This is a bed and breakfast, but the owner does not live on site.
The hotel is on the 5th floor of residential building with a gate - so you won't know you're there until the owner meets you (no signs etc). Google maps will tell you you're there. If you see a gated building and Google says you're there, it is probably correct.
If you're coming from the airport or train, take the Alibus to Viale bus stop and you'll be about 2 minute walk from the hotel - If you're coming from train ask someone trustworthy (worker) where the stop is for Alibus - you will not know you're at the hotel, but the owner will greet you at the gate. He'll take you to the elevator and will explain all the keys, when you go upstairs.
This is such a cute, small bed and breakfast (6 rooms).
The breakfast is typical Italian breakfast (croissants, meats, cheese etc). A younger gentleman is there to help with breakfast.
Our room (room 1) had a balcony and we were able to enjoy a couple of concerts in the park, from our balcony. We also had access to the kitchenette area so we could grab dishes and glasses if we needed.
Both gentleman spoke Italian (which is expected in Italy) but were very patient in my use of a translator app to communicate.
Our room was clean and set up very nicely. Large and enjoyable.
The only complaint is the neighbor's dog. The neighbor isn't a very good dog owner.
