✱✱There will be a fine starting at $500 if there is evidence of smoking inside after check out.

✱✱Please note there is a noise ordinance from 10pm -8AM which means no noise of any kind that can be heard by the neighbors including talking and music… this can be found in the house rules and is strictly enforced thank you!

✱✱No parties of any kind permitted at any time. Only guests on reservation are permitted on the property at anytime during your stay

✱✱Please know that security cameras are in the outside of the unit for the safety of all guests staying in the property; tampering, covering or moving them without the consent of the host will be subject to a $100 fine, thank you for helping us taking care of our property.

✱✱We require all guests under the reservation to provide a government-issued ID to the host prior to the check-in time, as well as sign a rental agreement which you can see under house rules.

✱✱Entry instructions will not be sent out until the Govt issued ID is received.

✱✱We use a third-party platform to communicate with the guests.

✱✱Guests staying 2 weeks or more will have an additional cleaning added to reservation payable by the guest.

✱✱Gas Grill will be maintained and cleaned after each use of. If not, guests will be charged an additional $50 for cleaning the BBQ

✱✱When early check-in and late check-out are available, we are happy to accommodate for a fee. Price varies according to the time selected

✱✱The Homeowners are not responsible for the loss of personal belongings or valuables of the guest.


✱✱Guests, please understand that Miami is located in a tropical climate, and that insects and lizards flourish in this environment. If doors are not kept closed, small visitors can enter.) Although Owner will use its best efforts to hold to a minimum your interaction with these pests during your stay, Guest understands that any contact by Guest with such a pest within or outside the unit does not constitute a breach of this Agreement or give Guest any right to any refund or rental adjustment.

✱✱Please note, as much as we love our furry friends we, unfortunately, do not accept animals at this property, service or otherwise. We are not the owners, so we must honor the owner’s decision.
✱✱On occasion, we do make exceptions, depending on the size and whether the animal is hypoallergenic. For us to consider the exception, the request must be made prior to the booking. Thank you again and sorry for any inconvenience. If the Pet exception is permitted, depending on the size of the animal, there will be a pet fee added at the time of booking starting at $100 depending on size of pet.

✱✱Neither the Property Owner or the property manager (HostyMosty) is responsible for any accidents, injuries, or illness that occurs while on the premises, this includes the use of the swimming pool on the premises at any time. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises

. Booking & Guests
Minimum age is 25 (exceptions possible). Contact us prior to booking.

. Check-in Requirements:
All guests must provide a government-issued ID and sign our rental agreement prior to check-in.
Entry instructions will not be sent until these are received.
Communication is via a secure third-party platform.

· Conduct & Property Use
Smoking is permitted outside only; a $500 fine applies for indoor smoking.
Quiet hours are 10 PM–8 AM (no noise audible to neighbors).
Parties are not allowed; only registered guests may be on the property.
Candles are not allowed inside.

· Pool & BBQ
The pool is not heated but is warmed naturally by the Florida sun. It is professionally serviced twice a week. Natural debris (leaves, etc.) can occur between cleanings; daily service is available for an additional $50 fee
We also provide propane for the BBQ grill and ask that you clean it after each use to avoid a $50 cleaning fee.

· Pets & Wildlife
No pets are allowed, including service/emotional support animals (due to allergies). Exceptions will be considered contact us additional fee will apply.
The tropical climate includes insects, lizards, iguanas and other wild animals; keep doors closed.
Encounters or small droppings do not qualify for refunds.
Cleanup supplies are provided.

· Longer Stays
For stays of 2 weeks or more, an additional cleaning fee will be added to the reservation to maintain the home`s quality.

· Check-in / Check-out
Early check-in or late check-out available for a non-refundable fee, subject to availability. Please inquire for details.

· Safety & Security
For your safety, exterior security cameras are installed facing the front of the house and overlooking the pool area. These are not actively monitored. Tampering with cameras will result in a $100 fine

The property owner and manager are not responsible for any accidents, injuries, or loss of personal belongings during your stay.
