LOCATION!! 5 minutes from EVERYTHING that Fayetteville has to offer!! 2 miles from the University of Arkansas, downtown Fayetteville with the historic square and entertainment district on Dickson Street, and the Greenway!! This conveniently located home is perfect for families or groups of friends looking to visit this area. This 3BD/2.5BA home features the comforts of home with comfortable beds, brand new furnishings throughout, dedicated workspace, fun thoughtful finishes and a game room!
The space
When you stay at our house, you will have the ENTIRE place to yourself! Located just 2.5 miles from downtown Fayetteville and the Fayetteville Square and entertainment district on Dickson Street and also the University of Arkansas you will enjoy a large, cozy living room with a smart TV. The house has an open concept where the living room connects to a fully stocked kitchen, luxury amenities throughout, and sleeping arrangements for up to 8 guests! There is a queen bed in 2 of the rooms upstairs, and a king bed in the master bedroom with a private bathroom and a HUGE closet! The game room upstairs is a fun place to hang out and watch tv while playing foosball or ping pong. There is another full bathroom upstairs and closets in all the bedrooms.
The house is located in a quiet, flat neighborhood free of highway noise or construction noise. You will receive a code to the front door as part of your check-in instructions. There is a 2-car garage and plenty of driveway space for 2 more vehicles. Tusk's on Ivory is a 2-story house so there will be one set of stairs to climb to access the bedrooms and game room.

HOUSE LAYOUT:
As you enter the house from the front door, you will find a chalk board welcoming you with coat hangers and an inviting entry way with the wifi information. Also located at the front of the house is a full office equipped with 2 large plush leather chairs for reading and a desk with a bulletin board for knocking out any work that needs to be done during your stay. There is a hall closet here that has several baby items, including a highchair, pack and play/changing table combo, and a baby gate.
The half bath is located in the entry hall as well, and we have provided a step stool for the kids to be able to use.
As you make your way down the hallway, you will find the living room that opens up into the dining area and kitchen. The living room is one of our favorite places in the house! Not only do we love how bright and inviting the space is, but we love the openness of the floor plan. Curl up on the couch or either of our swivel chairs with a warm blanket to read a good book by the electric fireplace or stream your favorite show on one of our 5 smart TV's! Inside the entertainment center you will find several board games, playing cards, and dominos!
Our home is brand new and has all new appliances. The kitchen is fully stocked with all the cooking amenities you could ever need, including a Keurig coffee maker with coffee, cream, and sugar, cooking supplies, and a charging station for your phones and watches. With stainless steel appliances, plenty of built-in storage, including a walk-in pantry, and 2-person bar with bar stools, the kitchen is the perfect place to hang out. Whether you're hanging out in the kitchen cooking a meal together, or sitting around our 6-top dining table, this open space is the perfect place to a gather for a meal or play a few board games.
Also located downstairs is a full laundry room including a washer and dryer and all that you need for that, along with an ironing board and iron.
Throughout the house, and as you make your way upstairs, you will see a massive open ceiling with photos taken by my father-in-law of some of the beautiful scenery that Arkansas has to offer!
As you reach the top of the staircase, the feeling of the house is again that of bright and open! Our game room is our signature touch on the house! Being from Arkansas and having multiple family members that have graduated from the U of A, including my husband, this game room is all Razorback! From the Woo Pig Sooie neon sign and warm blanket on the leather couch, to the full bar top to enjoy your favorite beverage while you watch your favorite sport on the smart TV or play on the game table that comes with ping pong, foosball, and pool, you will feel right at home in this space! All 3 bedrooms are located upstairs, along with a full bathroom in the hall, and a private bathroom in the master bedroom.
The master bedroom is called Tusk's room! In this room, over the bed, you will notice a hand sketched drawing that one of our daughters did of the late mascot of the Razorbacks, Tusks V! This room comes with a King-sized bed with extra pillows, luxurious linens and a new mattress that begs you to sleep in the next day! You can relax in bed and enjoy a show on the smart TV while you watch the glow from the electric fireplace. This room also has a ceiling fan overhead and there is a box fan in the closet if you need some extra air or noise! Attached to the bedroom is the master bathroom with a sink and shower/tub combo with shampoo, conditioner, and body wash provided, along with a linen closet with extra towels and plenty of storage at the vanity. There is a hair dryer provided and extra supplies in the cabinet. Also in the master bathroom is an ENORMOUS walk-in closet! There are hangers in the closet for your clothes and there is plenty of room in here to let a baby sleep in the pack n play that is provided, along with a pack n play sheet or even use one of the Queen-sized air mattresses for extra bedding for kids!
The next bedroom is called Big Red's room! This room comes with a Queen-sized bed with extra pillows, luxurious linens and a new mattress. This room also has a large closet with hangers and a box fan. There is a nightstand and lamp and a wardrobe you can use to store your belongings while you are there. This room also comes with a smart TV and ceiling fan.
The next bedroom is called Sue E's room! This room comes with a Queen-sized bed with extra pillows, luxurious linens and a new mattress. This room also has a large closet with hangers and a dresser for storing your belongings. There are 2 nightstands with lamps, a smart TV and ceiling fan. One of my favorite design features in the house is also in this room, which is the painting on the wall, with a mirror, chair, and desk you can sit at to get ready!
There is a small linen closet upstairs that has extra towels, extension cord, and a step stool for the kids to use in the bathroom.
Finally, upstairs also has a full bathroom with sink and shower/tub combo with shampoo, conditioner, and body wash provided. In the bathroom cabinets, you will find plenty of towels and extra supplies for your use.
Out back, you will find our fully fenced-in backyard as well as cute seating for your enjoyment, cafe lighting overhead, and an amazing flower wall for a little privacy from the neighbors.
Our house has 5 SMART tv's where you can enjoy your favorite streaming services. Just log into your account and enjoy!
**All beds are new with 12-inch MEMORY FOAM MATTRESSES! Each bed has several pillows for you to choose from as well and extras throughout the house. Just make yourself comfortable while you enjoy your stay!
We have a fantastic cleaning crew that maintains the space between guest stays, as well as a responsive maintenance team. If something comes up during your stay, we will handle it as soon as possible!

Guests will have access to the entire pictured house, all appliances, any kitchen supplies, and all amenities. We provide amenities in the bathrooms, kitchen, and laundry room with enough to get you started on your trip. We do not provide excess for more than a couple of days' worth, and guests are responsible for purchasing these items for personal use if they run out during their stay. Please note that our home has a Blink doorbell camera on the front door of the house and also a camera on the back door for the security of our home.
