🏢 In accordance with building policies for this upscale luxury apartment, a quick background check is required for the primary guest (the person making the booking).

While this is a building requirement, we also see it as a way to help create a safe and welcoming environment for all our guests — giving you extra peace of mind during your stay!

A Few Important Details:

Quick & Easy: After booking, you’ll receive a secure link to complete the background check. It only takes a few minutes.

Privacy First: No personal information is stored on our side — your privacy and comfort are our top priorities.

Passing the Check: We’ve never had issues with guests passing — most Airbnb travelers breeze through!

If the Check Is Not Passed: In the rare event of a failed background check, we reserve the right to decline entry. A full refund will be provided if you cancel after the result.

If the Check Is Refused: Guests who choose not to complete the background check will not receive check-in instructions and no refund will be issued.

Additional House Rules:

1. Check-in and Check-out times are mandatory unless scheduled and confirmed at a minimum of 24 hours in advance and if we are able to accommodate without double booking.
*Early Check-in or Late Check-out can be requested for a $30 fee to accommodate the schedule change for our cleaning team.
**$50.00/hour penalty will be applied if you fail to check-out by 10am or by the agreed upon check-out time. Our cleaners are on tight schedules**

2. No shoes to be worn inside the home, especially on the carpeted areas.

3. Quiet hours start at 10pm and end at 7am.

4. No pets. **Evidence of pets inside the property will result in a $150.00 fine charged to guests.**

5. No parties and/or large noisy social gatherings. **There is a $500.00 surcharge charged to groups that are deceitful about the use of the house. Please be transparent and honest. Guests partying will be asked to vacate the property immediately without refund.**

6. No smoking or vaping indoors. Any cigarette butts are to be disposed of off the property. No Smoking or vaping of ANY KIND in the unit.

We have a strict no-smoking policy in all our units. You will be fined $500 if you violate. If you must smoke, please do so in the designated area assigned by the building.

7. A surcharge of $100.00 per undeclared guest per night will be applied for unapproved guests. No more than 4 people staying at the unit. Please be honest. We must adhere to bylaws and coordinate cleaners and inventory based on the number of guests that occupy the unit.

8. If any personal property is damaged/lost/stolen or if the cleaning company requires additional time to clean up, you will be charged accordingly on a per hour rate.

9. Lock all windows and doors if you are not home.

10. Turn off all lights when not in use. Please be mindful of all utility use to help save energy.

11. If there is any maintenance issue, please contact us directly so I can send someone to fix it.

12. Garbage is not to be left inside the unit upon check-out. There is a trash pick up service, you can leave your trash in the black bin (no more that 25lb) outside your unit between 6-8pm Sunday-Thursday. There are also garbage chutes on each floor near the entrance.

13. A $10 charge for every guest after 2.

14. There is a $100 charge if either the fob or parking pass is not returned to the lockbox ($200 if both are missing).

15. Device Tampering Fee: Guests may not unplug, disable, remove, or tamper with any property devices, including but not limited to Wi-Fi routers, noise monitors, smoke detectors, and security devices. Unauthorized tampering will result in a $100 fee and may lead to the termination of the reservation without refund.

* Please leave the kitchen in a reasonably clean condition at check-out. Excessively dirty dishes or kitchens requiring extra cleaning may incur a $40 additional cleaning fee.

* Please care for all towels, linens, and fabric items during your stay. Guests are responsible for the replacement cost of any permanently stained, damaged, or missing items.

*Please use the basement-level dumpsters for all trash and boxes if you are not waiting for daily valet trash service.
*Do not leave trash or boxes in the parking garage, entrances, hallways, or other unauthorized areas.
*A $75 fee per item may be charged for items left in unauthorized areas.

🚗 Parking & Fire Lanes

*Please park only in designated parking areas.
*Parking in fire lanes is strictly prohibited at all times.
*Vehicles parked in fire lanes may be towed at the owner`s expense.
