REPORTING ISSUES
Please report any issues within 2 hours of check-in to allow us the opportunity to resolve them promptly. Non-urgent issues reported after 9:00 PM will be addressed the following day. We may not be able to resolve, or provide a resolution, to issues that are not reported in a timely manner, lack sufficient documentation, or do not provide us with enough time to respond effectively during your stay. We are here to help!

LOST & FOUND
Please ensure you have all your belongings before departure. Items left may be held up to one week at our local office for pickup, or can be shipped back at a fee. We are not responsible for locating left items.

Don’t miss out on this gem!

If you’re looking for the perfect rental in Knoxville, this is it! We can’t say enough great things about this property. New construction, fully stocked with everything that you would need and convenient to Knoxville & Oak Ridge (where we were mainly going during our trip). The management company is super-responsive. We never needed to contact them during our stay, but they immediately answered my questions about the property before we booked and check in & check out were seamless. We will definitely be back to Idlewood!

Rocky start but great stay overall

the place is fabulously updated and very clean. The unit is new and nothing is broken or falling apart. The natural light is wonderful in the living areas. It was nice to have a garage and ample parking. The bedrooms are spacious, beds are roomy, and bathrooms are sparkling clean. Lots of towels and personal sundries. There is no noise from next door as well. I will say that we were surprised that VRBO let them advertise a single bed when they only had a blow up bed. Sleeps 8 not 9. If ever had the chance to sleep on one, they are not the same. The property manager tried to convince me they were. VRBO did nothing to compensate that we had to have someone sleep on the couch as the blow up bed was uncomfortably cold. It was inaccurately advertised and I feel that VRBO could have removed their fee for falsely advertising and not assisting us with a solution. The management did lessen the price they received which gave us some solace but not comfort. The management company was responsive and positive until we came upon the no twin bed and then it was crickets texting so I had to spend the first four hours calling and texting trying to get the situation fixed which encroached on our the purpose of why we were there.It was settled by the management company as VRBO wanted nothing to do with it. I also will say for 9 occupants they only had 6 coffee mugs and 6 six of most glasses and cups. Besides that we had a comfortable weekend and I would definitely stay there again.

Beautiful house. Very clean. Beds/ mattresses were very comfortable. Loved the coffee set up. Location was great. Very nice safe community. Also very central location; easy to get around. Kitchen was very well set up for cooking in. Would definitely stay here again

Great Experience, Will book again!

Property was clean, nice, and new. The garage was a great feature, we were able to fit 6 motorcycles in the garage. It was a quick Uber ride to Neyland. Would recommend to anyone.
