Quality abounds in this beautiful modern 3BR, 2BA rear home. Nestled steps away from Leederville & Beatty Park, your hideaway has everything you'll need for an inner city, yet whisper quiet stay. All bedrooms 2xQB + 2xSB, ensuite to master + family bathroom are upstairs. Brand new BIG smart TV, FREE Wi-Fi, dishwasher, washer & dryer. Secure garage for 2 medium cars or walk everywhere. Chef kitchen with island bench & outdoor courtyard for those balmy Perth evenings. Fabulous location!



The Space:

Modern, new build, light bright, very well maintained 2 story townhouse. Room for the entire family! Outside private courtyard. Reverse cycle AC. All bedrooms are upstairs (aprx 20 carpeted steps) , living downstairs.



Guest Access:

Check-in is a breeze with self check-in via a lockbox located on-site at the house. All details and easy access information are sent the day before your arrival.

Direct access to main thoroughfares, and several bus routes available right nearby.

Bring a car if need be as you'll enjoy FREE parking on site in the double remote lockup secure garage.

There is so much to love about North Perth. The vibrant entertainment and multiple cafe strips, nearby or within - Leederville, Beaufort St, Angove St and the Mt Hawthorn hub. The area is serviced by many bus routes making it easy to get around. Public art abounds and the diverse demographic means you could be staying next door to an Italian nonna, a professional couple, a young family or anything in-between.

TERMS AND CONDITIONS:



📋 Rental Agreement

→ Only the stated number of guests are allowed.

→ Booking constitutes a legally binding Rental Agreement between Guest and Host/Agent:

Property is rented “as is” for the dates and fee shown in the invoice

→ Breaches (e.g. unauthorized guests, parties, pets) may result in eviction and additional charges



📝 Use of Property & Amenities

→ Property is for residential use only and must be kept clean and sanitary

→ Amenities like hot tubs, pools, spas, fireplaces, and decks are used at guest’s own risk, especially with children.

→ No illegal activity or drug use, this will be reported to authorities

→ Guests must not disturb or endanger neighbours.



🚫 Liability Waiver

→ Guests accept all risks during their stay.

→ Host is not liable for injury, loss, or death on or near the property or using amenities.



🔐Access & Security

→ Lockouts: $200 fee, payable before re-entry

→ Lost/unreturned keys, fobs, remotes: $200 per set

→ Emergency fire call-outs: full charges passed to guest if triggered by misuse.



💵 Extra fees:

→ Non-registered guests: $50 per person, per night

→ No illegal drugs or smoking indoors: $250 fee for deodorizing

→ Smoking damage outdoors (furniture, decking, etc.): $250 fee

→ Pets not allowed, unless approved in writing – $250 penalty + cleaning fees

→ Excess rubbish/cleaning, improper bin use, and missing/damaged items will be charged accordingly.

→ Unauthorized early check-in or late check-out: May incur a fee starting from $100, depending on how long the early or late stay is.



💳 Cancellations & Refunds

→ Full refund: cancel within 48 hrs of booking if check-in is 14+ days away

→ 50% refund: cancel or change dates at least 7 days before check-in

→ No refund: cancellations or date changes made within 7 days of check-in



⚖️ Default & Legal Action

→ Failure to comply may result in:

– Immediate removal from the property

– Loss of rental fees and bond

– Recovery of any legal, cleaning, or repair costs from the guest



📜 Governing Law

→ This Agreement is governed by the laws of Western Australia.

→ Booking confirms acceptance of all terms outlined above.

Spiders and roaches

Throughout our stay we had spiders in our bed and roaches in the living room. There was worms on the wall. House was in need of a pest control and outside area needed to be cleaned properly, bathroom tapes were all rusty and hard to open and close. When both showers in use the 2nd shower upstairs water pressure completely dies out. Garage remote doesn’t work at times you have to shake it around and hope it works. Only one set of keys were given even though it’s a 3b house and 4 adults.

Great location

Short stay close to CBD and short drive to Charles Gairdner Hospital and PCH. We were so happy to stay here, rooms were plenty large enough, ease of a lower floor toilet. Garage to house a large car or 2 smaller ones with ease. Kitchen had all needed for a cook up. Communication with host fantastic. Highly recommend!
