The best things are the location in the historic district and that the room has a large balcony overlooking a courtyard and Charlotte street. Negatives are the lack of disclosure by Expedia concerning their extra fees like $15/day for “cleaning” $20/day for parking and $15/day per person for breakfast. Every other B&B we’ve been to included the breakfast in the initial charge but not here (we declined the breakfast) If there was A/C we never felt it but fortunately there was a large ceiling fan that made the room tolerable. Not sure what’s going on but of the eight rooms at this Inn ours was the only one occupied during both days we were there, which did make the parking convenient as there are only 3 spaces behind the Inn and if those are filled your overfull parking lot is a block away. By the way those extra fees (except for breakfast) are charged up front by the Inn so the $388 cost shown by Expedia turned out to be $465 when it hit my credit card! The room was reasonably clean and the bed comfortable but if you need something there isn’t any staff at the Inn. The person who checked us in came from the Inn next door. Fortunately we didn’t have any issues that needed staff attention.

There was no breakfast available- the kitchen is closed until May- I think that should have been identified at reservation time. Parking is tight, some rooms parking is around the corner but not far. Great location!! Looking forward to kitchen re opening. Would stay here again!

Well let’s start with before we even arrived on site!! It said room number and access to room would be emailed prior to arrival, which did not happen! Called number listed on site left several voice messages with no response back. Attempted to call on our drive up to St. Augustine and still no response or answer on the phone. When we arrive, someone was waiting to help us check into the room. After settling in tempted to log into Wi-Fi access with no results password was wrong. There were no amenities whatsoever!! no staff members were present on site the entire weekend! When reservation was made, we’re gonna pay on site at checkout no staff member members were present to check us out and payment wasn’t made attempted to make contact by phone again with no response from anyone. I wouldn’t stay there again if it was the last place left!!

Very misleading, arguably a scam! Pictures of the place were not accurate. There was no A/C. Bathtub was filthy and not properly cleaned. The door knob and door knob assembly fell off on the back door. The door safety locks did not work. They way this was described online and on website was not accurate at all

They were unaware that we were arriving. Room was not ready. They were not at the front desk during normal hours. Had to call and there was no answer. There was nothing said about coffee or breakfast. Lots of options for coffee within a few blocks but it's nice to have a chip in the room while getting ready for the day. Nice location in the middle of all the fun. The paid parking spot was for a real short car. Our Camry barely fit.

We have stayed here before because it is in the heart of old town St Augustine. But I think it is under new management because there are upgrades to the rooms. However it was not easy to get anyone to let us in. It is all electronic but did not get any information on the code. So we sat outside and waited until someone came by. Also we had no control for the air conditioning for the room. So part of the night it was too hot and then it cooled off. The bathroom has been renovated but there is no mirror in the bathroom for a man to see himself when he shaves!! Also breakfast says it is included but there was no one there making anything and so I reread the information page on it and way way down at the bottom it now says you must pay $15 a person. Even so there was no one around. They need to get a little better in their customer service area. Otherwise this is a great location!! And very noisy until about midnight.

Last minute booking so we got the last room available. Room was very small and had a mold smell to it. It was clean but still foul smelling. The lighting in the bathroom was poor making makeup prep difficult. Noisy location but located right downtown so to be expected. Parking was included so that was great. Couldn’t get in touch with anyone with questions about our stay when leaving and main doors were locked to get to coffee. Way overpriced for what we got.

Pluses: 1. The location of the hotel is perfect 2. Staff/maintenance guy was very friendly and helpful 3. Parking on site Minuses: 1. The Inn is under quite a renovation and this wasn’t mentioned on the website or by Expedia 2. The room wasn’t the one selected. It was in the back of the property and was small 3. The supplies for the coffee, etc., weren’t replenished daily, so we had to ask for those I think one day this might be like it is advertised.

I realize this is an old house, but it should be in better condition renting to customers. Super small driveway with VERY limited tight parking. No signs to show where to check in or find staff to check in or out. Entire entry to our building appeared to be under construction, so initial appearance was poor. Double beds were a bit tight, but stated in advance. Door knob to room was not usable and kept falling off, bathroom door was not able to latch so no ability for privacy should have it been needed. TV or service (not sure which was responsible) had constant moving lines like there was interference from something. Room itself was quaint and No information as to how to inquire about breakfast, and since there was nobody in the few tables in the building next door, we didn't know if it was even offered. They said coffee available in the house next door but was just a k-cup machine and had small travel cups available, which I guess was fine. Location was nice and they did decorate nicely for the Christmas theme. Lady we met for check-in was pleasant and overall our one night was fine, but just not what you would expect from a historical beautiful building with not much information on where, when and how.

The Inn on Charlotte is no more. It has been shut down due to construction of a restaurant. I booked the reservations through Hotels.com under the belief that we would be staying at the Inn on Charlotte. We were told the day of check in that we would be saying at their sister Property called the Hemingway House. The Hemingway House room was so small you couldn’t even walk around the room. The tv was outdated and old. We got hoodwinked and should get a refund. The fact that they can advertise the Inn on Charlotte knowing that it’s being renovated is beyond sketchy.

Used to stay here all the time. The last time before this trip was several years ago. I am not sure if there is new management or what but definitely is not the same and the room was so hot my boyfriend and I couldn’t sleep at all. Pretty disappointing for 600 dollars.

Nobody to welcome you. Shown to a room eventually by a member of staff who showed us to the wrong room type. Nobody available to resolve or any contact details out of hours. No information on breakfast. Didn’t check in or out as nobody available Room next door being refurbished but staff working on it in the evening for hours until after 9.30pm - drilling, hoovering, music and loud talking. Had to ask 3 times to stop until eventually did after 9.30pm. Not happy

Our room was named “haven” and it was exacty that! Right in the middle of historic district, so convenient, nice balcony! Wonderful doors to balcony that blocked out all the fun energy out there when you’d had enuf. A quieyhaven inside💕💕
