The Space:
Tropical Greens Villa is a beautiful 3-bedroom, 2-bathroom retreat in the exclusive Beach Village community of Palmas del Mar Beach Resort, Humacao, Puerto Rico. With stunning views of the ocean and golf course, this multi-level home offers a spacious living area, a fully equipped kitchen, and a dining room where you can enjoy meals together.

Whether you’re relaxing by the beach or taking a dip in the nearby pool, this villa is perfect for a peaceful getaway. It comfortably sleeps up to 6 guests, has air conditioning throughout, and includes a washer and dryer—ideal for longer stays. Enjoy the perfect coastal escape at Tropical Greens Villa!

IMPORTANT NOTES:

#1: Guests will need to take two flights of stairs to reach the villa, as there is NO ELEVATOR. The property is on the second floor.

#2: This 3-level villa has several staircases. To access all bedrooms, guests must climb different sets of stairs. This property is located in the community called “Beach Village”, which does not legally require elevators in any buildings since they have a maximum of 3 floors. Please take this into consideration if you or a companion has any disabilities.

LIVING AREAS

When you enter Tropical Greens Villa, a flight of stairs leads to the main level with an open layout connecting the dining room, kitchen, and living room. The dining area features a 6-person table with stunning views of the golf course and beach. The living room has a flat-screen TV and a comfy L-shaped leather sofa for relaxing. Both the living and dining rooms open to the beachfront balcony off the master bedroom, which is also located on this main level.

SLEEPING ARRANGEMENTS

- Master Bedroom: This bedroom is located on the main level and features an ensuite bathroom with a tub, a queen bed, closet space, and a private terrace with 2 chairs and spectacular views.
- Bedroom 2: located on the second level of the property. Features a comfortable queen bed.
- Bedroom 3: located on the second level of the property. Features two twin beds.
- Shared Bathroom: Bedrooms 2 and 3 share a full bathroom.
- All bedrooms are fully air-conditioned and have black-out curtains.

PACK AND PLAY (SUBJECT TO AVAILABILITY):

We can leave a complimentary Pack and Play at the property upon request. This should be requested upon booking or no later than 5 days before arrival. Pack and Plays are subject to availability.

KITCHEN

Tropical Greens Villa features a simple but fully equipped kitchen with modern appliances, including:

COMMUNITY POOL

Dive in, cool off, and make the most of your stay at the community pool.

Pool Hours: Monday - Sunday 9:00am - 7:00pm

To access the pool, you’ll have to take with you a blue bracelet that will be left on the counter inside the villa. You just need to scan it at the pool’s entrance.

IMPORTANT: Please only take the bracelet when going to the pool. Keeping track of the bracelet is very difficult. Upon check-out, please leave it where it was found. Kindly note that if the bracelet is lost, there will be a $50 replacement fee. Thank you for your understanding!

GETTING AROUND

A rental car is needed during your stay at Tropical Greens Villa to get around the resort and explore nearby areas. There are many activities within a 30-minute drive that you won’t want to miss. The villa includes one assigned parking spot. Please note that Ubers and taxis are not available in this area. The villa is about an hour's drive from San Juan Airport.

LOCATION

Tropical Greens Villa enjoys one of the most coveted locations within Palmas del Mar, Puerto Rico. Guests can walk to the beach and the community pool. The rest of Palmas del Mar's amenities are easily accessible by Golf Cart, which can be rented at Palmas del Mar. These include golf, tennis, a wide array of dining options, and various access points to the mile-long beach, marina, surfing, and mountain biking.

There are many things to do in the surrounding areas, here are some of our favorites:

- Golf at one of Palmas del Mar's two 18-hole Golf Courses. Tee times can be booked over the phone.
- Tennis at the Palmas del Mar Athletic Club with 20 courts that include artificial grass, Har-Tru Clay, and hard courts.
- Lunch or dinner at La Pescaderia, an oceanfront restaurant by the marina with some of the best seafood on the island.
- Explore the El Yunque Rainforest. El Yunque is an easy 40-minute drive from the property and is the only rainforest under US Flagship.
- Chill at the beach! It is within walking distance, is a mile-long, and has a great beachfront grill!

TRAVEL INSURANCE

We strongly recommend that all guests purchase travel insurance, especially during the peak months of Hurricane Season, which are July to October. Travel insurance is inexpensive and will reimburse travelers for most expenses associated with canceling travel outside of the cancellation window; however, this will depend on what the coverage purchased covers. Make sure to review and understand the options before purchase. Disclaimer: we are not associated with any travel insurance companies.

AMENITIES

West Indies strives to deliver top-notch service and amenities to guarantee our guests feel at home while visiting our properties. All of our properties are outfitted with freshly laundered bed linens and towels. We provide 2 bath towels per guest and 1 beach/pool towel per guest. Our properties typically include at least 2 beach chairs and an ice cooler.

West Indies provides the disposable amenities necessary to get your vacation off to a comfortable start. These amenities include 1 set of hotel size soaps and shampoos per bathroom, 3 garbage bags, 1 roll of paper towel, 2 rolls of toilet paper per bathroom, 1 dish soap, and 1 dish sponge. We do not provide unlimited disposable amenities. It is your responsibility to review what is included in the property and stock with whatever else may be needed for the duration of your stay.

HOUSE RULES

- Check-in time is at 4:00 pm
- Check-out time is at 11:00 am
- NO SMOKING: Smoking is strictly prohibited. A smoking fee of $500 will be charged if violated.
- NO PETS: No pets are allowed at any time. A $300 fine will be charged if violated and you will be expelled from the property.
- Building quiet hours are from 10:00 pm to 8:00 am. Please keep noise levels down during these hours out of respect to the neighbors.
- The host will not pay for a hotel, vacation rental, or transportation expenses incurred because of an interruption in water or electrical service. If water or electricity is interrupted for more than 3 hours, guests have the option of canceling their reservation and requesting a refund for the nights not used. Under no circumstances will we refund consumed nights.
- All bookings are contingent on signing a short-term rental agreement that will be sent via email. It must be signed within 48 hours of booking or before entering the property, whichever happens first.
- Maximum occupancy of 6 adults/children at all times. This includes visitors.
- Max. occupancy is strictly enforced and exceeding it may result in immediate cancellation of booking or being expelled from the property.
- Towels and linens must only be used for their intended purpose. Do not stain them with food, grease, or any other substance. - Do not use towels to clean up any mess. Stained towels/linens will be charged.
- Subletting not allowed

Location was precise great close to the beach, but no Wi-Fi miscommunication about Wi-Fi password and username no hot water to the entire stay which was horrible communication about garbage and stuff like that was not good also. Condo definitely need an upgrade like new paint new that but apart from that place was clean well kept with advertisement was not great no hot water so your day was like torture trying to take a shower took 2 to 3 days to get the right password for the network. Location location was great. That was really good. Very close to the beach. Very close to the restaurants. We would definitely stay at some place like this again, but not the breeze if they can’t get it together with a hot water..

El apartamento está chulisimo y céntrico pero necesita detalles como agua caliente, la luz del baño superior no prendió, mas utensilios de cocina, la tostadora no sirvió. Pero por lo demás, estuvo espectacular.
