The Space:

This studio is your perfect retreat in the heart of Playa del Carmen, just steps away from the renowned 5th Avenue and some of the Caribbean Sea's finest beaches. The new condo complex offers a fantastic rooftop lounge with ample seating, dining tables, an impressive infinity pool, and comfortable sun loungers for your relaxation. Enjoy the convenience and tranquility of this location, situated far enough from noisy bars and clubs at night yet within a 10-minute walk to all downtown's top amenities.



The apartment is equipped with essential amenities to ensure a comfortable stay, including a modern kitchenette with new appliances, cookware, and dishware. A coffee maker is ready to kickstart your mornings before you head out to explore! You'll also find a convenient bar area with two stools, perfect for enjoying a meal or working on your laptop if needed.



Experience a peaceful night's rest in a comfortable king-size bed adorned with soft pillows and premium linens. Enjoy added comfort with air conditioning and room-darkening shades. When you want to unwind indoors during your stay, sink into a comfortable sofa and stream your favorite shows on the flat-screen TV while lying in bed. Step outside onto your private balcony through the floor-to-ceiling glass doors for a breath of fresh air.



From morning coffee on your private balcony to sunset swims at the rooftop pool — this is Playa del Carmen at its best.



Guest Access:

You’ll have full, exclusive access to the studio apartment, plus access to the roof lounge and pool area.



The Neighborhood:

What a great location! You’ll be just about 4 blocks from the famous 5th Avenue, lined with restaurants, bars, cafes, boutique shops, souvenir shops, vibrant malls and more! Plus, you’ll be within 5 minutes from WalMart and less than a 10-minute walk to the beach, where you can walk to many cool beach clubs/restaurants via the sand!



Getting Around:

The condo is located at the Menesse Midtown 2 condo complex, about 54 km | 34 miles from the Cancun International Airport (CUN). Please be sure to check your mobile map apps when you arrive, as driving time varies depending on the time of day. If you arrive by car or if you plan on using one during your stay, please note that there are only a few unassigned spaces available on a first-come, first-serve basis. The parking area is located right beside the entrance of the building. Once you arrive, please stop at the reception to ask if they have spaces available, and they will tell you the instructions.



Other Things to Note:

Please note that there's ongoing construction happening nearby until further notice. You're likely to hear construction noise during working hours, Monday through Saturday, from 8 am to 6 pm.



If you arrive by car or if you plan on using one during your stay, please note that there are only a few unassigned spaces available on a first-come, first-served basis. The parking area is located right beside the entrance of the building. Once you arrive, please stop at the reception to ask if they have spaces available, and they will tell you the instructions. If there isn’t a space available, there are lots that charge by the day, and you can also park on the street, just remember to pay the parking meter and display your ticket (from 10 am until 10 pm).



Remember to bring your bath essentials with you, like soap, toilet paper and any cleaning supplies you may need, like garbage bags or paper towels. We do supply some bath essentials to get you started, like shampoo, conditioner, and body lotion. These items are not replenished each time you run out. This stay differs from hotel service. Here, these items are the guest's responsibility.



A daily allowance of 20Kw/Day of electricity is included for short term rentals. Additional consumption will be charged at 6 MXN/Kw. Electricity is not included for bookings of 7 days or more. On arrival, our local team will take a meter reading, and again on departure. You will be billed after check out for any additional consumption. Help us save energy by using the AC only when needed, avoid leaving it on if you are not in the property and close all windows and doors when you use it.




Daily housekeeping is not available; however, if you’d like a mid-stay cleaning, one can be arranged for a fee. Please let us know in advance.



Guests will need to sign a Rental Agreement upon booking confirmation and/or upon arrival.



A security deposit may be required before arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.



Security cameras are used on the exterior of the property for guest safety and security reasons only.



We Kindly Ask All Guests to Abide by These House Rules:



- Travelers must be at least 21 years of age or older to book.

- No smoking of any kind (tobacco or cannabis) inside the unit, and the use of any recreational drugs on the premises is strictly prohibited. Failure to comply will incur a $500 penalty.

- No parties, events, or illegal activities are permitted. Excessive noise is not tolerated, especially after 10 pm, to respect the neighbors.

- No more guests than those listed in your reservation are allowed.

- Renters agree to cover any charge related to damages caused during their stay or cover necessary extra-cleaning charges if needed after their stay.

- Renters must provide a government ID on check-in day and may need to show ID during their stay when identity verification is necessary.

- Pets are not allowed.

- Please respect the pool hours and pool rules at the condominium complex.



Services such as water and internet are provided by external companies. While these services are generally reliable, occasional outages beyond our control may occur. We appreciate your understanding.



Occasional Power Outages:

Please note that occasional, brief power outages may occur in the area, particularly during the rainy season. These interruptions are generally temporary and are outside our control. We appreciate your understanding should one occur during your stay.



Interaction with Guests:

It’s self-check-in using a code to access the complex and a code for the lockbox to get the keys. All the access codes will be provided to you before your arrival.
