4WD and snow tires or chains highly recommended Dec through end of March or when snow is present.
- No smoking

- No unregistered guests (or pets if allowed)
- Additional $15 per night per guest will be charged for any bookings exceeding 8 guests
- Guests are responsible for all caused damages
- Please do not move or rearrange any furniture
- Any excessive trash, there will be added fees for any additional trash left behind. If dumpsters are available you should see them nearby or check the guidebook under the dumpster tab.
-Do not flush feminine products, toilet paper, wet wipes or diapers down the toilet as it will ruin the septic system.
- Please use hot tub responsibly
- No food or drink in hot tub

Fire Pit Guidelines

Pit Construction:

-The pit must be at least 18 inches deep and made of non-burnable material.
-Add 6 inches of gravel at the bottom for safety, making the total depth 24 inches.
-Clear out ashes regularly to keep the pit depth at 18 inches.

Safety:

-Keep the pit 15 feet away from anything that can burn.
-Clear 6 feet around the pit of anything that can catch fire.
-Always have someone 18 years or older watching the fire.
-Have at least 10 gallons of water or a hose nearby.

Firewood:

-Use short pieces of wood that fit inside the pit.
-Keep the flames under 2 feet high.


Hot Tub Rules
Shower Before Use: Please take a quick shower before entering the hot tub to help maintain water cleanliness and hygiene.
Maximum Occupancy: The hot tub has a maximum occupancy limit of 8. Please do not exceed this limit for safety and enjoyment.
No Glassware: For safety reasons, glassware or any breakable items are not allowed near the hot tub area. Please use plastic or non-breakable containers.
No Smoking or Vaping: Smoking or vaping is strictly prohibited in and around the hot tub area to maintain a clean and pleasant environment for all guests.
No Food: Eating or drinking inside the hot tub is not allowed. Please enjoy your snacks and beverages outside the hot tub area.
Children and Pets: For safety reasons, children under the age of 5 are not permitted in the hot tub without adult supervision. Additionally, pets are not allowed in or near the hot tub area.
Be Mindful of Noise: Please keep noise levels to a minimum, especially during late hours, to ensure a peaceful experience for everyone.
Cover Usage: When not in use, please replace the hot tub cover securely. This helps to maintain water temperature and conserve energy.
Use at Your Own Risk: Hot tub use is at your own risk. Please be cautious and supervise children and non-swimmers at all times.
Report Issues: If you encounter any problems or malfunctions with the hot tub, please notify the property management immediately.

This home was perfect for our large group of girls celebrating my bachelorette. Location was close to DT, we were able to get ubers, clean house, responsive hosts, beds were comfy! Would stay agin.

Amazing Ski Trip

We had a fabulous time out skiing in deer Valley the week after Christmas. The property is located about three minutes from the Jordanelle gondola making it very convenient to get to and from the resort. Additionally, the expansion of deer Valley coming in the next two years makes this location even better and we hope to return.We stayed in and cooked because of the holidays and we had absolutely everything we needed to make meals each night. The rooms were comfortable and clean and there was plenty of space for my family with three children ages 10 to 15 and my sister‘s family who also has three teenage children. It was also very nice to have up-to-date and modern streaming televisions and nest thermostats. And a lot of other rental properties, we have struggled to get electronics working. However, this was not the case, and everyone was able to watch all of the college football games they wanted with ease.

This was a luxurious home ideal for for a ski trip or exploring Park City. It was pristine and ideally located for skiing Deer Valley. The host was exceptionally attentive and responsive, enhancing our experience. Highly recommended for a top-notch ski getaway.

Unforgettable mountain getaway

We had an incredible stay at this mountain house, earning every bit of its 5-star rating. The location offers an idyllic winter retreat with easy access to Deer Valley skiing, a dream for any snow enthusiast. The house itself is a masterpiece – beautifully designed, well-maintained, and fully equipped for a cozy stay with lake views even. Open living areas for our group, top notch equipped kitchen for cooking, and overall just a nice cozy feel. The spacious bedrooms and comfy beds guarantee a good night's rest after a day on the slopes. The bathrooms are clean and well equipped. The real treat is the stunning mountain vans lake views. Watching deer and other wildlife in the backyard was a bonus. The location strikes the right balance between seclusion and convenience, a short drive from the slopes and town's amenities. The hosts were responsive and hospitable, enhancing our stay. This mountain house is a hidden gem for nature lovers and skiing aficionados. We're already planning our return. Our stay was truly 5-star, thanks to the exceptional property and gracious owners. We can't wait to be back!
