Whether you're lounging on the expansive decks or exploring nearby downtown Bethany Beach, this home is the perfect base for your seaside vacation.
FLOOR-BY-FLOOR DESCRIPTION
Main Level: Features an open and inviting layout designed for group connection. The well-equipped kitchen and spacious dining area make group meals a breeze, complemented by additional seating at the kitchen island. This level also includes a dedicated office space with a desk and a sofa bed, adding flexibility for those who need to stay connected or host an extra guest.
Second Level: All five bedrooms are thoughtfully located on the upper floor for privacy. This level includes multiple King suites and a dedicated room for kids featuring bunk beds with trundles.
Community & Outdoors: Guests enjoy exclusive access to Sea Del Estates' private guarded beach, tennis and pickleball courts, and a playground. After a day on the sand, rinse off in the refreshing outdoor shower.

LINEN PACKAGE
1st Choice Properties provides bed and bath linens for you. Your linen package includes: fitted sheets, top sheets, and pillowcases for all beds; sets of bath towels, hand towels, and wash cloths for all guests; kitchen towels and bathmats for all full bathrooms. Your linens will be delivered to the home prior to your arrival; you are responsible for putting the linens on the beds. You are also responsible for bagging the linens at the end of your stay and leaving them outside the residence for pick-up after your departure.
STARTER KIT
1st Choice Properties also provides a Starter Kit with all rentals. Your Starter Kit includes (1) roll of paper towels, (2) rolls of toilet paper, (1) 3oz bottle of dish soap, (1) dish sponge, (1) 13gal kitchen trash bags. You are responsible for providing any additional toiletries, soap, and paper products as needed.
MISCELLANEOUS
-The maximum occupancy is 14 people.
-There is parking for 4 vehicles.
-This home is pet friendly and will allow up to two dogs, for an additional fee of $250.00 per dog.
-No smoking, vaping, or events are allowed.
-Delaware regulations require all guests to sign a lease agreement within 10 days of booking. A lease agreement will be sent within 24 hours of booking and an electronic signature is required before final check-in information is made available.
-Check-in is 4PM and check-out is 10AM. This is non-negotiable. Your access codes for the property will activate and deactivate precisely at these times; occupancy outside these timeframes without express permission from 1st Choice Properties is considered unlawful trespassing. 1st Choice Properties will contact you directly the day of your arrival if your property is available for an early check-in at no additional cost to you; this is our standard practice and you do not need to contact us to opt-in to it.
-The property owners we represent do not permit reservations for groups under the age of 25.
DELAWARE SHORT-TERM RENTAL TAX
Delaware has imposed a short-term rental lodging tax at the rate of 4.5% of the rent upon every occupancy of a short-term rental within the State. This new tax went into effect on January 1, 2025. The tax applies to all short-term rentals in Delaware, including those listed on platforms like Airbnb and VRBO.
