The price does not include:
Mandatory extra cleaning in case of animals (€ 50,00 per animal per week or part of week and up to 2 medium sized pets). Acceptance of animals to the facility must be previously authorised by the owner upon communication of the number of animals, size and breed.

La Leopoldina is a charming 19th-century Tuscan farmhouse located in the hamlet of Giuncarico in the Grosseto Maremma. Meticulously renovated, the villa retains original features such as terracotta floors, exposed ceiling beams, and stone walls. Bright interiors reflect an eclectic mix of classic and modern furnishings, creating a welcoming and elegant atmosphere. Surrounded by a vast park with views of Morellino vineyards, La Leopoldina offers tranquil outdoor spaces, including a pergola for al fresco dining, a gazebo, and a unique beach pool. Its location provides easy access to Tuscany’s beaches, historic towns, and renowned wineries, ensuring a memorable stay.
Interior:
The villa (approximately 165 sq m) spans two floors, connected by an internal terracotta staircase. GROUND FLOOR - Open-plan area with a dining table, living room, and kitchen with direct access to a pergola set up for outdoor dining; hallway leading to a double bedroom with sitting area and en-suite bathroom with shower and French windows opening to the garden; guest bathroom; laundry room with garden access. FIRST FLOOR - Hallway leading to a double bedroom and two single bedrooms; shared bathroom with tub and shower. Air conditioning in the bedrooms.
Park:
The 3-hectare park extends across sloping terrain typical of the Maremma region. Around the house, 8,000 square meters of fenced space feature mixed lawn areas with cypresses, oaks, and eucalyptus trees providing natural shade (despite the fencing, the location of the property may allow for sightings of wild animals). Fragrant plants such as lavender, rosemary, and bay perfume the air. The pergola overlooking the vineyards, located near the kitchen, is equipped with a built-in barbecue for outdoor dining. A nearby gazebo offers a relaxing spot to enjoy an aperitif at sunset. The park is enriched by contemporary sculptures, a glass-mosaic fountain, a romantic well, and a small pond with water lilies. The garden also includes the beach-style pool and a variety of botanical species, from the rock garden to the Mediterranean scrub.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The private beach pool is located on a lower terrace, 40 m from the house, accessible via wooden and stone steps or a gravel path. Beach pool lined in granite; dimensions 58 sq m with depth ranging from 0 to 1.2 m; salt purification; pool terrace in decking equipped with sunbeds, table, chairs, gazebo, and hot-water shower; fiber-optic lighting inside the pool and solar lights in the surrounding lawn; open from the last Saturday in April to the first Saturday in October.
