Set on the ground floor, this comfortable and elegant retreat sleeps up to 2 guests, with air conditioning throughout and a private fenced garden all to yourselves. The spacious living-dining room is furnished with a contemporary sofa, a flat-screen Smart TV, and a dining table, with French windows opening onto the garden. A separate, well-equipped kitchen sits alongside the living space, with an induction hob, oven, dishwasher, fridge, freezer and Moka coffee pot, plus a small table and chairs for casual meals. French windows lead from the kitchen to one of two outdoor dining areas.

The fully fenced garden is the heart of the property, with a private unheated swimming pool, a shaded dining area, seating for an evening aperitivo, and a table tennis table.

- Check-in from 16:00 to 20:00, check-out by 10:00.
- Air conditioning is charged at €5/day from 1 June to 30 September; heating at €5/day from 15 October to 15 April, both payable at the time of booking.
- A €300 security deposit is required by credit card (€600 for guests under 21). Any damages or extraordinary cleaning costs (such as uncollected rubbish, unwashed dishes, etc.) will be deducted from the deposit.
- The final 300 metres of the road leading to the house are unpaved.
- The owners live on the first floor with a fully separate, independent entrance and a covered window for privacy — discreet hosts are on hand if guests need anything.

Location

The house sits in the heart of the Mugello region, surrounded by woods, vineyards and nature trails to explore on foot or by bike. Supermarkets and food shops are less than a 10-minute drive away, and a weekly market is held every Thursday morning in Vicchio\'s Piazza 6 Marzo, just 8 minutes away. Vicchio\'s railway station is a 5-minute drive from the house, with direct trains reaching the heart of Florence in just 50 minutes. Florence Airport is a 55-minute drive away, while Bologna\'s Guglielmo Marconi Airport is around 1 hour 20 minutes away.
