When you get the urge to explore, Pier Park is just 3-4 miles away with over a million square feet of open-air shopping, restaurants, and attractions. Please note prior to booking there is a 25-age requirement to book this condo. Person who books must be 25 at the time of booking & present during the entire stay. Please also, note everyone in the party must be 25 or older unless under 18 & accompanied by somebody 25 or older. This is strictly enforced. We do not allow 3rd party bookings. Failure to meet minimum age requirement of all guests upon check in guests will be evicted and will not be refunded for the stay. After booking a signed rental agreement & a copy of the person driver's license who booked will be requested. Rental Agreement & Driver's license must be sent back within 48 hours of booking to secure your reservation. If no signed rental agreement & driver's license is sent back within 48 hours guests forfeit reservation & will not be refunded.
This property does not allow Spring Breakers under 25 years of age. Absolutely no exceptions.
No unregistered guests allowed in the property; violation of this rule will result in immediate eviction with no refunds given. We do not allow extra guests - including children of any age, we count heartbeats - and only allow the number of occupants, that the unit sleeps. This unit sleeps 5 people max per the fire marshal. This includes children of all ages. No exceptions. If the fire marshal is called to the unit because you are over the legal occupancy, you will be responsible for the fine associated with him coming out & will be evicted immediately.
Ring Camera Notice: For your protection & ours, we have a ring camera on the front door that records audio & video. Do not tamper or cover the camera. If you cover or tamper with the camera - you will be evicted immediately & no refunds will be given.
No more than 2 vehicles are allowed. The resort has 2 designated parking spaces for each unit. We do not allow overflow parking. If more than 2 vehicles are brought the resort will tow, and you possibly could be evicted with no refund. No exceptions to this rule. There will be a proximity card left in the unit for guests. That card is how all guests will be able to enter Gulf Highlands security gate. The card must be left in the unit when a guest checks out. If the card is missing, damaged, or lost during the stay guests will be responsible for the $25.00 charge to replace the card.
No outside golf carts or scooters are allowed within the resort.
No smoking if any signs of smoking are documented, the renter agrees & will be charged a $300.00 fine.
Check In Time is 4pm check out time is 10AM if you are not out of the unit by 10:15 am, you agree to be charged 50.00 per half hour charge.
Check in is 4pm central on the day of arrival & checkout is 10am central on the day of departure. We do not allow early check ins. By booking guest agrees to wait to go to the property until the 4pm check in time or when you have been told by the office that the unit is ready.
Quiet Hours are 10pm to 8am. If we are notified by security of guests be disturbing to others, you could be evicted with no refund.
This unit is not pet friendly. If we are notified that you have a pet in the home, you will be evicted immediately with no refund. If any evidence of a pet is found during inspection after your checkout you will be charged a $500.00 violation fee.
Failure to take out trash or excessive cleans caused from guest's additional charges will apply. The management company will have the right to charge the guest between $150.00- $300.00 for failing to abide by this rule.
This property provides a grill. All guests are required to clean the grill before checking out. Absolutely no exceptions. Upon inspection after your checkout if this has not been done you will be charged a $100 fee. Please be respectful & clean the grill after each use.
Please note we only provide a starter pack of Amenities, just to get you through the first night.
One roll of paper towels, 1 toilet paper for each bathroom, 1 trash bag for each trashcan, 1 sponge for the kitchen, 1 cascade, 2 pods for laundry, 1 bar soap, 1 shampoo for each bathroom, & 1 conditioner for each bathroom. We do not provide these items for your entire stay.
We respectfully ask all guests not to move the furniture around. All the furniture must be placed back where it was found. During the checkout inspection if furniture is moved around & not put back additional charges will apply.
The damage waiver included in the booking breakdown does not cover missing items. Examples: missing wristbands, missing beach towels, missing kitchen ware, missing linen, or missing parking passes. Guests will be responsible for paying for those charges.
There is a damage waiver included in the booking breakdown that covers accidental damages. That rate is for stays less than 30days.
If a guest books a 30-60 day stay the rate does increase for those type of bookings. Guests will be responsible for the difference in the price.

Gulf Highlands Terms & Conditions: If any of these rules are violated by guests you will be responsible for the fine associated with each violation & will be evicted immediately with no refund.
- Not following leash laws. All dogs must be on a leash when outside of the condo at any given time. $50.00 fine (Applies if the unit is dog friendly)
- Not following pet waste regulations. All waste must be picked up from your dog. $50.00 fine (Applies if the unit is dog friendly)
- No parking pass. All vehicles must have parking pass displayed in the vehicle. $50.00 fine.
- Reckless Driving of Golf Carts. (This includes renting through the resort) $100.00 fine.
- Underage Golf Cart Driving. (This includes renting through the resort) $50.00 fine.
- Feeding Wildlife ( Example: Turtles, fish, & birds ) $50.00 fine.
- Violating Noise Ordinance $50.00 fine.
- Offensive or Unlawful Activities $100.00 fine.
