Welcome to your own peaceful island retreat, situated right on the St. Johns River, minutes from the Beach, Talbot Island, Fernandina, Amelia Island, downtown Jacksonville and Jacksonville Beach. Complete with BREATHTAKING Sunset views.
Newly updated, beautiful home, hardwood floors, brand new kitchen, large family dining room with 4 spacious bedrooms, 3 baths.
In the fully fenced in backyard, you will find comfortable seating, an oversized pool deck, grassy yard, a large sparkling heated pool, a swing set for the small ones, a private gym available for our guests over 18 years of age, and an updated dock, located directly on the tidal St. Johns, with great fishing and views!
Get fresh local seafood just down the road from the Sanddollar Restaurant or Palms Fish Camp Or, for more fun, drive a mile to Browns Creek Fish Camp, our local bait and tackle shop, and fish from your own private dock for in-home dining.

Property is equipped with the highest speed WIFI available and a broadcasted hot spot. Our crystal-clear reception features local channels, cable channels, Netflix, Sling TV, Peacock TV and more. The back porch has a mounted 33” Roku TV, ready for your family fun!
Two-car garage will be accessible to guests. Garage also features a 2nd full size fridge for extra food storage, bait & ice storage.
Gym situated in the back yard with cardio equipment and weights. Guests must be over the age of 18 and sign a waiver prior to having access.
This amazing home is situated in a quiet neighborhood, and is best suited for quieter groups; no parties or events of any kind are allowed.
Beautiful newly rebuilt private dock sits right in the backyard, with deep water (tidal) dockage. Keep an eye on the underwater fluorescent green lights, nighttime action is guaranteed!

Newly added Ms. Pac Man old school arcade game, very popular with kids of ALL ages., as well as a pool table.

Pool heat is an optional extra at $25/day.
Please note that pool heat can reach temperatures of 83 degrees but will not be as effective when temperatures drop 50 degrees as the air is too cold.
Pool slide is no longer attached as some pictures might indicate.

Small dogs are considered, for pre approved pets there will be a fee of $350 per pet.

RATES
Rates are quoted on a per night, per week or per month basis as noted. Unless specified, check-in time is after 4:00 p.m., and checkout by 10:00 a.m. on the day of departure. Most rates quoted are for a specified number of people (4 for 2-bedroom, 6 for 3-bedroom), additional guests are subject to a per person, per day charge. Charges vary and are subject to change without notice. All properties represented by Opulent Property come fully equipped with television(s), linens, dishes and utensils and an initial supply of soap and paper goods. Other amenities vary per property.

CANCELLATION POLICY
Guest can cancel a reservation up to 72 hours after booking with no penalty. If date of arrival is less than this at the time of booking cancellation is only available without penalty up to 4 pm day of arrival. Any cancellations after such time are not refundable. All funds paid to the date of cancellation will be retained by the rental company as a cancellation fee. Travel Insurance is available to insure the vacation rental investment.

CHANGE OF DATE OR PROPERTY
Any request for a change of dates or transfer to a different unit must be submitted in writing sixty (60) days prior to arrival and any changes are subject to availability and a transfer/change fee. Requests to change property will not be granted after a reservation is paid in full. Requests for changes cannot be guaranteed. No changes may be made within 60 days of the arrival.

CHECK-IN
Upon receipt of full payment your Reservation Confirmation will be emailed to you. Your check-in information and instructions on how to obtain keys to your unit will be emailed to you 3 - 5 days prior to arrival. Check-In time is 4:00 pm. To request an early check-in, please call or email us as your earliest convenience, a few days prior to your arrival to see if we can accommodate your request. If early check in is available a fee will be charged to your CC on file.

CHECK-OUT
Check-out is 10:00 am on the day of departure. Your entire party must vacate the property and lock up the unit by 10:00 am. Failure to check out on time may result in a $150 late fee. The Property will be inspected and cleaned upon your departure and the cleaning fee has been included in your total rental fee. Late check-outs after 10:00 am can be requested. You will be charged for a ½ day rate until 2:00 pm, departures later than 2:00 pm will be charged a full day’s rate. If you would like a late check-out, please plan with us at least 24 hours before departure time. Late departures are subject to calendar availability and cannot be guaranteed.

CONDITION OF RENTAL
The property shall be in the same condition upon departure as at check-in. Normal wear and tear are excepted. Owner or its agents may enter the property at reasonable times to make repairs or provide maid service. Guest may cook in areas specifically designated for cooking. Guest must immediately notify Owner or agent of fire or any damage to the property. Guest shall be liable for all acts of the family, invitees, employees, or other persons invited into the property. Guest may not sublet or assign this rental agreement. Guest shall be responsible to return all keys and gate or garage door openers upon departure. Guest shall abide by the House Rules of the Owner, Property Manager, Condominium Association and/or the Booking Agent as provided to Guest. Guests shall not bring any pets onto the property. Guest will not smoke indoors. No events or parties shall be allowed without prior consent. Additional charges may apply. No catering or outside music permitted without prior consent; additional charges may apply. Guest shall not permit any use of pool or Jacuzzi by unsupervised children or other guests and shall keep gates closed. Guest and other invitees shall use the pool and Jacuzzi at their own risk. Guest understands that there are certain inherent risks to person and property located adjacent to the ocean or to a golf course, including the possibility of drowning or being struck by a golf ball. Guest acknowledges that the owner would not rent the property unless the Guest accepted this condition.

PROPERTY DAMAGE PROTECTION
Opulent Property Management requires all guest to pay a nonrefundable Property Protection fee (covers reported damage up to $1500). This protects the property manager/homeowner against accidental property damages (flooring, walls, appliances, or furniture) by guest that may occur during a stay. It does not cover damages caused by deliberate and malicious intent, or because of breaking the house rules.
Should the Owner of any property managed by us elect to no longer rent their property for any reason, you will be relocated to a comparable property as determined by us. If a comparable Property is not available, you will receive a full refund.
Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in. If a renter is evicted by us, the Condominium Association or their property management, or law enforcement, you will not receive a refund of any kind.
Although each property will be completely equipped for rental purposes, we cannot accept responsibility for aesthetic conflicts. We reserve the right to change your reservation from one property to another comparable property due to any unforeseen circumstances. In any such case, we will notify you as soon as possible.

LOCKOUT SERVICE
After entering the Property, place the key BACK inside the lockbox. We do not offer emergency lockout services. If you do get locked out during business hours, we can arrange for an independent vendor to come out, but there is a charge for this service for which you will be responsible. If the lockout is after hours, the charge will be higher. If a locksmith needs to be called to the Property, the charges will be assessed due to the circumstances by the locksmith. These charges will be processed on your credit card and are not payable with the damage waiver or security deposit.

PROPERTY EQUIPMENT
All properties -homes and condos- are privately owned and equipped for basic vacation needs. Basic starter supplies such as soap and toilet paper are usually provided by the individual owner. We will make every effort to make sure this is the case; however, this cannot be guaranteed. To be sure, please bring supplies with you. Grocery stores are very close if you need to get some immediately. Maintenance problems in Property will be handled in a timely and professional manner provided we are given notice of a problem. Please let us know immediately upon arrival of any issues with Property.

MAXIMUM OCCUPANCY
Each property has a specific maximum occupancy. Take note of the maximum occupancy allowed in the property before making a reservation. The maximum occupancy includes all members in the party regardless of age including small children and infants. By exceeding the maximum occupancy may incur additional fees and/or eviction without refund.

RENTAL RESTRICTION
Renter must be 25 years of age. Submitting a reservation request authorizes us, at our sole option, to perform a background check which may include a credit inquiry.

Had a great mini vacation at the perfect spot in Jacksonville. Just enough away to get peaceful serenity but not so far that you can't make a quick run for beer! We enjoyed swimming in the heated pool, fishing from the dock and taking in the wonderful views. Highly recommend this gem!

We really enjoyed our vacation. The location was beyond what we imagined. Love watching the dolphins swim by the dock! The only thing I could say negative about this place is the dock could you a facelift . It’s splintery V so make sure to have shoes on. But other than that it was perfect

We've used VRBO for several property rentals. This booking went through Opulent Property Management and these folks are first class. Little details add to your check in experience. The house was already set up for us. Lights on, ceiling fans running and music playing. Forgot your toothbrush, no problem. Everything says welcome. The house came as advertised. Very nice home in a quiet neighborhood. Great backyard for kids & pets. Our Golden enjoyed the stay as much as we did. Five stars from us! Jim & Carole

We had an amazing stay at this property. The view is absolutely beautiful. We came to visit my brother who just moved to Jacksonville. Had 4 adults and 4 adult kids in the home and a dog. The fenced in yard was wonderful for my dog. If you walk the neighborhood there was a loose dog running around. Overall very enjoyable. House was just as stated and had everything there for you.

Location was great. Best fishing we have ever had off a dock. House set up for us was good. Had the pool heated, but still a bit cold when the weather is only 70 degrees outside. Need a little bit more detail on the cleaning - behind chairs, etc. All of us did get many small bites on our legs, arms and necks. Be careful when you are outside by the water as you will get attacked! Kelicia was great! She was available and responsive to all our needs.

We booked this house in particular for a relaxing family vacation where we could all just enjoy each other and do some fishing as well. It did not disappoint! The house was very clean and well stocked with all essentials. The beds were all very comfortable. The fishing was great (in spurts....but that's just fishing) and we all really enjoyed the dock for the fishing, dolphin watching, big cargo boat watching, and the sunsets were spectacular! Communication with the property manager prior to our arrival was above and beyond anything that I have previously experienced thru VRBO and it was very much appreciated! The place was perfect for what we were trying to get out of this vacation and I would highly recommend this house. Thanks so much for sharing your lovely home!

Our stay was incredible. Perfect combination of fun and relaxation. The house is beautiful and well equipped. The setting is amazing with a great fenced back yard which was perfect for our pups, beautiful pool overlooking the St. John's river. We hung out in the pool watching the sunset and wildlife/Dolphins all from the backyard. You do need a car if you plan on doing excursions. For us, that was not a problem and we enjoyed some activities during the day and were able to come back to this paradise home/setting to relax. We toured St. Augustine, did shopping, boating, ghost tour adventures in Ferdinina, went to Mayport to the beaches and also visited close by parks for hiking and hanging at the beach. There are several parks close to the house or you can take the ferry to Mayport. The hosting family is amazing! They helped us with many different things from places to go to spending time getting to know them. I would call them our friends and hope we cross paths again in the future. We also felt very welcomed in the community. The property manager is also amazing and very attentive making sure your escape from reality is truly perfect. We loved it so much that we hope to go back in the future!

We had such a wonderful time. Everything was perfect. If I had only one complaint it would be that the neighbors require you to be extremely quiet and it made outside time at night tough. One neighbor did come over on our last day and was very kind. Overall it was everything we wanted and needed. Florida Gator baseball was on so we probably cheered too loud. 😂.

Located on the beautiful St Johns River and close to Talbot, Amelia, Fernandina, Jax Beaches and St. Augustine. We enjoyed every minute of our month long stay. Opulent and the owner(Rachel) were great. We fished off our private dock then went swimming in our private pool,. Every room had a TV. The kitchen was well stocked, even had pizza trays. There is an extra freezer and fridge in the garage. Every day we walked our dog around the neighborhood, to be greeted by friendly neighbors. We are gonna give Rachel's Island Retreat 5 stars

House is as pictured. Kitchen is well stocked for a family cooking three meals a day from scratch. It was short some spoons and a couple cake pans but we bought those and left at the home. The neighborhood was very nice. Neighbors were welcoming and friendly, helpful but not overwhelming. It was quiet and felt safe. A car is a necessity and everything is across the bridge and 15 minutes away. It was easy to ride our bikes around the neighborhood without fear of getting run over or feeling like we were imposing on drivers. Minimal traffic with just people coming and going in a residential area. Furniture was comfortable and sufficient for our family of six. Bedding was comfortable. I would like to see a simple hook on the side of the vanity next to the shower in the master bathroom so that a towel could be hung right next to the shower. The host was the most gracious we have ever encountered, pushing the St. Croix host down to second spot. It seemed like both the homeowner and the management company truly cared that we have a nice time so, as example, when we wanted to know where the farmers market was or what beach to go to and so on, the homeowner not only sent us info via text but came to the house and showed us on the map where to go. It was fun watching the dolphins going up and down the river. Seeing all the ships was also interesting and we spent some time with the kids learning how ships are loaded, configured, scheduled and navigated. Very nice home/owner.

My family and I stayed at this property for a week in July. We knew from the pictures that it would be lovely but I dont think the pictures do it justice. It was more than ample for the 9 of us space wise but the view was out of this world. We loved the pool, couldn't fault it, the kids had a special time. Amazing deck/shaded outdoor area. Fabulous kitchen, I cooked for our large group several times and had no issues. The neighbourhood is very quiet indeed, a car is very much a necessity. We visited the nearby slave encampment with my 11yr old son which was very profound. I would totally recommend and would stay again.

This property was perfect for our family of 7+one 1yr old. The pool was great we appreciated the bathroom off the living room for pool convenience. All the floating items were pumped up and setting out for us. We recommend the nearby restaurant Palms Fish Camp. We loved it!

we had a wonderful staycation the house is gorgeous, the fishing was great it was so relaxing we added another day. We use VRBO and other agencies for may of our getaways never have we been accuse of breaking a coffee maker, that we never used it was already broken. I am a reasonable person, but we are also people that don't complain much either. we believe in making the best of what we had and enjoying ourselves. The bed in the Master bedroom my and my husband thought it was going to break just from sitting and laying on it, but we dealt with it. when we leave a property we leave it in the best condition we can possible even though we know we pay for house keeper to come in after. Now, I did add a load of white sheets a a lightweight grey spread to the washer before we left no bleach. maybe the sheets did change colors, I don't know, but i can be reasonable I didnt mind paying for them even though another run in the washer with a little bleach would have fixed everything. We left thing this was such a wonderful family getaway and wanted to return. when i got home I received some rude calls and texts from Oupulence Mangement , calling me by my first name with a attitude telling me they are filling a claim against me and and continued down the line of being rude and disrespectful. I tried to call many times to settle the issue they will not pick up my calls. The only thing i get is in a text with threats and saying send a check. Mind you this is for a sheet set and a quilt. I call to let her know I had put insurance on our stay so the items will be covered but I am still being threaten with claims. Oupulence Management is awful, they turned what could have been awesome stay to somewhat of a nightmare.

The property was situated on a beautiful water front where we watched dolphins and boats go by daily. The pool was nice once cleaned properly. The house was large and comfortable for all 12 of us. Bathrooms were very nice and clean. Enough towels and linens. Tv room was comfy and channels were plentiful. Location was nice - far enough from city but close enough to drive to many of the areas attractions. Zoo, Cattyshack, Beaches. Jacksonville was a lot more nature than I recalled. Boats and out door activities. Animals lizards, dolphins, manatees, birds of all kinds. Quite lovely to just sit in pool and watch it all. Fun outside restaurant walking distance. Property manager was VERY receptive to all my texts.
