The space
This stylish, modern studio is the ideal place to unwind between beach days and city adventures, located just moments from Playa del Carmen’s famous 5th Avenue and some of the region’s most beautiful beaches. Set in a contemporary condo building, guests can enjoy a rooftop lounge with a pool, sun loungers, shaded dining areas, and a space for preparing light snacks or drinks. There's also a gym with sweeping ocean views to keep your routine on track.
Inside the apartment, you’ll find everything needed for a relaxed and functional stay. The kitchenette comes with modern appliances, cookware, dishware, a coffee maker for your morning routine, and a blender for afternoon drinks. A dining table and breakfast bar provide space for meals or remote work, while the private balcony is perfect for enjoying the fresh air.
Rest easy on a king-size bed with soft linens and blackout shades, and cool off with air conditioning after a day in the sun. A wall-mounted TV sits opposite the bed for easy viewing, and a sofa bed offers additional sleeping space when needed.

The neighborhood
You’ll be just half a block from iconic 5th Avenue, where you’ll find endless options for dining, shopping, and nightlife, including cafes, bars, boutiques, and lively malls. A short walk also takes you to major stores like Walmart and several of Playa’s top beach clubs—all within three blocks.
Getting around
The condo is in the One Pralia Condo Boutique building, approximately 33 miles (54 km) from Cancun International Airport (CUN). Drive times can vary depending on traffic, so it's best to check your navigation app upon arrival. If you're driving, limited unassigned parking spots are available on a first-come, first-served basis next to the building entrance. Upon arrival, stop by reception to check availability and receive parking instructions.
Other things to note
This property is located in the hub of downtown and therefore, city noise and music from nearby establishments can be heard.
If you arrive by car or if you plan on using one during your stay, please note that there are only a few unassigned spaces available on a first-come, first-serve basis. The parking area is located right beside the entrance of the building. Once you arrive, please stop at the reception to ask if they have spaces available, and they will tell you the instructions. If there isn’t a space available, there are lots that charge by the day, and you can also park on the street just remember to pay the parking meter and display your ticket (from 10 am until 10 pm).
Remember to bring your bath essentials with you, like soap, toilet paper and any cleaning supplies you may need, like garbage bags or paper towels. We do supply some bath essentials to get you started, like shampoo, conditioner, and body lotion. These items are not replenished each time you run out. This stay differs from hotel service. Here, these items are the guest's responsibility.
Electricity is included in short-term stays. For long-term stays over 27 days, there is an electricity charge of $6 MXN per kW (according to the meter reading at your arrival and departure).
Daily housekeeping is not available however, if you’d like a mid-stay cleaning, one can be arranged for a fee. Please let us know in advance.
Guests will need to sign a Rental Agreement upon booking confirmation and/or upon arrival.
A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.
Security cameras are used on the exterior of the property for guest safety and security reasons only.
WE KINDLY ASK ALL GUESTS TO ABIDE BY THESE HOUSE RULES:
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind (tobacco or cannabis) inside the unit, and the use of any recreational drugs on the premises is strictly prohibited. Failure to comply will incur a $500 penalty.
- No parties, events or illegal activities are permitted. Excessive noise is not tolerated, especially after 10 pm, to respect the neighbors.
- No more guests than those listed in your reservation are allowed.
- Renters agree to cover any charge related to damages caused during their stay or cover necessary extra-cleaning charges if needed after their stay.
- Renters must provide a government ID on check-in day and may need to show ID during their stay when identity verification is necessary.
- Pets are not allowed.
- Please respect the pool hours and pool rules at the condominium complex.
Interaction with guests
This is a self-check-in unit using a code to access the keys in the lockbox. Full instructions and all necessary access codes will be provided to you before your arrival.
