Elegant villa, in Florentine style, built in the second half of the 18th century on a previous high medieval village linked to the route of the Via Francigena. Surrounded by a park of holm oaks and cypresses and placed on a hill in an extraordinarily panoramic position, the Palazzina is today a refined residence, conceived and furnished as a private villa where you can breathe the history and the grace of the past, open to guests and friends. Made even more elegant by a large circular garden at the entrance and ideal for events, an ancient hunting lodge, the villa preserves intact the features of the eighteenth-century farm created for banquets and ceremonies linked to the arrival of spring and the fertility of the earth.

The large circular garden at the entrance, ideal for events, and the ancient hunting roccolo add a touch of elegance to the villa, which has preserved all the characteristics of the original 18th-century farmhouse, conceived for banquets and ceremonies celebrating spring and the fertility of the land.

The villa can accommodate up to 24 guests.

On the ground floor there are three large living rooms, two of which feature pietra serena stone fireplaces and one with a piano. The living rooms have direct access to the semi-circular terracotta sun terrace.

Also on the ground floor are two double bedrooms, each with a private bathroom and shower.

The ground floor also includes a study, a cosy bar area with a professional espresso coffee machine, and a well-equipped kitchen with dishwasher, two refrigerators, freezer, electric oven, microwave oven, 2 kettles, 2 toasters, and a citrus juicer.

Also on the ground floor are a laundry/wardrobe room, a small sitting room/card room with TV, and a billiard room.

On the first floor there are three twin bedrooms and five double bedrooms, one of which features a large panoramic terrace, each with a private bathroom and shower.

On the lower ground floor there is a large relaxation room with satellite TV and direct access to the pool area, a fitness room, a relaxation room with table tennis, as well as one twin bedroom, one double bedroom, one bathroom with bathtub, and one guest bathroom. Guests also have access to a massage bed and a fully equipped yoga room with mats.

On the basement level there are two bedrooms that can be arranged either as two double bedrooms or as one twin and one double bedroom, served by two bathrooms: one with a bathtub and one guest bathroom.

The dépendance is an ancient lemon house and is not intended for overnight accommodation.

The villa is equipped with a laundry room and pantry.

Pets are welcome.

Since 2025, thanks to a photovoltaic system with battery storage, we have achieved 100% energy self-sufficiency, allowing us to sustainably manage not only electricity but also hot water.

• We have installed two electric vehicle charging stations, an increasingly appreciated and convenient service for your guests.

Enhancing the historic park is a beautiful infinity swimming pool (6 × 12 m), a barbecue area with gazebo, a hot tub next to the pool, an outdoor play area, and a volleyball court. Excellent Wi-Fi connection is available throughout the property, both indoors and outdoors, including the pool area. The villa also features a safe, private parking, and a large park with holm oaks and cypress trees.

Please note: For bookings of 16 or 20 guests, a reduced number of bedrooms and bathrooms will be available, according to the number of guests booked.

The rates include water, gas and electricity consumption, final cleaning, and bed and bathroom linen (linen is changed weekly).

Heating consumption, if required, is not included in the rental price and must be paid on site according to usage.

Upon arrival, guests are required to pay a security deposit of €1,000.00, which will be refunded at the end of the stay, less the cost of any damages.

Pets: €50.00 per week.
Baby cot: €60.00 per week.
Extra bed: €120.00 per week.

The reduced rate for groups of up to 16 guests applies to the use of 8 bedrooms.

The reduced rate for groups of up to 20 guests applies to the use of 10 bedrooms.
