The Space:
Situated along the shared walking and bike path linking Vincentia to Huskisson is this great 5 bedroom, 2 storey home. Venture to the beach or relax on the top balcony and enjoy the surroundings of native trees and birdlife with water glimpses to the waters of Jervis Bay. This home is the perfect set up for two families.

The total sleeping capacity is of this property is 10 guests when travelling with children, however, if travelling without children then no more than 6 adults are permitted to stay.

- On your doorstep: Collingwood Beach, Husky to Vincentia bike path
- A short walk: 850m stroll to Vincentia Village Shops, Cafe, Restaurant
- Views: Water glimpses though the trees

- Kitchen: Large kitchen, Dishwasher, fridge/freezer with ice-maker, Coffee Machine, microwave, walk in pantry
- Bathrooms: Main bathroom with bath and shower, Second bathroom with shower only and separate toilet
- Heating/cooling: Gas heater in upstairs living area, fan in master bedroom,
- Access/dangers: Stairs up to second storey
- Parking: Off street parking in front yard for 4 cars. Half of Garage accessible for bikes and kayaks only
- Outdoor Space: Fully fenced back yard with access to walking path, outdoor dining on top balcony, BBQ downstairs

This property is located in a quiet part of town. Please respect the neighbours.

You will be very close to world famous white sand beaches, stunning bush walks, a vibrant cafe, bar and restaurant scene, dolphin and whale cruises, surfing, fishing, wineries and much, much more!

This property is managed by a licensed Holiday Rental Specialist. We go far beyond that which is provided by a real estate agent in terms of service, reliability, fairness, cleanliness and quality of holiday homes.

Please ensure that bookings in summer holiday season don't leave a gap of less than 4 nights at the beginning or end of your stay otherwise we may have to cancel or move your booking dates. Please call us if you need to discuss.

Please ignore the "Nightly Rate". Jervis Bay Rentals rates are calculated as a high fixed amount ("Property fees") followed by a much lower nightly rate. This allows you to add extra nights to your stay without adding too much to the total tariff (the longer you stay, the lower the average nightly rate). Unfortunately Airbnb doesn't compensate for the fixed amount in their calculation of the nightly rate. We apologise for this, and hope it will be corrected soon.

> Parties, Functions and Gatherings

This property is surrounded by permanent residents and is located in a quiet part of town. Guests that don't respect the neighbours will be evicted forfeiting their full tariff and bond. If you are planning a party, please look elsewhere as we have a zero tolerance policy.

> What is Included?

Jervis Bay Rentals provide linen all year round. This includes sheets, pillow cases, doonas and blankets, bath towels, beach towels, hand towels, face washers and bath mats. We will have the beds made for you when you arrive.

The kitchen has all the pots, pans and utensils you are likely to need. There is surface cleaner, detergent, dishwashing tablets and dish cloths available as well as cleaning equipment for the BBQ. We also supply items like Gladwrap, foil, paper towels and tea towels. The pantry has all the basics (and often more!) including olive oil, salt and pepper, tea bags, coffee and sugar.

Bathrooms have (as a minimum) shower gel, hand wash, tissues and toilet paper.

There is laundry detergent supplied for the washing machine.

Cots and highchairs are available at no extra cost. Unfortunately the property doesn't have enough linen and towels for infants. Please bring your own if required.

If you find something that you would expect to have at your holiday home is missing, please let Jervis Bay Rentals know and we will do our best to arrange it.

Getting Around:
Getting around is easy with little traffic most of the year, great bike paths and pleasant walks everywhere. Public transport is limited, however there are quite a few taxis.

Other Things to Note:
By booking this property, you agree to the following terms and conditions:

- Disturbance to neighbours, including excessive noise, is prohibited and may result in termination and eviction without refund and extra charges may be incurred for security and other expenses. All costs relating to the termination and eviction will be borne by the Guest. Jervis Bay Rentals reserves the right to withhold your full security deposit.
- Any damage, loss or expense incurred by Jervis Bay Rentals or the Owners of the property as a result of your breach of these terms and conditions will be charged against the security deposit. Examples of this include, but are not limited to:
1.Breakage, missing items, damage to the property (Charged at replacement/repair value plus delivery and installation costs)
2.Excess cleaning requirements (charged at USD 55/hr)
3.Extra guests beyond those declared (charged at USD 200 per guest per night)
4.Dirty barbecue (Charged at USD 55)
5.Loss of keys or remote controls (Charged at replacement cost)
6.Unauthorised parties or functions or gatherings that result in significant disturbance to neighbours (Full loss of security deposit plus any extra charges)
7.Unauthorised late checkout (50% of the nightly rate on the day of departure)
- Where there is malicious damage in excess of USD 1000, Jervis Bay Rentals has the right to legally pursue the Guest for full damages and, where applicable, criminal charges.
- Upon departure, the property must be clean and tidy. All the guest’s food must be removed from fridges and cupboards, all rubbish placed in the appropriate council rubbish bins provided, and crockery and cutlery washed and packed away.
- Swimming pool safety must be observed and complied with in accordance with legislative requirements. Guests must ensure pool access gates are secured at all times and children are properly supervised.
- All furniture and furnishings must be returned to the position they were in when you arrived.
- The property must be vacated on time. All windows and doors are to be locked. All keys must be returned to the key safe or management or as directed.
- Smoking is not permitted inside the property. If Visitors or Guests smoke outside, all cigarette butts must be disposed of appropriately.
- Guest's and visitor's vehicles must only be parked in designated areas.
- Seafood must not be gutted, scaled or cleaned at the property or scraps left behind.
- All rubbish is to be placed in the appropriate council rubbish bins provided.
- Rubbish bins are to be placed on the verge on the night indicated in the Compendium for collection the following day.
- No responsibility is taken for the guests and visitors personal property at the premises.
- Any area of the property which is locked and for which a key has not been supplied is private and not for guests use. Gaining unlawful access is a breach of this agreement and legal action may be taken.
- No additional mattresses, tents or caravans are permitted in or on the grounds of the property.
- The Property is to be rented for holiday purposes only. No other uses are permitted.
- The barbecue supplied with the property is the only one permitted to be used on the property.
- The number of Guests must not exceed the stated maximum for the property.
- Bookings are not permitted to be made by persons under 18 years of age.
