Colourful Angel Home Made for Families - Pass the Keys

Welcome to our colourful family home in the heart of London. Tucked away on leafy Ashby Street, the house has a cheerful, relaxed feel with a warm open-plan living space and a bold emerald kitchen. There are two bedrooms: the main bedroom has a king bed, while the second has a bespoke bunk setup with two double beds. With no living spaces above or below, it feels pleasantly tucked away, while Exmouth Market, Spa Fields, Regent’s Canal and Angel are all within easy walking distance.

I love how cheerful and easy this home feels. The colours are warm and playful, the layout is made for spending time together, and there’s enough personality throughout to make it feel like a proper family home rather than somewhere simply designed for short stays.

The open-plan living space is really the heart of the house. The emerald green kitchen brings so much character into the room, while the dining and sitting areas make it easy to move from breakfast to games, dinner, or a film at the end of the day. It’s the kind of space where everyone can be together without feeling on top of one another.

The kitchen is well equipped for everyday family life, with everything needed for proper cooking as well as quick breakfasts and snacks between plans. Because it opens directly into the living space, whoever is cooking can still be part of the conversation rather than disappearing into another room.

Upstairs, the main bedroom has a king bed and a much calmer feel, with soft colours, botanical touches and a beautiful rattan bed frame. After the brighter energy downstairs, it feels like a peaceful little retreat at the end of the day.

The second bedroom is where the fun really comes in. The bespoke bunk setup has two full double beds, with sturdy built-in stairs and integrated storage, so the room feels playful without sacrificing proper sleeping space. It’s been designed with families in mind, right down to the little step stool for younger guests.

The bathroom is clean and modern, with a full bath and shower overhead — a practical combination for families whether you’re getting little ones ready for bed or just wanting a long soak after a day walking around London.

One of the things that makes the house unusual for this part of London is that it sits in its own standalone building, with no living spaces directly above or below. That gives the home a little more breathing room and helps it feel pleasantly tucked away despite being so central.

And that central location is a big part of the appeal. Exmouth Market is close by for bakeries, cafés and easy meals, Spa Fields gives families a bit of green space and a playground, and Angel is within walking distance for shops, restaurants and transport. Regent’s Canal is also nearby when you fancy a slower stroll, while Clerkenwell, Farringdon, Bloomsbury, King’s Cross and the City are all within easy reach.

It means you can spend the day properly out in London — museums, markets, parks, restaurants, work or sightseeing — and still come back to somewhere colourful, comfortable and relaxed at the end of it.

This is the kind of home that works especially well for families who want to be properly connected to London, while still having a place that feels warm, practical and genuinely easy to settle into.

As this is a central London neighbourhood, you may hear some normal city sound from time to time, particularly during busier periods.

You have access to the entire property with no disruptions. Should a maintenance query occur, you will be asked permission first before we access the property to carry out a repair.

A few helpful notes before your stay, so everything feels easy from arrival to check-out.

Check-in & Check-out

Check-in is from 4 pm, and check-out is by 10 am. If you’d like to arrive a little earlier or leave a little later, please let us know in advance. We’ll always try to help where we can, though this is subject to availability and may incur an additional fee.

Please do make sure you’re ready to check out on time, as our cleaning team often arrives promptly to prepare the home for the next guests. Unauthorised early arrivals or late check-outs are charged at £20 per half hour.

Lift & Stairs

Please note there is no lift in the building, and there are also stairs within the home itself.

Families with little ones should keep this in mind, particularly around the internal staircase and the bespoke bunk room. As with any multi-level home, younger children should be supervised carefully on the stairs throughout the stay.

Keys

We’ll send clear instructions before check-out on where to leave the keys. Please follow these carefully, as missing a step can delay the cleaning team and affect the next guests arriving.

A £50 fee applies if keys are not returned correctly. Lost keys requiring lock replacement will incur a £100 charge. If you are locked out and we need to attend the property, there is a £60 call-out fee, so please keep the keys safe during your stay.

Family Facilities

A travel cot is available to hire for £40, which covers delivery and collection. Please bring your own cot bedding.

If you’d also like a high chair, we can provide both the travel cot and high chair for a total of £45 for your stay. Please request these in advance so we have enough time to arrange them before arrival.

Smoking

This is a strictly non-smoking home. A £200 fee will apply if smoking is detected.

Extra Guests & Noise

This is a peaceful residential area, so we kindly ask that you keep noise to a respectful level and do not host parties or play loud music.

Only guests included on the booking are permitted to stay, unless agreed with us in advance. Breaching either rule may result in a £250 fine.

Lost Property

Please have a good look around before you leave. Forgotten items are handled by a third-party courier, who charges a minimum of £25 per item, plus delivery costs.

Linen for Longer Stays

For stays of 21 nights or more, our professional linen service requires a refresh every 21 days.

You can choose either a fresh linen delivery, or to rehire the current set, which we’ll collect after check-out. Both options are billed the same.

This home is professionally managed by Pass the Keys®, offering thoughtful hospitality in unique homes.

You’ll have fresh linen, quality toiletries, 24/7 guest support and a dedicated local team on hand throughout your stay. The property has also been personally inspected and approved to meet our Property Readiness Standard.

IMPORTANT: On behalf of our host at Pass the Keys, we require guest verification facilitated by Truvi (Previously called Superhog). Upon confirming your booking, Truvi will contact the lead booker via a secure link, providing detailed instructions for the verification process.

The online verification requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.

Once the verification process is successfully completed, check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.
