It takes a 20-30 min walk or a 5 min drive from the house to any amenities in

different parts of the community.

The house is exclusively yours, without interruption for the duration of your

stay, so relax, unwind, and make yourself at home.







★PETS ★



We kindly ask that only dogs be brought to the territory. Pet Fee applies,

including emotional support dogs. This fee helps us cover the additional

cleaning required.







★ COVID-19 SANITIZATION ★



Our guests' health, safety, and well-being are of the utmost importance. For

this reason, we conduct a thorough cleaning process after each check-out.







★ NO SMOKING INSIDE ★



Please refrain from smoking inside the home! Any smoking evidence will result

in a fee due to payment for odor removal, Duct Cleaning, and furniture

cleaning.







★ NO FIREWORKS ALLOWED ★



Please treat our home as your own to preserve its pristine condition for

future guests and your return visits. We would like to especially emphasize

the ban on fireworks.







***Keep it Safe***



We require insurance to ensure your stay with us. Additionally, we need a

deposit to be paid in conjunction with insurance.



**General Guidelines **



Maximum Occupancy: The township and the Penn Estate community have legally

mandated that a maximum occupancy of 12 guests be followed.



We ask that you treat our home as your own to preserve its pristine condition

for future guests and your return visits.



**★ GUEST REGISTRATION ★**



1. All quests must include a Guest Registration form. A PDF file will be sent to the email provided when you submit the reservation.

2. To ensure timely registration, forms must be completed and sent to us 3 days before arrival.

3. Forms provided after 12 pm of the day before or on arrival day are subject to a $55 late processing fee.



**★ CHECK - IN ★**



1. Check-in time is **5 PM** on your arrival date.

2. There are two gates to the Penn Estates community. Only one allows visitors: Welcome Center, 525 Penn Estates Dr, East Stroudsburg PA, 18301. Guests should set their navigation to Welcome Center first or add it as a first stop on their way to the property.

3. Check in at the Welcome Center, confirm your registration and receive a vehicle pass. Must provide a valid Driver's License.

4. Proceed to the property. Use the code provided via email and/or text to open the Smart Lock at the front door.



**★ EARLY CHECK-IN ★**



If the property does not have a same-day turnover or requires maintenance,

there is a **$125 fee** for early check-in. 12 pm—4 pm.







**Indoor Sauna and Outdoor Hot Tub Rules **



1. Age Restriction: The sauna and hot tub use is restricted to guests aged 18 and over.

2. Supervision: Guests under 18 must be supervised by an adult when near these facilities.

3. Health Warning: Guests with medical conditions should consult a doctor before using the sauna or hot tub.

4. Alcohol: Avoid alcohol consumption when using the sauna and hot tub.

5. Time Limit: Limit usage to 15-20 minutes to prevent overheating or dehydration.

6. Hydration: Drink plenty of water before and after using the sauna or hot tub—cleanliness: Shower before and after use to maintain hygiene.



**Fireplace Rules Propane-Fueled Fireplace: **The fireplace is propane-fueled

and does not require additional materials. Operation: The guest manual

provides instructions for safe use.



**Wood-Burning Fireplace:** we do not provide wood.



**Beverage Rules:** Guests are advised to consume food and beverages,

especially alcohol, responsibly.



**★ GUEST REGISTRATION ★**



We are located in a gated community called Penn Estates. For normal

processing, a Guest Registration form must be submitted at least 3 days before

arrival for every reservation. Forms submitted 1 day or less before arrival

are subject to expedited processing fees of **$55**.



**★ UNDERAGE ★ **



Reservations are not allowed for individuals under 21 years of age. For groups

where everyone is under 25, the need for a Parental Guarantee Letter is

determined at our discretion based on the ages of the remaining members.



**★ PETS ALLOWED ★**



We love those little (and not so little) furry bundles of joy. An additional

fee is **$85** per pet/stay, with a maximum of two pets up to 20 LB.

Vaccination certificates must be provided at the time of registration.



**★ PARKING ★**



1. Driveway Parking Only: Parking is permitted only in the driveway.

2. No Street Parking: Street parking is strictly prohibited—$ 55 violation fee.



**★ NO SMOKING INSIDE ★**



No smoking or vaping is allowed anywhere on the property. Any smoking evidence

will result in a **$1,000** fee for odor removal, Duct Cleaning, and furniture

cleaning.



**★ NO FIREWORKS ALLOWED ★**



1. No Fireworks Allowed: Fireworks are strictly prohibited on the property.

2. There are no Open Fires anywhere on the property.

3. Fire Pits: if the Ban is in effect, fire pits are not permitted anywhere on the property.

4. Fine for Violation: Local enforcement will impose a fine of**up to $2,000** for any fireworks or open fire rules violations.

**Lost Card (Amenities Pass) Fee is $150**



**★** _Guests must announce their intent to purchase the passes when

submitting registration forms (Latest on Saturday). The Admin office is closed

on Sundays, and there is no way to obtain a pass when they are closed. _



_**The $150 Fee must be collected by the Host via Credit Card at the time of

the reservation or $$160 in cash only at the property. **_







**★ SECURITY DEPOSIT ★**



**$300** security deposit is required for all reservations. Fully refundable

within 72 hours after the stay, confirming all the above is clear of any

violations.







**★ CHECK - OUT ★**



1. Check-out time is at **11 AM** on your departure date.

2. Take the garbage to the outside bins. (We recycle)

3. Leave all used towels near the laundry area.

4. Store the dishes in the dishwasher machine and turn it on.

5. Turn off all Appliances and AC, including Sauna and Lights.

6. Set Heating thermostats on walls to 60F (Winter time)

7. Don't forget all your personal belongings.

8. Ensure the property is left in good condition.

9. Shut windows and doors. Lock the Smart Locks ONLY.



These rules are set to ensure our guests' comfort and the property's

maintenance. Violations will result in penalties or termination of the stay.
