☽☽ BEDROOMS & BATHROOMS ☾☾
Each of the homes four bedrooms is designed with guest comfort in mind. Fall asleep beneath luxurious linens and wake up refreshed for another exciting (or relaxing!) day on the river. In the main house there are four stylish bedrooms, one on the main level with a king size bed and ensuite bathroom. Venture upstairs to discover three more beautifully appointed queen size bedrooms, two bathrooms, and a loft with twin beds—perfect for children or extra guests.

Just like the bedrooms, the bathrooms are made for ultimate comfort and relaxation. The main level has one full en suite bathroom with a large a clawfoot bathtub, and a steam shower that promises relaxation and indulgence. There is also a half bath off the main living area. The second full bathroom is ensuite to the the upper level bedroom, and the third full bath sits upstairs and is shared by the bedrooms on this level. All of the bathrooms are stocked with luxury amenities and plush towels for your convenience, relaxation and comfort.

As you step inside the main house, you're welcomed by a grand, two-story space that exudes elegance and comfort. The heart of the home is the enormous kitchen, a chef's kitchen featuring marble countertops, a large island, and top-of-the-line appliances, including a Wolf oven and drawer microwave. Whether you're preparing a holiday feast or a casual breakfast, this kitchen is fully equipped to meet all your needs. The adjacent formal dining area, with its oversized solid wood table, invites you to share meals and stories in a space that is both intimate and grand.

The living area, with its wood-burning fireplace and flat-screen TV, is the true gathering spot of the house. This cozy yet sophisticated space is where everyone will naturally gravitate, whether to watch a movie, play games, or simply enjoy each other's company by the fire.

The property’s outdoor spaces are as enchanting as the interiors. Just a short stroll down to the river, you’ll find crystal-clear waters inviting you to wade in or relax on the private "river island," a favorite spot for kids and adults alike. As the day fades in to night, gather around the fire pit under the expansive Texas sky, where you can savor the warmth of the fire while marveling at the brilliance of the stars. For a truly memorable evening, enjoy a meal at the outdoor dining table, where you can dine al fresco surrounded by nature’s beauty. Whether you’re floating in the river, exploring the scenic surroundings, or simply enjoying the peace and quiet, the natural beauty of the Blanco River is at your fingertips.

―THINGS TO KNOW - Please read before you book―

CHECK IN & OUT: Check in is at 4pm and check out is at 11am. You will receive a code for keyless check 2 days before your arrival. We are only able to offer an early check in if there is not a booking before yours as it takes time for our cleaners to prepare and restock the home for each stay. For this reason, we are also not able to offer a late check out when we have guests checking in the same day.

GUEST RENTAL AGREEMENT: We kindly ask all guests to sign a separate rental agreement after booking. This helps us protect both you and our property, making sure everything is in order for your stay. We’ve kept the agreement simple and straightforward, and we’re happy to answer any questions you might have about it.

CLEANLINESS: We put our heart and soul into ensuring the space is sparkling clean and ready for your stay! We invite you to make yourself at home and show our space the same love and care you would your own. Our dedicated team works tirelessly to keep it pristine for every guest, and we're excited for you to enjoy it! Just a friendly heads-up, any cleaning beyond the ordinary might incur an extra charge.

MINIMUM AGE TO BOOK: You must be at least 25 years of age to book at Rio De Los Sueños. A photo of your government ID is required after booking and we will require you to sign a rental agreement.

WELL & SEPTIC: Our home offers the charm of rural living with the convenience of proximity to local attractions. As we rely on well and septic systems, we gently remind guests to be mindful when using sinks and bathrooms. For those not accustomed to well water, you might occasionally notice a sulfur scent. Rest assured, this is completely harmless, and our filters and water softeners are designed to minimize any odors, although a hint of it may still linger at times.

CRITTERS: Our house is in the beautiful Texas countryside, and like many homeowners around here, we have regular pest control to keep critters and bugs at bay. However, every now and then, a few might sneak in. It's pretty rare, but we just wanted to give you a heads-up that it's part of country living!

DAMAGE PROTECTION: Your booking includes coverage for accidental damage during your stay, because we understand that sometimes things happen. We kindly ask that you let us know if anything does, so we can take care of repairs or replacements as needed.

INSURANCE: Given the unpredictable nature of our world, we strongly suggest considering travel insurance to safeguard against any unexpected events. Our cancellation policy is firmly in place, so insurance can offer you peace of mind and protection. For those exploring travel insurance options, InsureMyTrip and Berkshire Hathaway Travel Protection are two providers you might look into. Please note, we don't have any direct ties or endorsements for these companies; we're just pointing out some avenues you might consider.

EXTERIOR CAMERAS: We want you to feel completely comfortable and secure during your stay! For the safety of both our home and our wonderful guests, we have exterior cameras in place. They're located only outside and are simply there to ensure everything stays safe and sound. Rest assured, your privacy is our top priority, and we hope these small measures help you relax and enjoy your time with us even more!

Q: What is the max number of overnight guests?
A: The Main House on Rio de Los Sueños comfortably accommodates up to 13 overnight guests with the existing bed layout. If your group is larger, we encourage you too book the whole estate that includes the casita which is also listed on our profile.

Q: Are pets allowed?
A:We absolutely adore pets, but we kindly ask that you leave your furry friends at home for this trip. Our space might not hold up to the enthusiasm of a pup enjoying the countryside. We hope you understand and appreciate our efforts to keep the home beautiful for everyone!

Q: Can I host an event or celebration at Rio de Los Sueños?
A: Our property offers a beautiful setting for memorable events, and we’re happy to consider hosting yours! All events require pre-approval, with details on the type of event, event fee (starting at $500), and event insurance. For groups over 13 guests, an additional $25 per guest fee applies, subject to adjustment based on the event’s nature. Please reach out with your plans, and we’ll gladly discuss options to ensure everything runs smoothly. Kindly note that unapproved events are strictly prohibited and will incur a fine.
