*The living room has comfortable seating and a large TV to stream your favorite shows! There is a fireplace in the living room but it is not operational at this time.

*3-minute bike ride to the Back 40 Trails and Blowing Springs Greenway. From here you can take the paved trail or take the off-road single track trails! These trails also connect to other trails that will lead you to Downtown Bentonville which is about a 7.5-mile bike ride! From there you can connect to the Slaughter Pen Trails, Compton Garden Trails or continue on the paved Greenway trails all the way down to Fayetteville! Downtown Bentonville is also just a short drive away if biking isn't your style!
*Located on a small cul-de-sac that is peaceful and quiet. Room for the kids to ride their bikes without having to worry about traffic. The 2-car garage is perfect to store your bikes!
*There is room to park 2 cars in the garage and 2 in the driveway, please no street parking as this is a violation of Bella Vista City ordinance.
This LOCATION is PERFECT, walkable/bikeable to the trails! Easy access to Bella Vista Way (the main road going through Bella Vista and down to Bentonville), also easy access to I-49 if you need to head south the surrounding towns like Rogers or Fayetteville. This home is in the perfect spot to be close to everything but out of the hustle and bustle of Bentonville.
Grab a drink at the Gear Garden. Downtown Bentonville is a short 10-15 minute drive. Starbucks is just a few minutes away as well! Bella Vista has several restaurants to grab breakfast, lunch and dinner as well as some convivence restaurants such as Dairy Queen, Subway, Domino's Pizza, etc.
Less than 15 minutes to the Walmart Home Office, Crystal Bridges, 8th Street Market, Coler Mountain Bike Preserve, The Momentary Museum, Walmart Museum and the Scott Family Amazeum, etc.
Bella Vista is known for its golf courses! Golfers of all skill levels can enjoy the five 18-hole courses & two 9-hole courses. These are some of the best golf courses in the area and feature pro features including elevated greens, putting greens, beautiful running streams of water and more. There are also some views on the gently rolling terrain. Many of these golf courses have Pro Shops and a great selection of food & drinks to enjoy after playing your round of golf. Please make sure to reserve your tee time in advance!
Bella Vista has other attractions such as the historical museum, Veterans Wall of Honor, and the world-famous Cooper Memorial Chapel.
