Kite House is a stunning luxury villa at Playa del Carmen, situated within the Playacar Phase One gated community. Steps from the beach and about fifteen minutes on foot from the town's Quinta Avenida, the villa offers a superb balance of privacy and prime location, with views of ancient Mayan ruins and the Caribbean Sea. The contemporary architectural gem balances sustainable design and naturalistic features with smart home technology and five-star amenities. Four superb bedroom suites—including a fabulous entertainment room that can sleep six teenagers—accommodate families, destination wedding guests, and large groups of friends. The talented private staff at Kite House includes phenomenal cook services.
Taking its name from its beautiful rooftop of natural wood (which looks like a kite from above), the two-floor home gracefully fuses interior and exterior living spaces. A round-edged infinity swimming pool hovers above the lush foliage, featuring a 5.5-horsepower current system, while the lower deck is nestled amid vibrant gardens, its lounge surrounding the ample hot tub. Perched beside the pool, the indoor/outdoor dining table enjoys views enchanting sea views.
The open-concept interior boasts a large living room and gourmet kitchen with a large, crescent-shaped bar. The inspiring décor balances fine natural materials, a sea-infused palette, and a vibrant modern elegance illuminated by abundant natural light. Advanced smart home technology includes an alarm system, and the villa features air conditioning in every room.
Three of the suites at Kite House offer exquisite private havens for adult travelers or couples, with king beds, deluxe ensuite bathrooms, and outdoor living areas (one of which includes a plunge pool). The fourth bedroom features a flexible layout with a retractable king-size bed (which can fold up into the wall), two sofa beds, and two double-size beds in the mezzanine loft. Ideal for six teenagers or a small family, this room also boasts an outstanding home theater system with projector screen.
Kite House enjoys one of the finest locations in Playa del Carmen, with Mayan ruins in sight, the beach about sixty paces away, and numerous activities within ten to fifteen minutes on foot. Kite House is AMAZING!

I cannot say enough about how amazing this property is. The house itself as well as the location are amazing. Patrick the owner was incredubly accomodating and went above and beyond to make our last minute trip amazing. The beds were incredibly comfortable the hot tub and pool were both perfect as well. Although the weather was not the best the house made up fo it. Thank you Patrick for all of your help.

Fantastic!

The Kite House is everything and more that this listing advertises. The house is beautiful and very well maintained. Irma and Carlos were there daily to clean the pool and spa, do laundry and dishes, and thoroughly clean the house. They were both so kind and lovely. :) Bruno, the property manager was always just a WhatsApp away and answered within 5 minutes whenever we had a question. There are 3 master suites which were all well appointed, very comfortable and private. The huge 4th room (which had it's own bathroom) was perfect for the 4 teenage boys we had in tow, with plenty of room to spare. They watched football on the HUGE retractible screen which they thought was awesome. Wifi is iffy in that room, but strong in the rest of the house. The kitchen is very nice, with everything you need, including a filtered water tap for drinking water that actually tasted really good. Even though we had a car, we walked to coffee in the morning, the beach (2ish blocks away) during the day, and some really fun restaurants at night. Playacar is a great neighborhood and we felt totally safe walking around, even after dark. TAKE ME BACK!!!

Better than what it looks

My experience with Patrick and his crew was above 5 stars. The house has the best vibe ever. Each room there is amazing so it’s farily equal if you come a group of few friends. The Clenaing and Maintnance crew. Are there daily so the house is always neat and this house js all smart house. Long story short loook no further this house is the best house I had in playacar and I have in more than 10 of them.

Perfect Vacation

From the moment we arrived until the moment we left this vacation was perfect. The staff was wonderful, the food excellent and the property beautiful! The set up and location of the house allows for all the doors leading to the pool area to be opened most of the day. You can sit by the pool and enjoy a nice breeze because it is on the second story. The house itself is so unique and up to date with all the latest technology advances. The staff was incredibly helpful and was honestly there for our every need. We were so sad to leave them, our kids still talk about them! The location of the house is very convenient to the downtown Playa area. We walked into town everyday at some point. We felt safe and secure the entire time we were there and never had any issues. The neighborhood is in a gated community so we felt very safe walking around exploring. The owner of the property was very responsive and addressed any questions we had. We will definitely be back!

Simply Amazing

Starting with the personal phone call from the owner was great. Beautiful home, spacious roooms, gorgeous pool and the nicest staff; this place is worth the cost.
