The house was perfect but the cleaning of it was not. Toilet had not been cleaned, sweeping was not done. Outside area could have been cleaned. Outdoor kitchen was not wiped down and mop was laying on the back deck.

This house could be great but it lacked TLC. We did enjoy the outdoor kitchen but it was pretty dusty along with the rest of the outdoor areas. Outdoor and game room tv's did not work. Our family made it work but wasn't one of our best stays.

We had a great time. Check in was simple and the house was very clean. The inside kitchen was everything you could ask for. Being summertime we spent most of our time on the decks overlooking the river and in the detached party/grilling room. Fun memories were made at a great house.

The house was crazy, but cool. The open area overlooking the river was perfect. That deck was great for morning coffee. The coffee pot was not clean....we bought a new one and left it for future guests. Great time,,.our family loved it ages 1-62

Birthday Weekend Getaway

My wife and i booked this house for 6-12-2025 to 6-15-2025 for my birthday. We invited our 4 kids to come and spend some time with us by the river. We had an outstanding time and we loved the house. We had one little issue with one of the AC mini splits not cooling properly but my wife contacted the property manager and within an hour, the AC repair man fixed the problem. I loved the back deck and patio area. This was the thing i loved the most due to the fact that i love the outdoors. I love to cook on the bbq pit and i was very impressed with the heavy duty bbq pit. I used the pit every day that i was there. My family and i will definitely be back at this house again sometime soon. There is alot of room inside and it reminded me of being in a maze. The way the stairs lead around the house from front to the back and from the 2nd floor to the bottom floor. I would like to tell the property manager that this was probably the best birthday weekend ever and we were so pleased with everything that you provided. So professional and quick responses. We will be back.

Great House and Location

Every year we do an adults only river trip. This house was perfect. Beds were comfy and the outdoor kitchen/hangout area was the bomb. We will definitely be renting again.

Good rental

This is a cute house. Would definitely stay again. The back deck could use a little tlc, the back stairs are a little steep, and there was a little lack of kitchen items needed if you don’t bring what you know you will already need like we do. Overall it has plenty of house and outside area to not be crowded while we were all in the same area. Easy access to the river which really worked for us.

House of doors

I don’t like to leave bad reviews but I have stayed at plenty of vrbos and typically I am very picky about where we stay but my older brother liked this house and reviews weren’t terrible so I booked. Pros: great location & easy access to the river. My son and nephews loved it. This house definitely has potential but doesn’t seem well thought out. It was a very quirky home with a lot of doors. The bunk room where the kids stayed was the cutest room in the house. The boys loved it! Cons: first thing I’d like to mention is that every room has an ac unit due to no central ac but the one downstairs in the living room was the problem. Even at 74 temp it could not keep up with the Texas heat and I noticed that it was dripping a lot of condensation which can be normal except that they placed a tv, router and electrical outlets directly under it so we had to bring a fan in and turn it off. It’s a fire hazard and clearly not thought through. Secondly it was very dark and lighting was minimal and probably to hide the uncleanliness. It’s in the woods on the river so maybe they are going for the primitive feel but at night I watched a roach fall from the ceiling and then my nephew killed another. It just made me feel dirty and uncomfortable. Overall the place was not terrible but more than likely will not book again. I only leave the review so that hopefully the host can or the property management company can correct the issues. This house has tons of potential!

The Yellow House

The house is quirky with a unique layout. The river access is amazing!! Linens were provided and the home had pretty much everything we needed. The only issue is what would be considered the master suite is directly below the bunk room which has stairs into the master suite. Having the kids right above us created noise we weren’t expecting.

Great time, great house!

This was our 2nd time renting this home. The house is great, especially the outdoor area. The location is quiet and secluded. Unfortunately, both times the house was not as clean as we expected. You should also know that when they say that linens are not included, they mean that you have to bring your own pillows and blankets/bed coverings, not just sheets and towels.

The vacation rental with the absolute LEAST

We come to the river with friends every year. As long as there’s a roof over our heads we will still have fun. The house by no means made our stay unenjoyable but I don’t think we’d stay here again. First of all, absolutely nothing is included: no bed sheets, pillows, towels, toilet paper, soap, even the water dispenser and ice maker in the fridge/freezer is disconnected and can’t be used. You have to bring everything - literally everything. Parts of the house get very cool with their ac units and other parts don’t, like the bunk rooms. At night there are cockroaches literally everywhere. The house doesn’t look or feel very clean but it isn’t particularly gross. There’s no dishwasher. No scrub brush or sponges. No soap. If you’re going to use any dishes you need to bring all your own cleaning supplies. All in all, we spent nearly three grand to stay here for a long weekend, and instead of a nice hospitable place, we basically got a roof and a mattress. Pros: river access is good and it’s on a nice part of the river. The back patio is great as long as you don’t mind cockroaches. The outdoor kitchen garage area is really cool. Close to the horseshoe if you want to float the Guadalupe, close enough to Gruene and new braunfels that those trips are short and easy. Really not a bad place, but the hosts are either extremely lazy or extremely cheap not to provide literally any kind of amenities at the price they’re charging for this house.

Great Experience

I’ve been going to the river for 20+ years and this has been one of my favorite houses to stay in! It’s a true “river house.” There’s nothing glamorous about it, but the house is cute and quirky and has a cool layout. You literally feel like you are in a tree house. We spent most of our time on the back deck or outdoor kitchen area (which was great!) It’s a short walk down to the river and had a cool hangout spot down there. The river is a little low so we were able to put chairs out in the water and just hangout. The walk back up is pretty steep and there are a lot of steps. I wouldn’t recommend it for anyone that has a hard time getting around. We had a small issue with the a/c not working in one of the bedrooms. I called the property manager and he had someone out within 30 minutes to fix it. Great service! Overall - we would totally stay here again!

Great stay

We had a great time while staying at this property. The outdoor kitchen came in handy! Plenty of deck space and area to relax outside. Be careful if you plan on taking elderly people. The floor is not completely flat. There are areas indoors and out that are different levels. The house was dark, but only because of dim lighting and a few bulbs being out. Also, if you plan on bringing small children, mind the open hole in the floor upstairs next the bathroom. It goes all the way down to the laundry room. Overall, this house was neat and we had a lovely time!

Small getaway for friends

The property is in a great location. The outdoor space is the best part. We spent most of our time outdoors enjoying it. Plenty of beds and room for our group. This place could comfortably sleep12 plus adults as well as a handful of children.

Birthday Getaway

We had an amazing time for my birthday and Memorial weekend. Lots of room and the outdoor kitchen was the best part of the stay. A couple of the AC units didn't work but house stayed comfortable. River access was the perfect way to relax right out the back door and down the stairs. We were disappointed there was not a dish washer or fire pit as described in house details.

Filthy disappointment; so dirty we couldn’t stay!

We rented the house for our anniversary and made the drive out to walk in to the strong smell of smoke, dirty fridge, counter tops, food on surfaces including the stove, party on the deck never cleaned up, doors not properly secured, the list goes in and we have pictures to prove that what we walked into was NOT safe or sanitary! The exposed light sockets and black mold upstairs were disgusting and hazardous! We obviously didn’t stay and we had to scramble to find accommodations for the long weekend last minute. I immediately informed the property manager, who apologized and promised 100% refund via email, but I have not received a response regarding eta or seen the refund hit my account. The entire trip plus a cleaning fee and deposit were all charged prior to our trip and we never even stayed a night! During a pandemic, you advertise proper sanitation measures but no sponge or broom was even used in there let alone additional sanitation measures.
