Stayed three nights during the Kona low of March 2026. Great location, well appointed studio condo with great views and never ending surf sounds. To be fair, the weather was terrible during our stay so we did not get to enjoy the front lawn and pool or actually see a sunset. The bed is great, but the couch is a little hard. The kitchen has everything you need. For future vacationers you should know tha this area is extremely busy with beach goers that utilize the magic sands beach adjacent to the property. Lots of vehicular and pedestrian traffic past the property, although it was nice to have a coffee shop, laundry room and restaurant right in the building.This is obviously an older building in which this unit has been nicely upgraded. The only downside is that if you have stormy humid weather it is very hard to dry out the unit. The front sliding doors do not seal well, nor does the louvered window in the bathroom. The weather was relentless and when running the air conditioner the tile floors would get slick. Under normal weather conditions I don't think you would have any issue, in fact you probably would not need to use the air conditioning, just let nature do its thing.

Amazing views!! The sunsets were spectacular!! We loved everything about this property. It was so well stocked, clean, right next to an amazing beach and just what we wanted for our stay!! We highly recommend this property for anyone looking for a place to call home while on the Big Island.

The pictures accurately depict the condo—it was very clean and had everything you need for a comfortable stay! The views were absolutely amazing. The location is perfect, close to plenty of restaurants, shopping centers, and a beautiful beach.Our host was incredible and always responded quickly. The only reason I gave 4 stars was due to a mix-up with my booking, but the host took exceptional care of us and went above and beyond to make sure we were comfortable and able to spend as much time with my daughter as possible.Overall, I am extremely blessed and thankful for this experience!

We stayed in this great apartment for 3 nights. Very nice view of the ocean. And as it’s directly on the ocean you hear the waves on your room. The unit has a nice kitchen so you can cook a small meal if you like. There’s a beach right next door which is great for swimming. The pool is nice and warm as well. Unit comes with a parking spot so all very convenient. The airco is a mobile unit. We didn’t use it, cause we just kept the ceiling fans on and the doors open as suggested. One tip: first night I thought the bed had a big dip in it. Turned out one of the rods that keep the mattress in place had came loose. Easy fix. And slept great the next 2 nights.

Magical stay at Magic Sands

This place is great. Honestly I think it’s the best beach rental we have ever had. It’s clean and has everything you need in the kitchen and for heading to the beach. The restaurant downstairs is really good. The parking is super easy. The beach by it has a lot of people but you don’t really need to go there because you are truly at the beach right from your living room looking over the water. We only used the beach to get in the water for snorkeling and then came back to the room to watch the waves. We explored the entire island from this place. It is a great central location. I highly recommend. Not a single thing I would change. View from living room at sunset

Beautiful condo with spectacular view

This condo is absolutely gorgeous. My husband and I have traveled to all the Islands and Kari's place was by far the best we have ever rented. It is right over the ocean just as the photos show. We had the slider open day and night to hear the wonderful sound of the surf. The condo itself is beautifully and tastfullyl decorated. Comfy king bed with quality bedding. The living area is so comfortbable too. The place is spotlessly clean. The kitchen has every thing you need. There is snorkel gear, chairs, umbrella snd coolers. Honestly, we've never been to a rental so well stocked and with quality towels, linens etc. Kari is the sweetest and most helpful person! We have showed friends photos and they can't believe how wonderful it is. We will definitely be goind back there next time we are on the Big Island.

Perfectly Stunning

I was immensely pleased with this rental! The property was exactly what was described in the listing. More importantly, however, the view was incredibly amazing. This rental is a perfect property for two people. It had everything you need if you wanted to cook or just relax. But the most important thing is the view! The water is right there and the sunsets were breathtaking. I can’t recommend this property enough!

Amazing location and views

We stayed here just before Thanksgiving and we had the most amazing time!! The views are stunning!! I have so many photos of the waves and fish swimming in the surf and sunsets. The location is perfect. Right next to a beautiful beach with easy swimming and snorkeling. the attached restaurant also had great food and drinks. We will 100% stay here for any of our future stays on the island!

Gorgeous condo on swimmable beach

The condo is absolutely beautiful, with everything you need and a gorgeous view. The bed was comfy and so was the furniture. We enjoyed sitting by the sliding doors, enjoying the view and the breeze. The inside of the condo is perfect, but the outside area is very minimal and the street can be loud. The beach was always crowded because it’s one of the best beaches on the island. We liked that we could just walk over there and go for a swim in the morning and evening. So close and easy! We were there in August and it was hot so we were happy we had the option of A/C, which we only used while sleeping. Overall, would definitely recommend, if you want proximity to a sandy beach.

Amazing stay at the beach in Kona!!

We had an absolutely amazing time staying at Kari's place! We've never been to the big island before but now having visited we can see how rare it is to be able to stay oceanfront, especially with a sandy beach right there! The location is seriously perfect, we loved just being able to lie in bed or sit on the couch relaxing and hear and see the waves crashing, and being able to walk downstairs to the beach and get food at the beach shack or restaurant. The food at both was also SO good, breakfast at the shack was our favorite! The apartment itself was also so nice and well-appointed, exactly as pictured, check in and out was super easy and Kari was very communicative. We would absolutely stay again next time we're in Kona!

Kona Magic Sands condo

Great place for couples or families with just one or two children (all units are studios, so for our extended family of five we rented two units). All units directly face the sea although the sea wall blocks the view of the ocean for ground-floor units. Pool (salt water) is great and the Magic Sands beach a 1-2 minute walk. Wonderful place for our six-year-old grandson. This unit (the one reviewed here, third floor) was exceptional in all respects, but especially in being so well equipped for guests (e.g., everything from beach chairs to ketchup and mustard). Restaurant and little breakfast/lunch bar are attached to the building and quite good. A little too far from central Kailua-Kona to walk to restaurants and shops, but only about a five-minute drive. Great scuba diving experience with Kona Honu Divers.

By the shore break

Nice property in general. There are three flights of stairs to climb. The condo is in excellent condition, including a well appointed but small kitchen. Exterior of property is not as pristine as the condo itself. You are right next to the shore break, so we found sleeping with the glass doors closed and the AC on, preferable.

Spectacular

Even though we are familiar with Kona and the Ali'i Drive area, this condo exceeded our expectations. Perfect place for honeymooners and couples. The location is perfect, the surf breaking below the sliding glass doors about 50 feet from the building and great beaches on both sides. A lot of care went into the very recent remodel, and there was no cutting of corners in fixtures, furniture, or furnishings. Kari was very accommodating and responsive before and during our stay. This is everything you would want for a vacation in Kona.
