The Subdivision is an adult community designed to provide housing for persons fifty-five (55) years of age or older. All homes that are occupied must be occupied by at least one person who is at least fifty-five (55) years of age. No person under nineteen (19) years of age may be a permanent resident of a Home, except that persons below the age of nineteen ( 19) years may be permitted to visit and temporarily reside for periods not exceeding thirty (30) days in total in any calendar year period.

Golf Cart: Be sure to make arrangements ahead of time to have a rental golf cart for your arrival.

Due to the deed and covenant restrictions no one under the age of 19 may reside in the house for more than 30 days.

Guest Policy: Base rate includes 2x guests in the primary bedroom + 1x guest in each additional bedroom. Number of guests beyond that will incur a fee. (E.g., 2-Bedrooms = 3 guests included; max 4x guests.)

Door Code Provided 48 hours before check-in date

Resident IDs: You will need Village Resident ID cards if you want to use the amenities in The Villages. The amenities include neighborhood pools, family pools, sport pools, pickleball, classes, golf at the executive courses, ability to reserve tee times, etc. IDs cost $50 and The Villages only allows two per home. After you obtain your temporary Resident IDs, you can request guest passes for others in your group. Pick up your Resident IDs first, then go to the Recreation Center to fill out the guest pass form for your guests.

Mail/Amazon Packages: The mailbox key is not given out to guests. Please have Amazon packages delivered to an Amazon locker; Amazon will not always deliver to the house, and owners / leasing agents are not responsible for any mail or packages.

Smoking: NO SMOKING OR VAPING on the premises at any time. Violations will result in fines.

Pets: THIS IS A PET-FREE HOME - Absolutely no animals allowed on premises at any time.

Supplies: The home will have a starter amount of supplies such as toilet paper, paper towels, dishwasher pods, trash bags, etc. There is enough for a three-night stay for your convenience. If additional supplies are needed during your stay, you are responsible for purchasing these.

Repairs/Maintenance/Damage: If anything needs to be repaired or gets damaged during your stay, please inform us as soon as possible, and we will have a handyman or repairman come out and address the problem.

Beautiful house, great neighborhood, but not confortable

Beautiful house was located in fantastic location and neighborhood. Not very comfortable as both beds are outdated, and not many places to sit comfortably. Too many art pieces everywhere which may seem just too much for most. It felt like a museum. The showers and Florida room were nice but needs help if it’s gonna be a successful rental property

Stay at the Villages

Our stay in the house was wonderful and there was so much to do we couldn’t do it in a week. The only concern we had were the beds. The description said there was a queen bed in each room and the guest room we think was only a full size bed and both beds squeaked evertime someone turned over. However, the house was beautiful and squeaky clean

House with marble floors should have clean bed linens

The listing showed an elegant house in the Fenney neighborhood in The Villages. My husband and I arrived to find lovely marble floors and crystal chandeliers AND pilled sheets with hair. Mirrored dresser with glass shards coming from cracks on the front of the drawer. Spots of blood on the very soiled oriental carpet and the comforter. A broken pie crust table holding a broken blue and white porcelain lamp. A soiled living room loveseat and no other comfortable seating. Pilled extra blankets that were literally in a wad thrown onto the shelf in the master closet. The furnishings were inadequate. A small, unstable drop side table in the kitchen. A massive mirror leaning against a wall. Huge portrait bust perched precariously on column plaster stand. Dirty throw pillows and makeshift upholstery on chairs. The owner needs to focus on comfort and function. Clean, fresh linens, stable furniture, working light fixtures, dressers not sideboards in bedrooms, comfortable seating, huge tvs securely hung on walls and not perched on fragile, small console tables. “Form follows function.” Frank Lloyd Wright
