LIVING AREAS:
The apartment benefits from a large living space equipped with a sofa bed, a 40-inch SMART TV with Netflix, and plenty of space to sit down and relax. There is also a SMART TV in both bedrooms.

DINING AREAS:
The dining table seats up to 4 people and is ideal for a sit-down meal in the evening.

KITCHEN/COOKING FACILITIES:
The kitchen is equipped with all the essentials needed to cook an array of meals whilst away in Birmingham. There is an electric hob, oven, fridge/freezer, microwave, dishwasher & washer/dryer.

BATHROOMS/TOILETS:
There are two bathrooms in the apartment. The first is an en-suite to bedroom 1 and is equipped with a shower cubicle, toilet, and sink. The second is the main bathroom which is equipped with a bath with an overhead shower, toilet and sink.

PARKING:
The property offers free parking directly outside the apartment block between 6:00 p.m. and 8:00 a.m., as well as all day on Saturdays and Sundays. Outside of these hours, secure paid parking is available at an NCP car park less than a 5-minute walk away, with minimal parking fees.

All 53 Degrees Property Short Term lets benefit from enhanced cleaning with spacious living areas and fully equipped kitchens.

This property is strictly not suitable for parties. Any breach will result in immediate removal by security with no refund. Your Airbnb deposit may be used to cover associated removal and damages.

*Quiet Hours After 10PM
This is a peaceful residential area. Please respect quiet hours from 10PM onwards.

*No Smoking Indoors: £1000 Fine
Strict no-smoking policy inside the property. If smoking is detected, a £1000 charge will be applied via Airbnb to cover deep cleaning and damage.

*Noise & Air Monitoring in Place
Loud music, smoking indoors, or any sign of parties will trigger our monitoring systems and lead to instant removal without refund.

*Stays Over 10 Nights
Additional housekeeping is required for an extra fee.

*Online Check-In Required
To confirm your booking, the lead guest must complete our secure check-in form, agree to our T&Cs, and provide a valid UK photo ID or passport.

*Check-In/Out Policy
Early check-in: £20/half hour before stated time (if not pre-approved)
Late check-out (after 10AM): £20/half hour

*Security Deposit OR Damage Waiver
