"Upon arrival the staff member told me that there wasn't any booking even when i showed him my phone with both confirmations from Expedia & the Hotel itself. We didn't get the room we booked. Shambles!!!!"

"No heating nor was it controlable from our room also leaking, not well maintained (stains on the walls from damp/water damage, unable to open window fully, booking times was between 2-4 but if after would of been charged more on our booking and had to rearrange our trip around to accommodate this. "Great that there was free parking, staff were probably the friendliest I’ve ever seen. Rooms over the bar a bit noisy with music, doors banging ect but it does close at 12 so had a good nights sleep. Disappointed breakfast wasn’t provided but there was tea/coffee/ biscuits in the room."

"In general hotel out of date. No central heating. Electric heaters in the room. In a bath in 2 taps hot water - no cold 🙄😀There was at least 3 inches of dirt on the window ledges on the stars. Breakfast mini portions and one glass of juice. Max 1 star hotel. 1 star for clean room. Never again. "

"I booked the Royal Toby as a solo traveller. I was made so welcome by the reception staff. I was immediately put at ease. Nothing was too much trouble. My room was spacious and airy. Consisting of a double bed and a big single bed. Facilities were excellent with tea making facilities. And all amenities you would expect. The room was veryclean. Corridors and communal areas were also of a high standard. I had arranged to go out so did not use bar facilities or restaurant. But if the smell was...

"We were extremely happy with our stay. The area is lovely and friendly. The property was spotless, cosy and welcoming. Many facilities supplied as extra too. Will definitely return."

"Amazing stay, with a full kitchen, living room, bedroom and en-suite. The lodge is detached from a large house but there is dedicated access and the location is perfect! Just round the corner from Heaton Park, which is a lovely bonus. If you want some autonomy and the ability to cook, this is fantastic, one of the best stays I have had and I travel a lot."
