"This property lives up to its "cozy" billing. (My wife called it our "tiny house".) We were in Beaver Falls for a week- long conference at Geneva College, so the location was perfect! "We had a wonderful stay. It’s such a cute little cottage! Very clean and Gwen (the host) is so nice! We went end of December and it was really cold so we didn’t get to enjoy all of the outdoor amenities, but it was nice. The site does say that it sleeps 4, but there is only one king bed… for those traveling with more people. Also, they do have WIFI, but no TV. "
