BEDDING

Fits up to 24 people at its max

The house has 5 bedrooms . 3 master rooms with their bathroom inside them and 2 rooms that have a bathroom outside the hall way in front of them. There is also a 5th bathroom room is down stairs

Room 1: Two king and one queen beds (3 beds total, sleeps 6)

Room 2: two queen bed (2 beds total, sleeps 4)

Room 3: One king bed (1 bed total, sleeps 2)

Room 4: Two queen and one king beds (3 beds total, sleeps 6)

Room 5: Two queen and one king beds (3 beds total, sleeps 6)

Living room has 3 floor mattresses ( real mattresses NOT air mattresses) that are full size each, (3 mattresses sleeps 6) We leave them behind the couch for you and you may place them anywhere you like in the living room on the floor

more floor mattresses and sheets and pillows can be brought in also

Lots of parking and RV parking also available on site

For each person above and beyond what's allowed (24) There is a $35 charge per person. This charge is more important for you than it is for us. It is used to have the septic system pumper PRIOR to your stay to make sure you have an uninterrupted event. The septic system is whats used for water/bathrooms in such large houses and is designed to handle a specific amount of people and thus when there is additional people this must be done in advance. Failing to inform us and pay for the additional persons will cause you other wise to have clogged bathrooms and water backing out and will ruin your entire stay and event of which also you will be still responsible for the payment and an additional penalty for having to rush out the company due to your failure of disclosure of how many persons are attending. You may update us up to a day prior to your event to make it happen

We do NOT charge a cleaning fee thus please assist in keeping the place as clean as possible upon your check out. Thank you so much

Pets are allowed however must stay outside if brought in the charge for the cleaning fee is $250 or more depending how intensive it has to be

Cars may be parked onsite only during reservation time which is 11AM to 4PM of your reservation dates

to help you stay cool in the extreme Texan summers we have portable air conditioners placed in many parts of the house to help cool down and give personalized and individualized ac control in some of the rooms for those desiring different temperature than the others. This is on top of the central AC thats in the whole house
