Tranquility on 10 acres with Hotham River on your doorstep.

A comfy 3 bed, 2 bath home set on 10 acres of land adjoining the Hotham River. The open style home has all the mod cons, with A/C , dishwasher, large oven, microwave, coffee machine and washing machine. The lounge area has a log fire for cosy winter nights. There is a fire pit and plently of wood. (Winter only).A perfect night sky with no ambient light so you can explore the heavens.10 Minutes from the scenic town of Boddington and 20 minutes from the Wandering Wineries.
Please be aware this is a rural property. The house paddock is fully fenced and there are 2 fully fenced paddocks adjoining the house paddock.
There is a dam on the property which is fenced away from the house. If you wander near it, extreme caution is needed.
Due to the properties location it is subject to the whims of nature. Summer can be hot, dusty, with flies and occasionally insects trying to find a cooler haven. After rains the area away from the house can be a bit muddy. All care is taken to keep the property in pristine condition.
There are very friendly sheep so all care needs t0 be taken when using the gates.

Lovely property

Was a great base to explore the area. The owner was very responsive and the house was very nice. The dogs really enjoyed the space to roam and the sheep were friendly

Nice, but for only once

Stayed for 2 nights. Was disappointed with the cleanliness of the house. Not that items or bedding was dirty, it was about the red back spiders that were on the kitchen work tops. It was the dust/cobwebs in all corners, it was black flys in the door frames. And skirting boards, not cleaned. Pantry cupboard shelves black flys or something and drawer and cupboards not completely cleaned. The first thing we did when we got in was sweep up and clean up!! Over all it was about going that extra mile in cleaning, it’s what is expected when paying to stay in a place, even more so for the amount we paid. But positive, equipment to use to cook, good selection, also great IGA in Boddington. Good bathrooms, good shower, 4 adults able to seat in the lounge and play games comfortably. We also had our dog, 2 large paddocks to let her off and chase balls. Shame the paddock with the house is not fully fenced in, so that if we sat outside she could run free.

A country recharge

We enjoyed staying in Crossman, the wide open space was refreshing. The floors were a little unclean and the ants were a nuisance. My son chose this location because of the bike tracks in turn. Not much else going on in town but that's ok. We swam in the river at Ranford Pool. that was fun. Unfortunately, the river was not flowing adjacent to the property. We might have to comeback in winter or spring.:)

Fantastic getaway

We very much enjoyed our stay, Great location, beautiful house and property. Liz the owner was fantastic to deal with and very accommodating . Was also a great getaway to bring the dogs too. We had a fantastic experience, we will definitely be back

Perfect accommodation for a home base

Had a wonderful stay. The house was clean, tidy, comfortable and couldn’t have asked for a better base for our weekend in the area. Liz was helpful & accommodating of my enquiries, would definitely recommend and look forward to returning.

Lovely home very warm

We enjoyed our tree change stay, the house has everything you need, nice crockery, cutlery and glassware inc wine glasses and the kitchen is well equipped to prepare meals. Lovely dining suite, comfy lounge, outdoor setting, fire pit but no bbq. The tv works through satellite and there is a DVD player. Take your chrome cast if you want to stream movies. A lovely modern house.
