Lots of space for large group stays of up to 17 guests.
Fun for the young and the young at heart with a dedicated games room which includes pool table, ping pong table, darts, guitar and a 1100 in 1 multi sided arcade machine.
Take a dip in the pool which is sheltered in a fully enclosed pool shed with no need to worry about the kiddies getting sunburnt or windblown.
If you love puppies as much as we do then bring them with you.

Sandy acres is a peaceful escape set on 31 acres of private country side on the edge of the beautiful Wine Country.

The two homes are the perfect accomodation to reunite or bring together a group of friends, large family/s or business hideaway.

Our property is also PET FRIENDLY within reason, so please feel free to enquire with us about bringing your furry loved one with you as they will love the country stay just as much as you!

The property has lots of entertainment so no need to leave unless you want to explore the local Wine country via car or local tour buses.

GUEST ACCESS:

A unique access code will be sent to your mobile phone via SMS just prior to your check in.

Guests are able to access all areas of the homes and surrounding acreage except the cleaners cupboards in both homes.

We leave you in peace at Sandy Acres and respect your privacy whilst you are at the property. If you should you need us for any reason we are only a short Airbnb message away.

Sandy Acres is 31 acre property consisting of 2 farmhouse dwellings, 1 pool shed, 1 games shed and 1 tractor/work shed in Whittingham.

The property enjoys a real country life feel with the privacy and seclusion that one would expect from an acreage property.

We enjoy both sunrise and sunset views over the surrounding paddocks and rolling hills. In the distance views of mountains and endless skyline to be soaked up.

Due to the property being out of town a little and away from excessive artificial lights, you can enjoy a beautiful stargazing on a clear night sky.

We are on the Golden Highway less than a 10 minute drive to Hermitage Road where you can begin your vineyard adventure on the Hermitage Food and Wine trail as you roll into Pokolbin.

Singleton town centre is also only a 10 minute drive to get any supplies that you may need including Coles, Woolworths, Aldi, Butchers, Bottleshops and much more. There are also several pubs and restaurants if you wish to eat out and delivery options for both food and groceries.

If you wish to try the vineyards less travelled, Broke is only a 17 minute drive to start your wine tour with the less busy but ever friendly vineyards which are quickly growing in popularity.

Easy vehicle access to and from the property from wherever you are travelling from.

Pulling off the golden highway and onto the off road leads you directly into the properties driveway where you will travel on a gravel driveway for approximately 410m to reach our home.

The gravel driveway is in great condition and has been freshly gravelled in January 2023.

3 x undercover car spaces are available, 2 x in the tractor shed/carport and 1 x under the carport for the cottage but there is plenty of yard parking near both properties for at least another 20 + vehicles.

UNDER NEW MANAGEMENT!!

Our property has been managed by other hosts over the past 3 years due to our other commitments but as we now have more time available and a desire to self host we are now managing the property ourselves.

Unfortunately this means that we have lost all of our positive reviews for that period. Rest assured you will have a great stay at our property as have so many others over the years.

INCLUED IN YOUR STAY:
Both homes are stocked with everything you need for entertaining with a variety of cooking utensils, cutlery, glassware, crockery, dishwashing and laundry supplies.
We also supply you with coffee pods, coffee, tea, sugar, milk, shampoo, conditioner, body wash & hand wash.

We are PET FRIENDLY but please note there is no pet enclosure area on the property to stop your pets from roaming should they choose to.
The acreage is fenced with a combination of Post and Rail fencing and wire fencing, there is also 2 x cattle grid upon entrance so please keep that in mind if your four legged friend is a wanderer.

The fire place and fire pit is available for use but we ask that you respect any local fire restrictions and do not light the fire pit in windy conditions due the long grass in surrounding paddocks.
We supply some fire wood for your stay including matches, fire lighters.

We offer a fantastic home for our guests to enjoy and we have to make sure the wellbeing of our house and our neighbours is looked after as well. With large houses like this, there are just a few extra rules we want you to be aware so we all have the best possible interaction with one another. Any breach of house rules in general, can result in eviction and loss of bond. The house rules are:

1. CHECK IN TIME. Check in time is 3pm unless early check in is offered or negotiated in advance.

2. CHECK OUT TIME. Check out time is strictly 10 am unless late check out is offered or negotiated in advanced.

3. CHECK OUT CONDITION. It is a requirement that the property is returned in a clean condition and all checkout instructions are followed.Your rental includes a general clean however if there is excess cleaning, we do charge extra. Extra cleaning includes but is not limited to dirty dishes (AUD $100), no rubbish removed from house (AUD $100), rearranging of furniture is to be placed back prior to departure (AUD$ 100), commercial bins to remain in tractor shed (AUD$ 100), stains/ food and drink stains to linen, house furnishings, flooring and decor will be charged @ the quoted cost to repair/replaced or at our cleaners hourly rate.Time to complete additional excess cleaning is billed $100 p/hr.
All board games, puzzles and toys to be packed away in correct boxes and placed neatly back on shelves as found(AUD$ 100).

4. HOUSEKEEPING. There is no daily housekeeping service. While linens and bath towels are included, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property. WE DO NOT supply POOL Towels. Please bring your own.

5. UNRULY BEHAVIOUR. No unruly behaviour or excess noise. Fines of up to 550 AUD may apply.

6. PERSONAL INJURY AND PROPERTY DAMAGE. The hosts, the property owner or any other representative shall not be liable or responsible for:

(a) any personal injury or consequential damage of any nature whatsoever, however caused, that may be suffered or sustained by the guests, their pets or by any other person who may be upon the Premises;

or

(b) any loss or damage of any nature whatsoever, howsoever caused, to the Premises, any property belonging to the guests or to any other person while such property is in or about the Premises. Occupants must report breakages immediately (or as soon as practical) and are responsible for loss or damage of property belonging to them, or their guests, and for the damage or loss of property belonging to the property during their stay. The hosts strongly recommends all guests to take out travel & health insurance.

7. DAMAGE, BREAKAGE, THEFT. Any damage, breakage or theft is the tenant’s responsibility during their stay and if anything is noted by our cleaners as missing or broken it will be charged against the bond.

8. SMOKING. Smoking inside the house is strictly prohibited.
